My house has been on the market for two weeks and I've not had a single viewing- one was booked but he cancelled 10 minutes before he was supposed to come.

It's on at 20k less than I had it on for 15 months ago and I had loads of viewings then but ultimately it wasn't the right time for me to move so I took it off market.

It's hard to look beyond the colour of the walls, though @Sniffywhippymum if they're that gloomy dark grey, though! If I otherwise liked the house, fine, but I'd have to factor in the repaint - covering that up for a brighter colour isn't easy.

I wouldn’t worry about the paint, most people redecorate when they move in. I think it’s the price. For £240k, I would much rather this one. It’s got three bedrooms, an upstairs toilet and a separate dining room.

It’s obviously a fair bit bigger but I feel like this one would appeal to a different market as it’s very dated looking & would need updating. It depends on what you’re looking for as a buyer I guess.

OP I think your house is lovely & would really appeal to the DFL brigade. I definitely think get the photos retaken, particularly the garden & bathroom. Painting the front door & having the outside of the house as the first photo would make a difference too. Maybe a hanging basket or planter (if space). Good luck!

I would look beyond them personally as its just paint but then again, I know I wouldn't be the one doing the painting and would pay for someone to do it for me so I guess its easy for me to say 😂

I'm also not keen on exposed brickwork, soo would be thinking that had to be plastered over.

I wish! I bought a house that was an awful dark miserable grey walls and they took some covering! I'm just saying it's not a negligible job to get rid of it.

Indeed! We paid someone but it was quite a big job. The difference, though! The place was so much brighter and lighter. I know that taste is subjective, though. Not everyone would like my yellow walls 😊

Whilst I agree on size to some extent, it isn't always down to square footage if the layout isn't great. I viewed two properties at the weekend and thought I'd want the one with more square footage and a utility room and en-suite which the smaller one didn't have. But the rooms were cramped and pokey and it was much scruffier than it looked in the photos so I'd actually go for the smaller one that I could move straight into and the layout/room size was better.

The first one of those has visible mould/damp and is a bit tired and ugly. The second (which granted looks lovely from the outside) has the living room in the second bedroom and the main bedroom in what should be the living room. Which suggests one of those rooms is too small for its intended purpose to me.

I would take scruffy and large every day of the week.

I'm moving into a home I will make mine, I have rarely ever seen a house someone else decorated and though 'ah perfect, I wouldn't change this'... Your taste is also quite niche to be honest.

Honestly, my first impression was it looks like student style housing (lockers, rails for clothing, mismatched furniture, TV awkwardly on wall, dark painted walls, string lights with pictures, skateboard... its like how a teen decorates there room throughout the whole house) built into a half finished tiny crammed in because theres not actually enough room house (the brick work and awkward layout with weird corridor bathroom) to me personally.

August is never a good month . I think the reason people are saying that the bathroom needs attention is because there is something going on with the right hand side of the bath. Can’t quite work it out, something is a bit loose? I feel a bit bad saying this but combine that with basic taps, the wood across the bath looking like it has gone black with water damage, not being able to see the sink, a fair bit of stuff out, a blank wall and from that angle the picture has been taken it isn’t looking great and I suspect it looks much better in reality.

Although a lot of comments on MN often border on the ridiculous with this sort of thing I do think on this occasion there are a few pretty easy bits that would make a bit of a difference to the first impression in photos and do agree with painting the front door - Zinsser all coat exterior is supposed to be good for that sort of thing .

Back garden definitely needs furniture to give idea of scale and some more plants in the raised beds plus better photos.

Bathroom I’d get a mirror or picture in the wall and maybe a cupboard to the right of the bath where you have the stand so you can hide the bottles away and maybe chuck a plant on top just plus do something about whatever is happening on the side of the bath and reshoot from better angle.

Bedroom I can see the point about the open storage but I think what doesn’t help is you look bursting at the seams with all the extra stuff on top of the cupboards and on the floor so I’d think about ditching that somewhere so you are just left with dressing table and cupboards with nothing on top and take down whatever is on the chimney breast wall and replace with picture then the room will look a bit calmer.

And I know this sounds a bit silly but think about ditching the pictures in front of the chimney place as along with the coffee table they present a bit of visual barrier to back of chimney breast, a mirror on the wall and more cheerful cushions maybe to tone in with the other furniture.

With the kitchen what is going on between the kitchen units and the door frame? Is it an illusion to do with the photo or is it unfinished? Maybe sort that and get doors adjusted, hide the trays, the cutlery box on the worktop and whatever is going on to the right of the cooker. I wouldn’t bother repainting, I think there is just a bit much going on currently.

On first glance, the living room looks like a waiting room, it does need some other seating in that room, because the lack of it gives the impression the room is too small for it. I love the grey and the kitchen though.

Get them to take a photo of the garden from the back fence, with chairs etc. in place, so you can see how it could be used. And get the front of the house rephotographed, so they're not photographing the sky to avoid showing the bin, or showing off a random burgundy car!

The kitchen diner is a big problem. It has 4 doors coming from it (living room, stairs, garden, bathroom). So it’s had to place anything.
So then the kitchen has been built to take over room and leaves no dining table. If I was buying as a couple or couple with one child I would want a table regardless. So I would be assuming I need to spend £15k ripping out and replacing bathroom with better layout

I think as kitchen also has no dining, lots will look at wanting to knock down and extend that little back room to garden so they have a larger kitchen diner. Again that costs, so would want cheaper to start with. As otherwise I could buy a larger property locally for same price that already has an extra bedroom and dining space and larger garden

I think you need to drop to around £210k

Good Luck with the viewing. Definitely hold off but at the viewing, if the weather allows, it would be nice to set your outside furniture off and show off your outside space.

It's on for less than zoopla suggested value by quite a bit which is based on previous sale price and it's been completely renovated since then with cast iron style radiators, plantation shutters etc. one sold in the same road for 235k not that long ago, without being renovated and a bit tatty, still two bedroom terrace but end of terrace.

Sit tight. Schools are off. No one is in house buying mode.

Just to add it was one of with the same agent with the same photos before and got loads of viewings. So nothing has changed in the listing it's just 20k cheaper now.

I'd be looking at putting in storage options, which would be costly. Having clothing racks clearly stuffed with clothing in both bedrooms, and all sorts of stored items in plain view in the second bedroom is a bad visual.

I'd agree it's the price. I live in a much more expensive area and wouldn't expect to pay much more than that for a 2 bed.

It wouldn't 'need' updating, it looks perfectly livable, just unfashionable with relatively old fixtures.

Outside of that I agree with you, that it's not the same people. However, the bigger one is a much more practical choice for anyone's whose family might grow, or who works from home (which is a lot of first time buyers).

Of course it's all a moot point as we're comparing a house that hasn't sold with another house that also hasn't sold.
