As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

Thank you@mrsmalaprop. I have been thinking about the one yesterday and it could be a fun project. If I reframe it as a two bed then that helps but I need to think with my head. The ones I am seeing today look much nicer on the photos and are both cheaper. But as I learnt yesterday, photos are misleading as most of the house yesterday was smaller than I expected.

So turns out my buyers solicitors are still dealing with our enquires.. that's impressive as I returned them all on the 27th June! Actually sick of this. DH doesn't understand the house buying process and we wanted to move start of August. Any idea how long it could be now? Feeling extremely fed up

Our solicitors have been brilliant tbh, they've been trying their best this whole time. But we have FTB who spent the last 7 weeks messing about with their mortgage and went for cheap conveyancing and it shows..

Not even sure where to go from here?! I start a new job in September so we are getting dangerously close to having problems with our mortgage. Only teaching one school to teaching another but don't fancy the whole process again!

@Stressedoutforever assuming that it's just these enquiries to be resolved and then exchange/completion hopefully you'll be ok and in a few weeks before school is back. That ticking clock is bloody stressful though so I feel for you.

Some lenders are a nightmare right now or do you mean they never submitted an application?

They submitted one. Then changed their mind then went on a 10 day holiday. Then decided on their new mortgage which took 3 weeks to get an offer on!

Viewing today isn’t a goer, starting to get really stressed we’re going to lose the house we’ve offered on 😭 it’s so frustrating that it doesn’t get refreshed on Rightmove when a sale falls through. Have reduced it another 5k to boost it up back up to the top but we’re really at our limit now in terms of affording our onward purchase. Starting to get tempted to just stay where we are.

It would have saved about £100 a month as rates dropped so I don't blame them! But I do blame them for not chasing their solicitors hahha

Just had some frustrating news, thought we were close to exchange and now my buyer wants me to get retrospective planning permission on a garden room we built 6 years ago. We believe it doesn't need planning due to it's size, the fact we just replaced an asbestos timber garage that was already on the plans and offered an indemnity for it but think our buyers are pushing for proper planning/building regs. This will probably take the best part of 3 months and don't know if our seller will hang on.

This is the third time we've tried to sell, with bottom of the chain falling through first time and a foreign cash buyer messing us about the second time. 18 months since we first put it on the market, feel so deflated and exhausted.

It's such a great house I can't believe we've had such bad luck selling. 😭

@Propertyshmoperty , if you are sure that the garden room doesn't need PP / building regs approval (and most of them don't), I would push back on that. They are being unreasonable IMO. What does your solicitor say?

We’re at 8 weeks and think almost ready to exchange - just need to find someone to witness the draft contract to send back 🙈 we’re in a rental so might need to hold off exchanging so we don’t have so much overlap between the rental and the new house, but it’s all exciting! Touch wood nothing goes wrong now…

@Propertyshmoperty i feel your pain. It's soul destroying isn't it. Why are they not accepting indemnity?

If it's permitted development you will just need building control sign off, not full PP so should be very quick.

I think I'll be ignoring it 🙄😂

@Propertyshmoperty I'm so sorry this has happened, definitely check with sol if it needs pp.
If the buyers wanted this they should have asked earlier in the process during the enquires process.

We've also been trying to sell/move for over 12 months.
Our first sale fell through at the bottom of the chain, 2nd fell through because our buyers buyer pulled out.
We also had an offer accepted on a cottage (divorcing couple) but the wife decided to buy out her husband so pulled it off the market about a week after we'd ordered searches.

This is our third time lucky. Chain of four, we accepted their offer end of May and we're looking at a mid September completion.

It really takes it toll. I'm also 7 months pregnant 🫣 You couldn't make it up!

I’d be surprised if the garden room needs building regs as they aren’t usually classed as habitable dwellings. The planning permission seems to be a hot topic at the moment as the law has changed to extend the enforcement period. Can your solicitor argue permitted development?

We have a viewing on ours booked in on Friday this week. Not sure what a good batting average is for views per week…

I've actually done quite a lot and it's mainly clothes and toys and remaining kitchen bits to do. I've actually done better than I think and have had big sort outs.

It's actually more to sort the bulky items in the shed and loft which are the boyfriends problem, he's known about it long enough.

Yeah good luck with that. I had to end up doing the garage at the weekend. Quite why we have 6 hammers I have no idea but apparently they all have different uses!
