The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

I got in at 4:30pm on Friday. Mobile signal patchy/non-existant. Mortgage company did not come through (yet) but say they need a letter confirming a few things from the management company before they release funds. Thank god for my family who managed to make up the shortfall. So stressful, I think my solicitor (who didn't spot the offending mortgage condition is breathing a sigh of relief that I could borrow some money!

Really really pleased to have moved, absolutely love my new place. I have cracked on and have ploughed through 2/3rds of the boxes already.

Managed to go over on my ankle pulling stuff out of the shed yesterday teatime. Am at my new local A&E having had an xray as it is very sore and I am not really weight bearing.

I am supposed to be meeting people at the new schools and having tours/uniform shop today, then driving to the cattery 2mo to get my cat!
As ever, my timing is impeccable!

@noodles44 glad you’ve made it! Terrible timing on the ankle but surely a good reason to sit in the garden with a cup of tea bottle of fizz and take a well earned breather?

@TiredCatLady yes, they were my thoughts too!
Have just found it is not broken, just a bad sprain, so looking very questionable at a bus stop in my slippers and big scarf as noone is able to pick me up!
It is sunny, I have a big cuo of coffee and have just scoffed a chocolate twist, so it could be worse. Have roped family into doing the school tours/uniform purchases!

On a plus point, I have managed to connect to the Internet properly for the first time since moving and have ordered curtain poles. My bedroom & lounge are without window coverings at the mo.
Plus have ordered a cat tree for my cat now I know what fits where and what space is available for one. So it hasn't been a complete waste of time!
My foot is agony though, so will rest up and avoid unpacking much more for a few days now!

Even though it has been a mission to get here, it has been worth it. We walked to the beach yesterday and had lunch in the sun, I cannot believe I live here now! I just hope the school tours go ok today (cannot believe I am missing them, but I couldn't have walked round them, or driven!)
Looking forward to getting my cat a day earlier than planned too now! I am hoping my foot will heal quicker as is a sprain. The A&E have directed me to a walk-in centre in a closer town to mine as they had a sudden influx of urgent cases, so have an appt to get it strapped up later.

Ah, good you've been able to mobilise helpers to get those jobs done, @noodles44 . Bad sprains can feel worse than a break in my experience, the soft tissue damage is agony. Look after yourself, don't rush the healing time.

We’ve completed on the sale of our house, our possessions are somewhere in a van and we’re sat in a car park with very unhappy cats waiting for confirmation that our purchase has completed, but nearly there!

So after what feels like weeks of inactivity, all the searches are in and solicitor has sent her queries to the seller's solicitors. One step closer and now the panic is setting in slightly on buying big ticket items (solo ftb).

Typically how long can it take to answer queries (apart from how long's a piece of string?!), would it be pretty quick to exchange after this step?

Unless there's something worrying in the searches like development without planning permission, or they're building a tower block in front of you, or you're in a flooding zone etc - it can be quick to exchange. Depends whether this is your solicitor's first set of queries or if she's done bunch before the searches were received on things like title deeds, covenants, planning permissions etc - latter will take longer as more questions to answer.

After we got all our searches back, the exchange date was set for 10 days later. That's because all other queries had been resolved and the local authority searches were the last ones left. It then got delayed by a week though as the seller's parent's solicitor had passed away during the process (we were buying probate) and it would take too long to register the replacement solicitor with the courts. No one had realised the replacement wasn't registered as 3 different sols were involved. So we just amended the contract which took a bit extra time.

I remember all the issues you faced so very pleased you are now in your new home! What great resilience and optimism you had with everything it threw at you including a cross country move.

i Was hoping to be through the nail biting bit but our buyers want more surveys and we still haven’t got our mortgage offer. Our buyers have gone quiet and are yet to book the additional surveys, I hope they haven’t got cold feet. I wish I could talk to them directly! Our estate agents just emails when I really think a phone call is more appropriate. It was at this point they pulled out of their last sale as the survey worried them. Ours has come back as having damp but we’ve seen no damp at all in the ten years we’ve lived here, and I’ve done loads of work so it would be apparent if there was.

Thanks @houwseevryweekend that's reassuring. I need to start getting my lists made! I've tried not to do too much as I didn't want to get ahead of myself. It's slightly scary doing it by myself but exciting too I guess.

Waiting on vendor’s response post survey to a slight reduction following disappointing news that roof needs replacing. I’m asking for 30-40% of the cost of repair (it’s a flat roof so not a huge tiled one). All he can do is say no!
I asked my solicitor last week to ask him to replace a leaking radiator and get a boiler service as condition of sale but she’s not responded to me at all 😔
My own estate agent says the chain know we are all aiming for end of July but top haven’t got as much done as us near bottom. So hoping to hear some good news today.
This is such a long stressful 😩 process with no guarantees at any point and no way of controlling anything.

Im back! That was a long 13 days but we have a new buyer and just waiting for the memorandum of sale to come through. I have called the onward purchase estate agents to let them know as tomorrow was the deadline for it being relisted!

We took a hit on the price but if we lost the sale and onward purchase it would have been a 6k loss so we were pragmatic.

The last buyers were done in 5 weeks so hopefully our new buyers will get a wiggle on.

Thanks! Me too. At least all the grief on our onward our purchase is sorted so it should be an easy ride for us apart from sitting around waiting remembering what stuff we packed in what boxes if we need it urgently 😂

I'll have a read from where i left in a strop (sorry all) and see where everyone else is in the progress. Im hoping a few of you have dropped off and i belatedly wish you all the best

@runningmom that sounds frustrating about the radiator and service. My vendors are asking for these kind of things and I'm just getting on with them. In the grand scheme of things they're just little tasks so no big deal (and most of them I was in the process of doing anyway, it just takes a while to tick them off). I understand some delay while the roof is discussed. If our buyers ask for a significant reduction it will require a mortgage offer renegotiation etc so that needs greater consideration.

We received our mortgage offer yesterday! Straight after they went in for the valuation/survey so glad it went well.

Our sale is ambling along nicely so now our purchase can get going. We'll book a full survey as it's a 1950s house, albeit exceptionally well maintained. I'd rather do it for peace of mind.

Still hanging about waiting to exchange. We've now had a school place offered for one dc, so I need to confirm that tomorrow, but I was hoping to be able to say to the school we've actually exchanged before confirming it. From what I'm experiencing, house buying is weeks of interminable waiting, moving at a snail's pace, and then a sudden, frantic rush to the finish. Not stressful at all. 😵
