As @movingtoplan has finally flown the nest, I have taken the torch and started a new thread as there are less than 80 replies remaining on the current thread before its full!

We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is our onward purchase was completed months ago but due to buyers pulling out we had to start again with a buyer and they are just in the final stages of conveyancing and we are talking dates! I really hope I am not on the next thread.

@NoWordForFluffy thanks though I’m not sure my buyers are moving in the same day as first time buyers so didn’t want to leave them with even a bin bag but recycling might be more difficult to give the neighbours 🤷‍♀️
Really hoping for a definitive yes or no this week as to whether 19th will happen when not exchanged yet. I’m sure I read it took five days to order funds from lenders and given not everyone has confirmed in writing the 19th is ok I’m scared exchange won’t happen in time 😩
Its going to be a very difficult week!

You end up with loads of cardboard after a move, a bit more rubbish won't matter.

When we moved our normal bin was full as we moved out in a Saturday and collection wasn't until a week later. Nothing we could do.

Regarding the rubbish and recycling, I left a small amount of rubbish in the bin that was due for collection the following week, but I took the recycling with me as there was quite a bit of it. Another option is to arrange a trip to the tip before moving out if you have loads of rubbish and the buyers are moving in before collection day.

Whistlestop pre exchange viewing done at the weekend and we’re exchanged! Completion in 10 days… still in a bit of a daze to be honest.

Vendors have said to pop round if I want to do any measuring and they’ll show me all the heating controls, stopcock location etc.

So our enquiries on our purchase was sent over a month ago, radio silence still. Our sols have chased and chased but zero response. I’ve rang our estate agent who are unable to chase for us until the end of this week as they are ‘snowed under’. Seriously going to loose my shit!

@Toothspots I would go in to the agents and say you need this sorted and it isn't your problem they are so busy.

I have mother viewing this week which was unexpected so I've started the cleaning again and will do some each day.

@TiredCatLady congrats! Super exciting for you 😊. @Toothspots you have my sympathies, my vendor and his solicitor are also ridiculously slow. Based on my experience so far I wouldn't expect any of our queries to be resolved for a month either (sent through last week)! It took a month for any paperwork to come through at all...

We went to view the cheaper, "better on paper" Plan B house today (due to flaky vendor constantly making us doubt that we will ever complete). And well, just didn't love it, doesn't flow as well, darker, more overlooked and just... didn't get 'the feelings' (sort of relieved as DH and I are on the same page and did feel worried that we would be at odds). So forging on with our flaky vendor and hoping for the best!

Survey happening on our house tomorrow and survey for ongoing purchase also due sometime this week.... let's see what happens!

Hi everyone!

Question for the group. We’re waiting for our sellers to find somewhere to buy (we’re FTBs in Scotland).

I’d quite like to have direct contact with the seller on their search and things like questions about the house, if we can pop round later in the process to get measurements etc.

The only way I can think to approach it is to ask our solicitor to ask their solicitor if they’re okay with direct contact, and grab an email address that way.

Don’t intend on over-contacting or anything, just thought it would be easier for us AND the seller to have a direct line as going through 2 middle people is a pain in the arse.

Is that weird / would that piss you off as a seller?

Our buyer wanted our details but I said it’s better to go through the estate agent. They’re pretty quick at passing stuff on but also add a professional filter to the conversations, and a bit of a delay when things are going wrong.

Personally, I wouldn't like that. Seen so many horror stories on here of people doing this and pissing off the seller.

Not sure how it works in Scotland but the EA is the link between seller and buyer in the UK.

I was ready to pull out this morning, felt so anxious about relocating. Took most of the day to calm myself down. It's going to be a long couple of weeks until we hopefully complete isn't it?! 😭

We don’t have a contact at their estate agent which is what is making me nervous, and we’ve not been offered one either.

Ah that’s annoying. The estate agents in our chain of three have all been very good and communicative, and are trying their best to stop our chain from collapsing (it’s a shame our vendors have made it an almost impossible task).

Your estate agent should be following up with theirs and seeing it through till completion.

Can I ask what type of contact you have at the estate agent? Is it the person who is handling the sale? I was in contact with the negotiator for the property when the offer went in etc. but she doesn’t seem to be the right contact now apparently.

Only other contact I have there is their actual solicitor who is doing all the conveyancing work etc. So is a solicitor working at the EA but isn’t actually an EA.

I’m so worried they’re going to end up backing out of the sale cause they can’t find somewhere. We’ve had no signs of that so far and it’s only been 3 weeks. I know that’s so early and I shouldn’t be panicking yet as will likely take months, but we’ve just not heard a peep.

I’m also newly pregnant which is adding a lot of stress as now we really do have a deadline 😬

I am talking to my vendors estate agent mostly - it’s a small one and she’s the branch manager. My estate agent gives me a ring every now and then if my buyers have been in touch with a question or want an update on timelines. I’ve been handed around a few people depending on what stage the sale was at. Currently it’s with a ‘negotiator’ and has been once the chain was complete.

So disappointing news today. Despite being lead to believe everyone was working towards the 19th and pretty much ready, it now transpires that top and one down are not ready to talk completion dates 😡🤦🏼‍♀️ Although someone has emailed their solicitor to express urgency, I doubt this will have much impact and my dream of moving next Friday is looking hopeless. I’m pretty much packed (I’m super organised), and had pencilled in removals.
Every week that it eats into the six weeks holiday (I’m a single mom and teacher) just feels like a waste as I’ll be sat twiddling my thumbs. I wanted to be in as the house is a ‘do-er upper’ so I needed the holidays to do a load of DIY 😔
Im truly sad and feel my EA has been overly positive and told me what I wanted to hear yet back tracked today saying the top never said they could do the 19th snd there’s not much they can do 😩

Not much point to the post but I’ve been waiting since February and I’m mentally exhausted by it all particularly as this is the family home I’m selling with my kids.

So sorry to hear that @runningmom . I would not accept the backtracking. I've already had to pull my agent up on letting someone view when I told him no one could unless they had sold or were in the market.

@runningmom sorry to hear that. Don't believe anything estate agents say, they're all rainbows and unicorns, the only solid info we're getting is from our solicitor, and it's all dour but realistic!

Hopefully it's not long after 19th. Is there anything holding up that discussion? We're being pushed for dates by the bottom of our chain but we're so far away from resolving issues we can't even estimate any dates on that, or even if it's possible. Just found out the property we're buying might not even have a legal right of way to the highway (it's down a lane). That sounds like it would take months to resolve.

Thanks @BirthdayRainbow Im just disappointed and frustrated as it’s all out of my hands. I have no leverage so I can’t have a hissy fit and threaten to pull out 😜😩 as we’re 5 months in.
I might express annoyance again in another email and ask if the top two can break the chain at all if they can’t complete in next two weeks given the length of time we’ve all waited.
Any other tips?! Trouble is it’s solicitors at the top of a chain of six so it’s not like I can contact them (or can I?!) myself.
Family and friends are like, don’t worry, it’ll happen but not knowing whether they’re a week away or a month is unacceptable.
Thinking how to word my email tmw morning now.

@runningmom I'm a teacher too and totally get you. We go on holiday for 2 weeks on the 20th July, so next possible move date for us will be Saturday 10th August now as no other family members can have time off during the week.

So I'll be in my parents house chomping at the bit waiting to get in.
