Buyer has entered property pre exchange and started renovation

We were supposed to exchnage last week, then yesterday, now the proposal is exchange and complete tomorrow, all delays on buyers side told its mortgage company releasing fund.

property was vacated last week, but I removed the last items yesterday. Went back this evening to do a meter reading. Garden dug up, carpets ripped out, all windows open, lights on.

I am so shocked I have no idea what to do now …technically is burglary … but if this sale falls through I have a much less saleable house …

and before you ask how has he got in, there was a lockbox with keys in that the estate agents have been using … so either they’ve shared the code with him or he’s watched them and then let himself in.

God it makes me feel old that we ever had to urge the OP to cancel the cheque, can’t remember the last time I wrote one.

Wow ! I’d be taking photos , be onto the solicitor and estate agents, take meter readings and inform your home insurance company asap !

When we moved house about 8 years ago I felt stressed out because we the removal firm was still loading our possessions and furnishings on the van and much of our furniture was still there !!! the new owners had sent a delivery van with a brand new bed 🛏️ before official exchange of contracts ( 12pm )
I apologised to furniture delivery man , made him a coffee and he said he would re scheduled the furniture delivery at their expense £ .
Our next house move about 2 years ago the new owners didn’t even move in till the following day after exchange and all done and dusted ( quite literally as I had organised a post move house clean for them before they moved in , I think that’s a nice thing to do )

Did a developer buy the property? I bet you they know the estate agent.
you still need to report the EA to their regulatory board.
Of course they’re going to claim they don’t know anything.

take photos this could be a sale trick, meaning as you wrote if the sale fails you won't have a saleable property
this could be a trick to get you to knock thousands off the original price agreement

What I don't understand is, posters reading the first post on a thread which mentions something happening 'tomorrow' (as this one does) and not looking at the date it was posted to see whether that 'tomorrow' is still in the future or not.

Then they can at least read the rest of the OP's posts to see what the outcome was.

Has your EA gotten back to you with an explanation from the buyer about how they gained access to the house? They can't just let it go. Even for their own sakes they need to know what they did wrong to prevent it happening again.

This is my thinking. I mean, they must have messed it up, they were the only ones with access. And can OP get any discount from them based on this? I’d still be querying it.
