The all new buyers/sellers waiting room (continued x3) thread!

1000 replies

fromtheshires · 25/06/2024 19:04

As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

Catch up here: Previous Thread

Good luck to you, whatever stage you're at in the process.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

@BG2015 I know we are lucky to have the six weeks but if we don’t complete until the end then I’ll go back to work in Sept with no days off until end of October. As I’m packed ready to go I don’t want to be twiddling my thumbs all summer then completing the first week I’m back at work 😩 If we don’t even exchange before the end of term I might find the money and go away for a few nights just to get away from this stress.

NoIdeaWhyNow · 09/07/2024 00:30

I completed on Monday. Movers booked for Thursday and I still have so much to pack. Why did I think it wouldn't take me so long to pack being in rented accommodation?! On one hand it's all very exciting but also quite daunting knowing I'm now solely responsible for it.

TiredCatLady · 09/07/2024 01:47

Thanks all, I’m not counting chickens so I’ll be lurking at least until I’ve got the keys in hand.

@runningmom everything crossed the top of your chain get their act together. It’s so frustrating!

BG2015 · 09/07/2024 06:09

@NoIdeaWhyNow congratulations 🥳

Marshmallowbrain · 09/07/2024 06:27

Congratulations @TiredCatLady and @NoIdeaWhyNow!

Really sorry to hear that @runningmom I can really feel your upset and frustration.

CharlieBalf · 09/07/2024 09:29

Updtae: we accepted the offer on our house at the end of May and yesterday received word that the EA think the chain Will complete end of August or early September which feel about right. Apparently all 4 vendors are very amenable/open to suggestions about dates which is great for keeping good relations but not so great for pushing deadlines!

We're the top of the chain and are going tonstay with relatives between our sale and purchase. Ordered searches last week for our onward purchase and have a mortgage appointment this Friday so fingers crossed all goes in the right direction!

Stressedoutforever · 09/07/2024 10:09

Oh the stress will kill me off! Just had a call from the valuation company that they have to cancel this afternoon..which is fine life happens but also they don't know when they can rebook for?!

This is easily another few weeks of stress and we need to be in by end of August as I change jobs in September. Only teaching in one school to another but we need to inform our mortgage company.

Waiting now for a call back, imagine our buyers are stressed too as we told them they had two weeks to get a mortagge offer before we relist which now won't happen but also why didn't they sort this weeks ago!!

BG2015 · 09/07/2024 12:34

EA have been in touch and said solicitor is just going through final enquiries and will shortly be contacting me soon to discuss completion dates.

Yay!!!

runningmom · 09/07/2024 12:36

Straight to the point and desperate sounding email sent to EAs and solicitors today about being pissed off with top of chain who haven’t finalised queries despite fact we are all (other 4) ready to exchange.
EA says they can’t push anymore as it’s not their part of the chain and solicitors won’t be pressured so guess nothing I can do but watch the days go by and feel sad and frustrated that we could have been in next week. 😡😡😡

In calling bollocks on that. It may not be the estate agents part of the chain however they can speak to the other estate agents and find out what the issue is and how many enquiries are outstanding and what they are. Our estate agents spoke to the other estate agent every week for updates / progress reports towards the end.

Sadly the solicitors do their own thing and no one trump that and they will not sign off on anything until they are happy - quite rightly so - but it's a pain.

No update for me since last week. We are still waiting for an exchange date despite everything being signed and returned last week. The completion date has been agreed so not sure why we haven't had an exchange date or even a call to exchange.

@fromtheshires i agree. My EA has been good in many ways (independent) but is more interested in his social media than pushing to get things over the line. My vendor’s estate agent has arguable as of not more helpful. In fact she’s chased the top today and it seems they’ve got some enquiries outstanding that the EAs hope can be sorted with indemnity insurance 🤞 which could be sorted quickly (in theory 🙄). She’s asked this be sent down the chain. I’ve fwd’d it to my EA to show them that the top can be chased!!
So I’m feeling more positive but sad still we can’t complete next week. I’m desperate for it to be before next month.

BG2015 · 10/07/2024 09:54

This waiting to hear about an exchange and completion date is driving me mad.

I've changed my notifications on my phone so any emails that come through I hear - so far it's just Amazon telling me stuff I should buy 🥴.

My parents are driving me potty. They are being patient, kind and supportive but I just don't want to be here. It's made worse as my DP is working away this week.

I'm sure it's as frustrating for them as it is us and I'm very grateful we can stay here but I've had enough now.

This is the seventh week of sleeping in this awful bed.

runningmom · 10/07/2024 13:02

@BG2015 im with you. Just waiting to hear when top solicitors will make progress and ready to talk dates but this could be hours, days or weeks. 😩
I’m packed and ready. Rest of chain is ready. 😡

fromtheshires · 10/07/2024 15:36

Progress and a setback all within an hour today 😂.

Property alert came through as my solicitors have put a pre charge on the property (i suggest everyone signs up to the land registry property alert service regardless as you can see if things are being logged against the property) followed by an email from our solicitor about two outstanding enquiries our buyers solicitor was still waiting answers for 😩.

I read them and I had answered these in March when our previous buyers solicitor raised them. What the fuck! The solicitor got sent the mail trail with the replies. Madness.

Looks like exchange may be Friday or early next week now.

winewolfhowls · 10/07/2024 15:57

Thanks for the tip, have just set up the property alert.

Cheeseandcrackers40 · 10/07/2024 17:54

My vendor is a total nightmare. Surveyor called to book in and the vendor won't let him in for another 2 weeks. He has said this is because of a bereavement. But the bereavement happened 5 weeks ago and isn't in anyway connected to the house... all he has to do is be in and open the door!!

If he's going to pull out I just wish he'd bloody do it already, feels like constant game playing....

BirthdayRainbow · 10/07/2024 18:09

Suggest you'll pull out? If he doesn't want to sell you're not wasting another two weeks.

Cheeseandcrackers40 · 10/07/2024 18:26

@birthdayrainbow thanks. I don't have the nerves for this!!! We are on holiday for 10 days in the middle of August so the slight delay doesn't matter so much, I'm more concerned about him pulling out as signs are pointing that way... there isn't anything else we like on the market atm. Also have our own buyers progressing the sale of our house completely unawares of flaky vendor dicking us about... i hate this process! I'm trying to calm my nerves by decluttering and cleaning another cupboard everytime I get stressed....😬

ForSale2024 · 10/07/2024 18:42

Joining! Good luck to everyone throughout this hideously stressful process.

We listed our house at the beginning of the month. We’ve had 2 viewings and have another two booked in for this weekend. Praying for an offer because I’m already sick of keeping the house immaculate (we have a toddler). We’re viewing a house that we’re pretty sure we’re going to love on the weekend too.

How many viewings did everyone have before they received an offer? Never sold before and half expecting an offer after this weekend but I might be being far too optimistic.

Cheeseandcrackers40 · 10/07/2024 18:47

@ForSale2024 I think we had 6 viewings and then 2 second viewings. Took 3-4 weeks. We have an 8 year and a 6 year old so I sympathise with trying to keep the house tidy - it's totally exhausting! X

BirthdayRainbow · 10/07/2024 19:19

I'm going to view houses next week. Is anyone selling in Halifax, Haworth, Oakworth or thereabouts?

runningmom · 10/07/2024 19:42

Another day. No news. No movement. I don’t know when I can email again as it’s the top two solicitors in chain who haven’t settled final enquiries yet and they’ve been told to hurry up already. Short of me emailing them (which would be odd as I’m three down the chain), I’m in limbo now reliant upon others which I hate.
It’s so hard to focus at work or enjoy the weekends when all I want to do is move. 🤦🏼‍♀️ Going to bed with a headache from the stress.

startingoveragainagain · 10/07/2024 19:47

No news here, no new viewings and nothing for the 2 x silly offer people.

Cheeseandcrackers40 · 10/07/2024 19:57

@runningmom really feel for you, totally know what you mean about lack of focus and stress headaches etc. I had a really disturbing dream that we bought a haunted house that was absolutely terrifying 🙈 all you can do is try and look after yourself x

fromtheshires · 10/07/2024 20:49

@Cheeseandcrackers40 i would totally love a haunted house. I live for that shit! Praying we have a ghost when we move.
