As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

@NormallyAwkward We’ve only had one viewing so far too. Apparently they really liked it but are looking at others. Guess we might hear tomorrow if they want to offer.
I have noticed a couple of ‘drivebys’ over the last few days. Unfortunately my office is at the front of the house so I have to quickly look nonchalant and productive!!

We went out for the viewing. I don’t want to hear what other people think of the house!

DH is set to move. For me this is very much a head over heart decision. I know it’s the right thing to do, but I will miss this place.

We've pulled out. Got an email from our vendors estate agent yesterday saying as far as they're concerned, they've answered all our queries. It's a new build stables conversion. Considering they haven't sent any evidence of flood or subsidence mitigation in the design and build (issues flagged before the build) and it's flagged as high risk for flooding and medium for subsidence (and the neighbours all say it does flood), they've not supplied the building regs info we asked for (for the whole building, so not just a minor part of the project), and they wont describe how the building gets water and if there's any legal right to it (it seems they've just tapped into the neighbours supply), I don't really feel they have 'addressed all our queries'. It will be interesting to see how this sale progresses now, and whether it's relisted exactly the same way.

I will be bowing out of this thread for now but will be rooting for you all to get to the finish line. I think we might try again next year when my mental state has recovered. Hopefully there will be more properties on the market then, too.

Really bad from the sellers and I don't understand sellers like this as they'll face this with other buyers

A couple of questions I am buying a maisonette and I'm just wondering what's the level survey people recommend for this? There doesn't appear to be anything wrong when I viewed the property she also has a lot of furniture so I don't know how much the surveyor will be able to look around.

also, do people still alarm their houses?

Unfortunately our road was being resurfaced this last week so no drivebys for us! Hopefully by the time we get home today it's been completed and it'll look better for tomorrow's viewing.

Yeah, I'll be going out as the kids are home too. I'm hoping they don't trash the house while I'm working! I also don't want to know what people think but the price range my house is in, it's very much landlords that buy up my type of house so we'll see.

I don't really want to move but we need to upside and we want to move areas before the kids get to high school age. I managed to buy my house when I was 21 so I've lived here 23 years now. It's going to be an emotional time for me!

Woke up feeling sick today, I'm probably panicking over nothing but my gut (and my tendancy to catastrophise) is telling me my buyer is going to pull out. I hate how slow everything is. She offered to exchange numbers after her last viewing assuring me everthing is great (she came round a few weeks ago with a builder to get advice about a loft conversion after her building survey) and I'm starting to kick myself that I didn't take her up on it.

For context we've been back and forthing regarding my garden office needing building regs/planning. (It doesn't) but I know she may want to change it's use to an occassional bedroom which probably would need building regs and maybe some alterations (Like fireproof cladding on the side that faces the boundary as it's less than a metre from the boundary the same distance as my neighbours detatched garage)

I wish I could just talk to her to reassure her or navigate this, am I allowed to say I bloody hate conveyancers...

It's such a great house and she's getting it for a fair price I can't believe this might be the third sale to fall through for us. 😭

@Propertyshmoperty I had the same back and forth with a freestanding garage - was easily rectified by indemnity insurance, sorted by my solicitor and cost £120. Worth it for your peace of mind.

Had an offer today after viewing on Friday. £15k under asking which is too low. Was quite annoyed with our agents attitude that we should be grateful for any offer….

Everything crossed for you. An indemnity policy is the way to go but if I were your conveyancer I’d be saying what’s the point of a policy if she’s going to convert it to habitable space anyway?

The only one that gains any benefit there is the insurer!

Hi everyone,

Searches were supposed to come back Friday, called solicitor to check this morning and they are still pending. Solicitor said they will chase, annoyed that they haven't checked before hand and waited for me to call.

We're so close, just waiting for the searches! Can't move forward with the paperwork until we have those - very frustrating.

I offered an indemnity when they first asked but she wasn't satisfied. That's why I'm panicking. The thing is if she makes me seek retro planning or building regs it'll take up to 12 weeks and it'll be for the structure how it is she'll need to reapply if she wants it for anything else. (I haven't said this to them yet just my research after the fact) my last response was sending them a which article (since it was easy to read)

I’d also point out that if you approach the local authority for planning permission now, you won’t be able to get an indemnity policy as no insurer will insure once contact has been made.

What I don't understand is why isn't her conveyancer telling her this or in fact my conveyancer, isn't this their area of law?! I swear I'm not sure what they're being bloody paid for. 😅

Ah well done Champere! Wonderful that you've got near asking. EA's are the worst, they don't care about the odd £10 or £15k as the extra commission is negligible, they just want SSTC and onto the next thing.

Did you get a few EA quotes before putting it on market? I'd bite that persons hand off assuming they're proceedable since I hate viewings, we must have done 60 in total with a preschooler to clean up after. (This is our 3rd SSTC after the first 2 fell through)

We went with a local agent who had a big database as our house is a little unusual. They have a great rep locally so we were happy to go with them.
Agent acting for our seller isn’t quite so responsive….

Is it acceptable to phone your buyers solicitor and ask what they are playing at??! They constantly avoid our estate agent and solicitor despite us all being ready to go as soon as they do the paperwork for the buyer.. sick and tired of it

I'd do anything if I was selling as this is my life. The solicitors won't even remember your name in six months.

My news is two of my children are telling me to get house 2 - head house. My other child wants me to have house 1m- heart house. DC is poorly and I spent all night in hospital with zero sleep which meant when ex h emailed me about conveyancing I was confused and instructed a second solicitor. One we didn't want. Hoping my friend can view soon and I'll go next week if my DC is better.

That's fantastic! We had 3 come to view at 11 today and one offered full asking price within minutes of leaving. It's brilliant but we've not viewed a thing yet! I feel stressed as we're also away the weekend so bad timing on our part!

No unfortunately not, they won’t be allowed to speak with you direct.
What paperwork do they need to ‘do’ for the buyer - it should only be Contract, Transfer deed and mortgage deed possibly to sign?

I am finding the speed of the transaction seems to depend on whether you’ve got a factory conveyancer somewhere in the chain.

We’re in limbo land again as the selling agent can’t get hold of the seller now to put our offer forward. The agent promised he was a motivated seller but he isn’t coming across that way.
