The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

I posted a while back when we had an offer accepted but that fell through(the divorcing couple were still arguing), offered on another house in Feb and it has been slowly going through. Now hoping to exchange today but not complete until 25th June.
There are only 3 of us in the chain, we rent and the person at the end is moving into her late Fathers house. She has been the delay as she has holidays booked, needs to clean the house and move furniture. We, on the other hand, only have to worry about being homeless as our rental contract ends on 13th June.
Fortunately we've managed to get an extension until 1st July but the stress!!!!!
The thought of finding temporary accommdation for Dh, me and 2 dogs plus furniture storage has me tearing my hair out.
I've been up since 2.30 stressing about everything, fingers crossed it all goes ok today, I'll relax a bit once we've exchanged.

Good luck for today @Recycledblonde , we're exchanging today as well. We need a bit of a gap between exchange and completion so we're hoping to move on the 17th. Although I haven't heard if the rest of the chain have agreed with that date. I'm assuming so - I would have heard about it before today, surely!

I'm not having the best time, my sellers seem to have no concept of planning permission and my solicitors have advised me to take out two separate indemnity insurance policies. Survey happened yesterday and my surveyor has highlighted some issues and recommended additional surveys. I'm waiting until I have the full report to book anything else. 😞

Good luck everyone who is moving or exchanging.

Im still not sold again but have 3 viewings tomorrow after our buyer pulled out on exchange day last week so hopefully you will see me back on here next week!

We have reduced our price to the lowest we can go to still be able to afford our onward purchase. Sadly it's now listed as 'offers over' which i hate as it sounds grabby but if someone offers that amount I'm willing to accept as we are already just shy of £1.5k for the aborted sale and if we lose the onward as well and have to start from scratch thats going to be another £4.5k down the drain 😭

Dear lord.

Our vendors have been pushing for exchange "ASAP!!!" for weeks now. So we aimed for mid-May, i.e., this week.

I just found out that they haven't yet signed their contracts, so we'll exchange early next week... !!

This is so frustrating.

Somehow I managed to send a copy of my old drivers license for our id check on the mortgage application. Broker just emailed to ask for passport instead as the license has expired. Have now sent correct license and passport.

I don't even know why my old license was in my purse! I really hope this does not hold up the mortgage offer too much!

Congratulations anyone who exchanged!!! What a relief.

If I wanted to start negotiations following survey and house needing new flat roof (quotes range from £5-10k), would I use solicitor or estate agent? I don’t think I’ll pull out the sale but it’s an unwelcome additional spend I don’t really have the money for without huge sacrifice. I’d ask the vendor goes 50/50: I know they’ll likely say no 😔 and also still waiting for our buyers to state their concerns from our survey. So stressed and tired by this process.

2 more searches to come back and valuation report promised for Monday. Lender knows what I had for breakfast three months ago, the colour of my underwear and where/when I bought it so everything crossed.

We have exchanged! Just been out for celebratory meal combined with end of sats for our youngest. It feels surreal and now the real fun begins...so much to do and so little time! Completing next Friday!!

Congratulations on the exchanges!

We had our mortgage approved this week and surveys on both our sale and purchase. Just waiting for those reports plus our buyer moved solicitor so that will add to the delay. But at least we are moving onward now!

The surveyor on our place was very detailed. I wish I had gone out tbh it felt intrusive although he was nice enough. He said there was some stuff on there but nothing to be worried about - although he didn't meet my eye when he said that!!!! So we'll see!

Congratulations on the exchange! My report on my house has come back with suspected damp so my buyers are commissioning a damp survey. I’ve asked if they’d share the details but no joy. There’s no evidence of damp anywhere and my house is very warm and dry, so I’m hoping it’s just condensation from the kitchen or bathroom and can be sorted with an extractor fan clean, although both of those are pretty new. This is all such a drag but I guess part of the process.

I've been lurking reading along but haven't posted till now.
We are having a nightmare. Accepted offer in January we didn't offer on the house we want till early March and the vendors of that are buying auction property.

Beginning of May the buyers said they didn't know they were buying a leasehold and wanted a huge price drop. We renegotiated on the condition we would exchange by second week of May.

Two days later auction house owner said if not completed by 22nd then he's pulling out. Our solicitors said they can't do that and dropped out of the purchase.

2 weeks down the line we've found a new solicitor who can get us ready for exchange by 23rd. Auction house owner has agreed to extend till 30th. But the buyers solicitors are just not answering to our solicitors or estate agent- as far as they know the deadline is still 22nd and it's just been radio silence. It's looking like it's all going to fall through last minute and we daren't even tempt fate and start packing. So stressful

Reading everyone elses experiences it seems like we've had a really easy time. I wonder if one of the reasons it was relatively easy (apart from a very short chain) was that the estate agent who sold us our house has a member of staff whose job title was 'Sales Progressor' and she was a complete rottweiler with the solicitors, she had contact with all 3 solicitors and was constantly on their case to provide information etc. Yesterday she was the first one to call me and tell me we'd exchanged, her communication has been brilliant all the way through.
Does anyone else's estate agents have someone similar whose sole job is to push through the sales and keep everyone informed?

I was on the previous thread at the start and then went quiet as we got married and had our honeymoon during the buying process! Not stressful at all...

We had our offer accepted end Feb and both of us are chain free, it's a bog standard end terrace house with no complications, so I thought we'd be moved in by now. But the local authority searches took 7 weeks!!! Apparently staff shortages. Did anyone else's searches take this long?

We were supposed to exchange on Friday but there was an issue with the contracts due to some power of attorney stuff (we are buying from the son on behalf of his mum who has dementia - the sale is for her care). Fingers crossed it will be resolved and we can exchange and complete on the same day next week. All the solicitors seems to think it's likely but given they didn't realise the problem with the contracts till exchange day, not sure i can trust them!

We don't have the ordinary house move drama as own our current place which will get rented out (can't sell yet with the cladding issues and waiting for an EWS1 certificate, grrr). But would like the keys before next weekend as it's one of the only ones for a while DH has off. The joys of me doing a M-F and him working shifts!

@Recycledblonde when we last bought, the agents we were purchasing from did. They were fab (unlike the EA selling our house for us). She kept the chain together and eventually put her foot down with our sellers who were being ridiculous.

That said, the agents we bought from as FTBs didn't have one, and are still the best agents I have ever dealt with. Our experience with them.was so good that, when we sold, we went on the market with them and had another great experience (we are now on house 3).

We are finally in! We completed yesterday as planned. I was expecting it to be early with only a short chain but I wasn't able to get the keys until 4:30!

I moved with the help of a friend, my mum and dad and my 16 and 13 year old so it was a bit of a mad rush to get everything off the lorry. Most of it ended up in one room which I then couldn't even walk into!

Last night, I felt really overwhelmed by it all! House needs a lot of work doing, stuff EVERYWHERE and single parent of four! Today though, we have started to get some stuff a bit more organised and I feel so much better about it.

Congratulations to you @toni1602 and to anybody else who has exchanged last week! We’re hoping to exchange this week as we really need 2 weeks between exchange and completion for various reasons. Further up the chain a vendor is booked to go on holiday the day after our proposed completion day, so if it doesn’t happen then.. who know when it’ll be!?

We are waiting on our vendors because they ordered their searches late. Everybody else is chomping at the bit to exchange, so god knows what their solicitor is playing at. We are going into our solicitor tomorrow to sign paperwork ready for exchange, but can’t book removals until we’ve exchanged. We can’t start packing until we have boxes which movers provide. Really fed up of waiting for people to pull their fingers out!

i think I joined the thread before this one, and so have been tentatively watching. We went under offer on our house in May 2023. We had two purchase fall through and are now on number 3. We were supposed to complete at the end of last week but it didn’t happen. Indemnities and queries from survey still outstanding. Solicitor reckons we could exchange by the end of this week.

i am so mentally fatigued from it all. So worried until we get to exchange. There has to be a better way of doing it all! Paid extra for what we thought would be a better solicitor but alas they’re still taking an age to do everything.

@toni1602 congrats! My kids are a similar age and I’m also a single parent so think I’m going to feel just as you did yesterday. My purchase needs every room doing 😬but it’s all I could afford.

I hear you @YouknowmeIdowhatIdo about packing. I did some yesterday (memories eg kids school reports), but have no more boxes which I’ll also get from the movers so can’t do anymore for a month or two.

So I’ve penned an email for the estate agents asking for vendor to go halves on quote for roof 😔which I guess will be a no. My equity I was keeping back is quickly going. As it is I’m not mortgaged til I’m 70 🤦🏼‍♀️😲…. Joys of divorce. Anyway, I’m waffling. A tense week or so for me waiting on my buyers demands from their survey too.
