We were supposed to exchnage last week, then yesterday, now the proposal is exchange and complete tomorrow, all delays on buyers side told its mortgage company releasing fund.

property was vacated last week, but I removed the last items yesterday. Went back this evening to do a meter reading. Garden dug up, carpets ripped out, all windows open, lights on.

I am so shocked I have no idea what to do now …technically is burglary … but if this sale falls through I have a much less saleable house …

and before you ask how has he got in, there was a lockbox with keys in that the estate agents have been using … so either they’ve shared the code with him or he’s watched them and then let himself in.

OP posts:

Waiting on tenterhooks op!

you can see the date & time of a digital photo the metadata anyway so it’s a silly thing to say in this day and age.

OP that is shocking! You’ve done all the right things, make sure your solicitor is aware as well and fingers crossed it all goes through today 🤞

The camera takes the date/time from the phone, and you can set that to whatever you want.

PickledPurplePickle · 09/05/2024 12:59

I hope the exchange and completion go smoothly today OP - how stressful

Danioyellow · 09/05/2024 13:01

Cheeky fuckers! I don’t even know what ‘I’d do in that situation. I’d be tempted to put out due to spite! Probably not sensible to though. ATM all you’ve got is a seriously damaged property

Tuftedandbusted · 09/05/2024 13:06

shocking...I’d probably pull out and ask for damages.

Not correct honey pie.

However, same could be said for the email / newspaper or whatever so is a moot point either way 🫶

AGovernmentOfLawsNotOfMen · 09/05/2024 13:21

Anyone else wondering what’s happening only house sales usually go through around lunchtime

Just waiting,☕️🧁, I’m far too invested in this

There is just no way this happened.

May I ask why you are saying that?

I just set the date to tomorrow on my Samsung phone, and took a picture, and here's the metadata. Your move, honey pie. 🤷‍♂️

And of course metadata editors are a thing.

I agree with you about the newspaper, though. It just proves the picture wasn't taken before a particular date (give or take Photoshop).

SlebBB · 09/05/2024 13:26

advise your solicitor and tell your agent you will not be paying their commission, threaten going to EA Ombudsman - they will be fined by them.

My guess is she went back to the house again and they buried her in the holes they dug in the garden.

I have an iPhone and it uses GPS data etc not the date on the phone. Have you tried sending it to someone and looking at the metadata? (As in, not looked at it on the phone it was taken on…)

Teentaxidriver · 09/05/2024 13:43

Do EA's have a regulatory body overseeing them/ ombudsman? If so, I would threaten to report them for breach of professional standards UNLESS they agree to a substantial reduction in commission. You are the client, they have breached the standard of care that they owe you and it has resulted in damage to your property = compensation. What do their terms of business say? If the buyer fails to exchange and complete then threaten legal action.

Calliopespa · 09/05/2024 13:47

‘Honey pie’? 🤮 It’s bad enough that we get patronising shit like this from random men, without women doing it too.

Haven't rtft as only just stumbled across it. I hope you have read the meters.

WitchWithoutChips · 09/05/2024 13:59

Do you have unoccupied property insurance, OP?
