As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

Good luck to you, whatever stage you're at in the process.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

What paperwork do they need to ‘do’ for the buyer - it should only be Contract, Transfer deed and mortgage deed possibly to sign?

I am finding the speed of the transaction seems to depend on whether you’ve got a factory conveyancer somewhere in the chain.

Assumed so! Yeah so they sat on complete the report for 4 weeks.. we're a short chain, them/us/sellers who have moved abroad and it's dragging on like anything. They definitely went cheap..

Cannot understand why they work slow, surely the quicker you do things the quicker you get paid!

I'm honestly at the end of my tether today. The FTB at the bottom of our chain who have had a month longer than everyone else are still holding everyone up. First of all they used one of the online conveyancing factories who have been awful, and now, 5 days after we were supposed to exchange (!) they've asked for a tiny sum off the price - which is potentially going to throw everything (long chain, completion date agreed by everyone else etc) off course. I'm at the point where I'd stick an envelope of cash through their front door just to get this exchanged and done. Haven't slept properly in days!

If it’s a tiny sum any decent estate agent would take a hit on their commission to get the deal done.

Factory conveyancers should be banned.

I really hope it all comes together for you soon. The few days immediately before exchange are always the worst.

We are still waiting on our seller to see if he wants to accept our final offer. He hasn’t negotiated at all, just stuck to his guns. I’ve spent the night feeling like we’re being mugged off by the agent. We’ve decided no more after this - if he rejects this time then we leave the deal on the table but effectively walk away. He’s been trying to sell for 18 months and apparently now there’s a bidding war? Convenient.

Still waiting for our survey to come through... paid a bit more for a private surveyor who said he could turn around a report in 24 hours, seller wouldn't let him book in for 2 weeks and now it's been over a week since he completed the survey. Have chased today. Going on holiday in 2 weeks and hope things are a bit further along by then... buyers of our property are ready to exchange already...

Almost 3 weeks since I completed on my sale and no closer to am exchange / completion date for my onward purchase. The vendors onward purchase solicitors are in my bad books.

My onward purchase lagged behind my sale too. We had to live with my parents for 8 (very long) weeks.

This was because we pulled out of our initial purchase because of riding damp and the vendor refusing to lower the price.

It's hard when a sale and then purchase aren't in sync.

Our seller won’t even budge £5k from asking price. We’re going to withdraw our offer. He’s been a nightmare from the off and it’s taken three weeks to get to this point, us having marketed and sold our house during that time.

I’m so fed up of it.

@Champere I think I would withdraw at this point. 3 weeks is ridiculous your seller has more bloody red flags than a carnival, they will be a nightmare at answering questions and queries if they can't even get back to you quickly during price negotiations. Hope you find something better soon xx

We just got a call from the EA this morning, bottom of the chain wants to complete by August 12th or is threatening to pull the plug. So basically my buyer needs to shit or get off the pot as we don't have the time to fanny with pointless retrospective planning on a permitted development garden room and hope they'll be satisfied with an indemnity. Massive fingers crossed we can get this over the line. Xx

We exchanged & completed on the 22nd July whilst lying on a sunbed in Turkey.

So, owned the house for 8 days and only my son has been in it to measure up furniture in his bedroom and read the metres for me.

Sunday is our big move day after hopefully landing in Manchester at 10pm Saturday night.

Never have I looked forward to a holiday ending so much (although we are having a great holiday)

Hope your not in your friends spare room for much longer.

Sorry I haven't been on here much. Its been a whirlwind of finishing packing, cleaning and working out how I'm spending all my money on my new house much to husbands dismay 😂.

Sorry to all who are having issues with their buyers and sellers but you will hopefully all get there.

Some more questions yesterday from my buyers via the estate agent as well as a chaser on the ones from last week I had ignored. I called the estate agent and asked them if the buyers knew what exchange was and the estate agent has apparently told them they would forward the questions on but to not expect a reply. Madness.

We instructed the agent to go back to the people who up'd their offer (but still 100k below asking price) and say no.
I drove pas the house I was supposed to be buying, it still says sold (its a new build) and I stopped and look through the window of the living room and the floor looks so nice :(

We've finally sold again. Reduced house much lower than we wanted on the advice of EA and it's done the trick.
House we were originally buying is still up for sale and we've offered a figure reflecting the reduction we've had to take. Vendor has accepted it thank goodness.
Our buyers are FTB so no chain to speak of.
Already done searches and survey on vendors house.
Anyone know how long it takes for mortgage in principal to convert to full on mortgage offer?

@lingmerth MIP to full offer took 2 weeks for us. However we had <50% LTV and no outstanding debt or car payments but we also borrowed the absolute max we were allowed with Natwest (which is a bit nail biting)

The only thing they double checked was that we would still be in receipt of Child Benefit and had to provide our latest bank statement. They literally had our end of April bank statement and 3 months previous, (because it was mid May when we got the MIP) and we had to wait till our end of May one was generated to give that to them...)

Ours took a few weeks but only because vendor was dragging heels about getting valuation booked in. It would have been more like 10 days if hadn't been for that.

Another day and no news of when exchange can be other than we are waiting on seller’s solicitors (story of my life). Considering we’ve all agreed to the 9th to complete I’m hoping it’s by Friday. I haven’t formally instructed removals yet who are starting to get moody…
And I’ve been ill in bed for ten days on and off post a minor op so glad we aren’t completing this week as I’m so rough. Hoping I rally round soon. I swear it’s the stress that’s contributed to me feeling like death.

And so it begins...I thought my estate agent took care of everything but turns out he doesn't. He's messaging me and my ex h who is then messaging me asking why the EA is messaging him if I've sorted it. The solicitors aren't answering the phone and I'm lacking in any patience at all these demands. The irony is the solicitors can't start anything as ex h is away..

My friend is viewing a house for me on Friday and if it's no good I think I'll cry.
