As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

We're relocating. Our eldest last day at nursery school is tomorrow and I can't apply to schools until we complete so I'm super stressed.

We are going to keep our youngest with their current childminder until she breaks up for Christmas. My partner still works this way so we can juggle until then. Makes me so sad we will eventually part ways as she's been such a big part of their lives.

The only reason we are moving now is because I think it would be so much worse with school applications thrown into the mix. So sending good luck to you for fast completion.

Unfortunately we are moving 2+ hours away so can't entertain a transition period. We had to pick an arbitrary date for the new nursery and just hope that we've moved by then - eeek!

Anyone know how long between mortgage offer and exchange we could be? Our buyers got their mortgage finally sorted last Thursday and that was the last thing but we also need to move by the end of August! Plus I'm sick to death of this..

Honestly this is the most infuriating process i have ever been through.

Seller finally suggested week of 16th September for completion (offer was accepted in April, chain free, but delays due to separating couple refusing to complete before their financial order is signed off), so we said ok to Monday 16th September.

They've now replied and said actually no the 16th doesnt work for the seller, we only suggested the week, she wants the Friday the 20th.

I know its only 5 days but its a whole working week when we could be getting people in to do the decorating etc, bearing in mind we've had to extend our tenancy once already to the end of September after they failed to disclose their divorce timelines. It leaves us 10 days to sort out the new house, move and make good our flat all with a toddler.

I need to word an email that says "we've done everything by your timeline its about time you extended a little flexibility to us" but at the minute there's far too much steam coming from my ears!

If all enquiries are done and it was just a case of waiting for the mortgage offer to allow you to exchange and the rest of the chain is ready then hopefully not too long, assuming that there are no arguments over what day people want to complete on.

Our buyer was a right pain and refused every date we wanted until we all agreed, booked removals etc then changed the date.

Sorry you're having issues. It makes no difference, people are twats when it comes to dates though.

My buyer could only do x date initially. We said we would pay half their last month's rent to bring it forward which they refused. We reluctantly agreed and provisionally booked removals for that date.

They then came back with a new date which was a Friday. We explained that it would mean that we would not have our stuff over the weekend as our removals don't work weekends so could only deliver on the Monday. They again refused so we locked in the Friday and told our solicitor we had booked and paid for the removal company.

Suddenly they decided that they could then do the day earlier to 'allow' us to move and get our possessions for the weekend. Luckily our removals company could accommodate this.

@fromtheshires the worst thing is everything is done, we could complete tomorrow if the sellers would agree to it. Instead we're waiting another 2 months just to suit them, when so far they've done absolutely nothing to suit us, we've just had to accept everything they've said

Ah fingers crossed then! The chain is FTB, us and an empty property so I think we are the most difficult as my husband is out of annual leave. We've sent 10 possible dates to our solicitor so surely one will be okay!

@BirthdayRainbow i get that but then they surely they shouldn't have put the house on the market when they did? They put it up for sale months before their 20 week waiting period was even finished to apply for the conditional order, let alone get the financials signed off. And at no point was their timeline mentioned to us until i queried an off the cuff remark the estate agent made.

The seller works for the estate agents too and it's all seemed very back hand and that we're just expected to hang on and accommodate everything she wants with no regard to us and our situation. Its left a very sour taste in the mouth.

We did last October. Was the hardest thing about moving as they were amazing and none else would ever match up. We were veen invited back as guests of honour for graduation!

The setting we moved her to was more school like (delibrately so that we couldn't compare) and she finished tomorrow. 🥹 It was worth it, though, as we have the same feeling about the school as we did about the nursery we left.

Not really heard anything today. The agent WhatsApp'd earlier today to say that the Saturday viewers and him had been emailing over the w/e about some lapsed planning permission (the previous owners to us had had permission to add an orangery), and Friday man had asked how Saturday's viewing had gone. Agent wasn't going to update FriMan until he'd heard from SatMan...

Since then nothing.

I just want to move arghhh!

Missed a call from EA earlier, an hour after I'd sent a chase email.... called back and the EA I needed had just popped out so now I need to wait until tomorrow.

I absolutely hate communication with this guy, though no fault of his own everytime he's called its bad news. Two chain collapses and a vendor pulling out of a Ln agreed sale.
Literally dreading talking to this guy!

Argh - so I had an offer in April and have had it all fall through. I feel like this has all been part of a plan to get to building survey and then try again to get an extortionate amount off.

The buyers have had the building survey results for a month and have been dithering (done by a dodgy one man band.. extremely emotionally written survey.. missing pages..) instead of going we want x amount off due to y etc ..

instead .. he’s continuously said to EA that I should suggest an amount as the seller.. told the EA do your job and tell him it doesn’t work like that .. he then had a deadline for Friday last week and missed it saying he was waiting for the builders to come back.. Then today I told her tell him he’s got til 12 tomorrow or we pull his offer.. he came and said he can’t afford it.. the point of contention was the roof.. apparently the insulation was put down haphazardly .. the 3rd party surveyor found nothing wrong with it..

I feel like his tactic was to get me to take money off as a starting point and then come back with a request to take off more.. if he truly wanted the property he would have suggested an amount initially.

so fricking annoying and such a waste of 3 months again.

Tomorrow I am viewing a house. I find it odd it has been on for over eight months and not had a single offer. Would this worry anyone? All the feedback as been the same but it is not an issue for me.

Has it been reduced in price recently? I wouldn't let it put me off viewing but unless it's had a significant price reduction I'd be reluctant to offer the asking price.

Is it a niche property type/location or is there any other reason why it might take longer to find a buyer?

It's been the same price the whole time it has been on. I can't see what could be an issue and my friend has had a drive by and knows the area.

Has yours sold now?

8 months is a fair while with no offer. It suggests it's over-priced. Do your research and offer accordingly if you like it.

@AshRJ aghhh that's so frustrating for you! Hopefully you can get a new buyer soon and that things just get moving.

Our seller still hasn't found a bloody solicitor and was still getting quotes today 2 weeks after the chain got back together. Although I feel like its the EA putting words in his ear about doing ALL the checks on the rest of the chain first before he does anything - but it's all been confirmed and at least 2 of the 3 of us have started mortgage applications etc. I know I'm an impatient person - but get the chuffing sales memo out so our solicitor can get going will you!

@AshRJ I really know where you’re coming from, it sometimes seems that some EAs don’t care about the people they’re selling for and the toll it takes. They definitely need to be better at protecting vendors from CF time-wasters!

Our buyers searches are due back at the end of this week and the whole chain above are wanting to get to exchange and completion ASAP. We don’t want to book removals and start packing until we’ve exchanged as the last buyers we had pulled out 2 days before exchange, so husband thinks we need 2 weeks between. I think a week is sufficient though as I’m off work for the next 5 weeks, I really want to get cracking with everything. Could it actually happen this time? 3rd time lucky?
