As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

@AliceinSlumberland ugh how shit! Everything takes so long, and with prices so high, there's so much scope for cold feet. The market is just so unpredictable at the mo.

@TheEnglishSystemSucks yeah there are lots of red flags which makes me think they've just not built this conversion properly, subsidence risk, flood risk, missing building regs, missing new build warranty, no architect or structural engineer willing to vouch for its build integrity. I would still buy it, but at half the price they're trying to get for it, although even then I'd have some doubts. I think when we withdraw it will go to auction as I think they'll really struggle to get a regular buyer. I will be making a list of all the issues for the estate agent as I think they've just hidden everything from them, and the estate agent has been really good, so I feel bad for her. The surveyor she recommended to me told me to run away from this sale! The English system really does suck. Vendors shouldn't be able to not declare all the issues before going to market and agreeing a fair price.

@AliceinSlumberland So sorry to hear that - how frustrating and stressful. Hope your EA can line up viewings quickly and you don’t need to tell your onward.

@sugarbyebye I would also pull out in your position. Outrageous that the seller hasn’t disclosed this - presumably lied on the TA10 form? What a waste of your time and emotions and solicitor’s fees, but definitely a close escape.

@AliceinSlumberland and @AshRJ so you both lost buyers some way down the process? I think I will be joining your club - I've issued so many "ultimatums" to our buyer yet here we are with the agent still saying give him another 48 hours to sort it out.

I am sure someone on here was talking about their mortgage being picked to be subjected to an "X" test at the last minute - was it something beginning with H - that is to say no fault on the poster's part, but the building society had just decided Mrs X needs a test of some sort - am I making any sense whatsoever? I'm asking because apparently this may have happened to our buyer, so it might be a genuine excuse?

We've booked our Level 2 with the recommended local company but got in early as there is a 3 week wait for them at the moment. For the best though since we still don't have the sellers solicitor details.

@mrsmalaprop don't worry about the house being spotless. I think a hoover through once everything is out and the counters clean is fine. Make sure the toilet is flushed but don't stress.

I am sorry it is so stressful @housemoveheadache , try and focus on this is just today and it won't be forever. You will sell and you will move.

I have sold mine today.

I have viewed a house but I think much as I don't mind I'd need a new kitchen, I do mind that one of the bedrooms is so small it would be a bed and that's it plus the loft hatch is in that room, so I think it is a no. I have another to view tomorrow and then my friend found another which I've managed to sneak in. A third one was a no as the vendors said they wanted more notice and the agent said no one to show. I've driven six hours so will have to leave it as going back tomorrow but my friend might be able to view on Saturday if either of tomorrows are a no.

@AliceinSlumberland - I really think the whole way we buy and sell houses needs to be overhauled. It's absolutely awful that this can happen to someone who has invested time, money, energy and hopes into something so far along. I am sorry that happened. I hope things go your way soon.

I love this house - we’ve put so much work into it. But the DC’s are just too big for it now.

The agent has done a cracking job with the photos. I’d buy it again!

I wonder if you're local to us! We had to wait 2 weeks for our buyers, then it was cancelled on the day of and rescheduled. Then on the rescheduled day they phoned to ask if we could move it because he was running late!

Absolutely stood firm, threw in my husbands day rate for the 2 days sat around the house and he eventually did it at 8pm

Wow @birthdayrainbow. That must be a strange feeling (I was divorced so long ago, I can barely remember how it felt other than being surprised at the decree absolute being a sheet of thin A-4 paper that looked a bit like junk mail and thinking 'is that it?')

Freedom is positive, though. Onwards and upwards!

Those agents use their wide angle lenses and make everything look huge. One of the photos of the house I'm buying makes a single look like a double because it's at the edge of the frame. It was obvious, because there's a round mirror on the wall above it, which looks oval. Cunning people.

Do you really fancy a project?

Congrats to all made some progress yesterday.

We got confirmation we can extend our mortgage offer until the 12/8. I've said to the EA to pass the msg up that if we don't have a date for completion by the end of July we are pulling out.

Our lease here ends at the end of august and we have children to think about.

I've just been told I am not moving on Monday now. Someone up the chain has announced they can't do 29th. So I'm back to 'when are we moving, Mum? When? When?' I DON'T KNOW!

I wish we could get all of the solicitors on a conference call to agree a date in one go. All the to-ing and fro-ing is frustrating.

At least I've had a frantic couple of days sorting and doing tip runs which is not time wasted.

On the less great side, my wifi is being cut off on Monday (the children will be very, very unhappy).

@BirthdayRainbow congratulations! I’m part way through my divorce which we’ve paused to allow for house sale and my pension value to come through from teachers pensions. We could be divorced but we’ve stopped it until we can sort our financial order which we can after sale. Luckily we are mostly amicable (though he’s made some bad decisions the last year choosing new partner over kids etc), so 50/50 on the equity.
My solicitor asked for the redemption fee from mortgage provider yesterday so hopefully we are on our way to exchange. Completion date agreed for 9th.
Would anyone formally instruct removals until you’d exchanged??? I have a firm pencilled in but I I instruct and sate changes I’ll owe charges.

It's Virgin bloody media. Have you tried dealing with them? It took me an hour to get them to just cancel it!

I'm London buying in Woolwich there's using KSH my lenders, it's a nightmare the EA said they're really busy at the minute? Seems strange because the London market is slow
