The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

We're running out of time to find a new buyer for our house. Our vendor gave 2 weeks to get house sold after our buyers pulled out in Early June after offering on it early March.
Viewer today really likes it but is viewing another house on Saturday so won't know till Monday if they're going to offer.
2nd viewer offered twice at the beginning of last week but was too low. Estate agent thinks they'll go up a bit and they're coming for a 2nd viewing on Friday although they have offered on another house.
We're moving 150 miles away with our dd dsil and dgd. We're childcare and daughter has a new teaching job which starts in Sept.
The stress is really showing now. My husband and I aren't sleeping well, I feel on the verge of tears and feel so low.
Having had a vendor pull out 2 weeks after we'd had an offer accepted, then our buyers pulling out it's been a rough 4 months.
It's good to hear others are progressing though. Keeps the Hope alive.

@Propertyshmoperty be careful how you put forward your negotiation for £ off for new roof. Most houses need a new roof at some point so surveyors will say it will require work at some point. You need to evidence it has leaked and isn’t fit for purpose. You’ll need to share part of the report and include quotes to repair so that your figure is not plucked out of thin air. Vendor is under no obligation to knock £ off though you could ask they meet you half way to keep the chain going 🤷‍♀️ All they can do is say no. The valuation is likely more challenging. I know people on here have sought a different valuation.

Good luck today everyone. This move is affecting me so much. I’m not sleeping much and my STBEH is now fighting to pay less child maintenance after we’ve moved so I’m going to struggle even more than I’d anticipated. I think today I need to switch off from constantly checking my emails and getting angry when my solicitor doesn’t reply ( two days so far but her record is 8).

🙏🤞for an end of July completion.

What's your plan if not? Your DD has sold her house hasn't she? Will one of you move up there with them & live there Monday-Friday ?

My solicitor emailed last night to confirm my original buyer doesn't want to proceed - no shock there.

The first people who viewed liked the house, liked the location, but are viewing other things.

The second lot haven't got back to him.

We’ve had searches back (quick!) and enquiries have been raised. Hoping the other solicitors reply quickly. Our solicitor seems to be really on it (steak contrast to my solicitor for previous transaction!), but depends how quick the other side is.
My last solicitor said they work on the file once a week which caused so many delays! This one seems to do everything straight away.

Just had an email from the estate agents that the sellers applied for their conditional order part of the divorce this morning, and have been told they should have a response by 21st August! Thats not the 4 weeks they told us....🙄

Yes that's the plan. I'll move up there and leave dh at home. Not ideal but the only option. Even if we find a buyer now it would be a stretch to complete by September.

For everyone with slow solicitors I'd be making myself a nuisance and ringing every day if not twice. They'll soon learn it's better to just get the work done!

I might have to get some work done on my beautiful tree, just I case anyone else is worried about it ffs 🙄

Vendor has finally submitted initial paperwork to his solicitor... waiting for them to send to ours (they are on the same street so hoping they deliver it by hand!!) Offer was accepted 3 weeks ago! Think this is going to be a very slow moving purchase....

Finally joining after months of searching and saving. I'm buying alone, currently in rented and my vendors have moved into a family members home already so fingers crossed it should be straightforward.

Offer accepted 10th June, mortgage is sorted, draft contract requested and I'm paying for searches/survey this week so really hoping for an early Sept completion. That'll save me bickering with the letting agent to sign up for another year and give me a few weeks overlap to paint up and get a sparky in to add power sockets in the conservatory/extension bit.

Finally had an offer accepted today on a property we love! They still need to find so could be a while yet but at least there is a bit of hope. Have had to stretch the budget but there has literally been a handful of properties that we have liked in the last few years.

@startingoveragainagain its part of the divorce process which means from the moment you press go, you have to wait 20 weeks til the next part then you apply for your financial stuff to be sorted and finally once that is done officially you can click another button and a few weeks after that, divorce. My guess is the couple need to start that process to sort their finances before sale??

I guess they aren't going 50/50 on the sale of the house proceeds then?
We are divorcing and will have a financial settlement, but we aren't resolving that before we move (or at least we weren't... who know how long it'll take to move now :/

@startingoveragainagain @runningmom they are refusing to exchange/complete until they have their financial order. They’ve said it’s all amicable and the finances are agreed but want the court order to protect themselves.

im saving up all my anger about it until after it’s all gone through. They should never have put their house up for sale in April when they knew they wouldn’t be willing to complete for so bloody long.

Once our financial order was agreed between us we were able to put the house on the market. Then we had to wait until the Judge had agreed it. I've had one viewing - no. Today I've heard Judge has agreed so if my next viewer likes the house there will be no hold up.

The proceeds from the house can't be released if the percentage split hasn't been signed off by a Judge. HTH.

After accepting an offer on our place in January, and having our offer accepted on our new place the next day...we've finally completed! It was a perilous ride with lots of issues until the bitter end (our solicitor had made a mistake with the TR1 form and we had to drive about 80 miles to drop off a new one the day before completion 🫠)...note to self, get a local solicitor next time!!

A 'simple' chain of three with a painfully slow cash buyer at the bottom, us in the middle and a thankfully relaxed ex-landlord at the top selling an empty place. Took 23 long weeks, and nearly fell apart at a few points.

But we're a week in and so happy in our new home, it was all worth it!

We exchanged today. Three party chain. Our offer was accepted last December. We are waiting for a new build so don’t expect to complete till

Hi all,

In your experience once searches have been requested, how long typically do they take to come back?

Our solicitor requested them a few weeks ago and still nothing.

Our survey was booked in for tomorrow, but was told today that a level 2 would not be suitable as it turns out the house we are buying was built in 1850!! Not in the 1900’s like we thought. Kissed goodbye to a further £500 for that 👎🏻. I feel really cross about it!

In a chain of 2 and we've just finished the enquiries and now our buyer has pulled out because we offered 1k off after she said survey said chimney had vegetation and plastering needed replacing on one ceiling, we got quotes and it came to 800 but we offered her 1k to keep the chain.

She came back to us to ask for 7k off!!!
Apparently the survey also says electrics need replacing at some point..
We've had electrics checked and got told ot wasn't a necessity.
We said no and she pulled out.

So daft as she won't ever get a house with a perfect survey.
The estate agent tried to explain to her that a survey just recommends stuff and it's obvs an old house plus nothing was given a rating of 3 it was all 2 so nothing urgent.

Now I don't know what's going to happen for our dream house, I guess we're back to square one
