We were supposed to exchnage last week, then yesterday, now the proposal is exchange and complete tomorrow, all delays on buyers side told its mortgage company releasing fund.

property was vacated last week, but I removed the last items yesterday. Went back this evening to do a meter reading. Garden dug up, carpets ripped out, all windows open, lights on.

I am so shocked I have no idea what to do now …technically is burglary … but if this sale falls through I have a much less saleable house …

and before you ask how has he got in, there was a lockbox with keys in that the estate agents have been using … so either they’ve shared the code with him or he’s watched them and then let himself in.

This is really shocking op 🤯

Scarletttulips · 09/05/2024 06:28

I wonder if they’ll call you today when they can’t get in. Most exchanges happen late afternoon

LivingDeadGirlUK · 09/05/2024 06:31

I hope it all goes smoothly today OP and the EA has been incredibly negligent.

Conniebygaslight · 09/05/2024 06:34

Jeez, never heard the like…good luck today OP.

Sillystrumpet · 09/05/2024 06:36

Fingers crossed all day today, personally I’d not kick off, (or sell their equipment as someone ludicrously suggested) but put it on record with the agent as you habe done in case it falls through. Cheeky but if it goes through no biggie.

VeraForever · 09/05/2024 06:38

Can't wait to find out what happens next!

FlakyPanda · 09/05/2024 06:39

I'm astonished by the level of cheek and wondering how they’re going to justify this behaviour! Why would they think it’s ok!? Hope it goes through today x

SpringLobelia · 09/05/2024 06:39

Did wonder that. I think actually he has a team of workers there so they’ll call him when they can’t get in!

Something very weird about them leaving all the windows open. I wonder whether they had been planning to come back later on?

Can you ask your neighbours what they've seen?

Emjem73 · 09/05/2024 06:50

Following. What on earth are they going to say to justify this?

EmilyTheCriminal · 09/05/2024 06:51

That's terrible! I hope the EA phone you first thing with an explanation.

Anameisaname · 09/05/2024 06:57

Good luck today OP! Wonder what the buyer and EA will say!

ComeAgainPlease · 09/05/2024 06:58

Good luck today for completion OP.

Same.

I think you would have difficulty getting the police interested, but I think if you can withhold every penny due to the estate agent, do that.

Yet another reason to have estate agents licensed.

Funnywonder · 09/05/2024 07:01

A team of workers? Bloody hell! I suppose if that's the case though, they must be extremely confident that exchange and completion are imminent. So maybe that's a good sign, even though it's an absolute diabolical liberty😬😬

ThisOldThang · 09/05/2024 07:01

I doubt workmen would leave their tools in a house with the windows wide open.

Honestly this is such terrible advice. She will end up in court, she can’t not pay like this. There is a contract. If she feels she is in some way damaged she can address this through small claims.

why are people so punitive and vindictive.

Mairzydotes · 09/05/2024 07:02

I would have took one of their items out of the garage . Like a small one that would inconvenience them .

JustGotToKeepOnKeepingOn · 09/05/2024 07:06

I'd tell them that you had buyers for the carpets they've just ripped out and so I wanted payment for them... but I'm petty like that 😜

AgnesX · 09/05/2024 07:06

Good luck for today. Hope everything goes well and that your buyer is just being forward (with no ulterior motives).

needsomewarmsunshine · 09/05/2024 07:08

This is cfery at it's finest. Must admit I'm watching for update too.

MummyJ36 · 09/05/2024 07:09

Oh wow that’s terrible OP and such an invasion of privacy. Please let us know what happens!
