The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

Oh god @noodles44 just when you thought the finishing line was in sight! I hope you get everything sorted today.

I had a good hard look at my finances last night and realised I made an error, so if my buyers renegotiate after the survey, I don’t have much wiggle room for it at all, so I hope they’re happy. Getting the house ready, all the reports, fixes, etc have cost me over a grand too so I’m down already. I used to have a really well paid job but retrained and set up my own business which pays a fraction of what I was on previously (but was unsustainable) so moving is a bit of a leap of faith. I’m buying with my partner but my 50% needs to come from my equity as I can’t afford a mortgage. It’s going to be a nerve wracking few days.

We have just had confirmation that everything is back now and our buyer has transferred their deposit. Final checks being done now and I need to get buildings insurance!
Aiming for exchange tomorrow or Friday!

First time poster + FTB... DP and I had an offer accepted last week and sale memo has just gone out.

Just feel a sense of pure dread/anxiety about the months to come and the amount of 'homework' involved - why don't they teach this stuff in schools? It's SO complicated and full of jargon! Barely know where to begin!

Solidarity to everyone further down the line - any wise words much appreciated as I'm feeling so overwhelmed by it all right now!

Thanks everyone, still not resolved. Managed to get a surveyor out this am, told him the 2 points needing addressing and he has reported on one of them. The other point was not in the final conditions, so my sol has sent to the lender in the hope they accept it. I have a quote from a builder I know for works. It is £22k but technically down to all flats, not just me.

My solicitor has really ballsed up by not noticing this condition to the mortgage sooner, but it is me that is utterly stressed. Removers have been great, have literally a sofa, TV and mattresses apart from a few odds and ends. They were so calm and lovely telling me it would all work out and not to worry. I was fine when organising stuff earlier as thought I had sorted it, but it feels again out of my control and I just feel sick and anxious now.

Hopefully we will get the nod from the lender 2mo that they will release enough funds to go ahead on Friday. I am moving out whatever, I just needs to either get the OK or I suppose store my stuff until I do. I do have a few family members who have said they will make up the short fall if needed, so it is all salvageable. My original surveyor was not concerned re the impact to my property...

Anyway, off to bed as am exhausted. Hoping 2mo brings better news x

Lots going on here and good luck anyone on the cusp of exchange.
Emailed my surveyor and he said I should get a roof survey to see if flat roof (on whole house) needs replacing as it might need it! It’s a felt roof (70s house) and so I’m scrabbling round to see if anyone can say definitively that it needs replacing or not (estimating an 8-10k job!) Habing thought everything was fine (survey just picked up snagging stuff really), I’m now stressed.
On one hand, I could do nothing and it may not even leak or need any repair or I could move in and then it does. I don’t get the feeling my vendor has much wiggle room on price (I already got the house 10k under asking and I’m on a budget myself). We are so far down the line (3-4 months chain ⛓️‍💥 f 6) that I know I want the house (can’t do this again), but this is a spanner in the works.

Sleep has mostly eluded me last night, I feel like I have aged 300 years during this process!
Been up since 4am cleaning and packing the last kitchen bits. It is just a waiting game now, hopefully the 2nd surveyor will add something regarding the tree to his report too.
So frustrating!

@runningmom I don't envy you the decision on what to do re flat roof. If the first surveyor didn't note anything, is that a good sign for it or did they just advise a separate roof survey? They can be patched up too, should a leak spring, although I know that isn't always the best solution. Good luck with your decision...

@noodles44 thank you! Surveyor just said be good to get roofer to look at: may not have leaked but small stains could have been painted over. It’s one of those isn’t it where it could be fine and no issues or then it could leak the day I move in 😩 I think I know I need a quote but I just don’t think vendor will budge on price. I have some equity back but need new floor and carpet throughout 😩 so didn’t want to spend that on something unsexy like a roof!

I thought all flat roofs were a leak risk? Everyone I know with one seems to be patching them up from time to time. If you can get by the with occasional patch I wouldn’t be fussed.

I'm expecting the roof to be flagged in our survey too. I had the flashing repaired about six years ago and there was an historic (small - 5cm or so) stain from that. When I painted the loft I used two different paint finishes by mistake so it was very patchy, so I repainted it all before the survey. He’s definitely going to be suspicious about that!

I think there’s always going to be something to worry about. If it was me, I’d just crack on, but I don’t even bother with surveys. So few houses tick my boxes I’m committed from the moment I step through the door.

@runningmom I think that is standard advice for a flat roof. Hopefully a roofer can look at it and give you the thumbs up as to whether or not it needs work and you can book a survey if they have concerns.

So my lenders are now working on my application. My parents are getting the shortfall together so I can still move if the lender doesn't come through, I am still incredibly stressed and wanted to do this myself without asking for help, but there is a solution and I means I can still complete on the right day.

I am pretty much packed now, I didn't think there was much to do, but although the house looked empty, I underestimated it all.

Next job is cleaning out the hamster cage!!

I hope everyone else is having a less stressful time of it today, hoping my heart rate comes back to normal soon. My garmin watch keeps telling me I have had no restful minutes and that constant stress is not good for the body!

We aren't completing until the 28th May.

Good luck to everyone, it's so stressful! We have had radio silence today, no updates from anyone on what's happening with exchange. Yesterday we were told they were aiming to exchange today. You feel like you don't want to keep hassling but we just want to know what's going on! We need to exchange tomorrow or can't really complete on 24th as planned so tonight will be another sleepless night!

My gosh the bumps in the road for all of us!!!!
Im waiting on advice from solicitors about roof issue on my purchase. It’s complicated as there’s no prof roof IS leaking now but roofers saying as it’s original roof then would need replacing (but when?!) and the thought of setting aside the £5-11k out of the equity of my sale (the rest is going into the house and needed for flooring), is just so disappointing as I wanted to use that for kids’ future, holiday or rainy day (irony).
sorry, waffling. I’m committed to the sale but just a bit sad now…

Took parent to Solicitor to sign contracts today. Waiting for vendor to confirm completion end of next week.

The sale of family home is running behind which is fine, told today purchaser having home buyers report in a couple of weeks
