The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

I'm so sorry @fromtheshires - I lost my first buyers at the start of the year and we were just sussing out dates. It really is shocking we can get so far along and there is nothing tying anyone to the purchase before exchange.

I sold again within a month and to lovely people, so am much happier they are ending up with my lovely home.

Also sorry @lingmerth it is gutting when you have invested so much thought and forward planning on somewhere. Hopefully something better and more suited out there...

I have good news (at last!) We exchanged today. There were threats to pull out if it hadn't been done by a specified time, that got extended and we made it. Move day is 17th May (& 18th too for us as it is a 2 day move)

I just need to finish packing now...

Praying for a buyer for my 1 bed in London. For when it does come, can anyone recommend a conveyancing solicitor? Seems every single person I spoke to (and my last experience buying this place) was rubbish.

@ApplesPearsStares mine has been great so far, they have a London office - Dutton Gregory, they have an app that is great as you can see where you are, and the next steps for you and your buyers. I'm sure it makes me much less annoying as I'm not checking all the time!!!

Thanks for your support. We're moving 150 miles away along with our daughter and her family. It's trying to coordinate 2 house sales and 2 purchases. They've not sold so we're pinning our hopes on this house for them to move in with us if need be. Very small pool of properties to choose from.
I really wish there was a financial implication for people who drop out of house purchases and sales. Might sort out those who are really serious.

I’m desperate to get out of the rental from hell so throwing everything I can at this. The process in England just seems ridiculously stressful and over complicated (new to this but learning a lot on here).

I’m purchasing a property (sadly they are using PB solicitors so anticipate it will be a long road…). The searches are back, mortgage approved. Anyone have any idea how long it could take from now?!

@Fullrecoveryispossible no idea! In theory 8-12 weeks but it seems 16 is more likely and a lot seem to take even longer 😩 how many in chain and how far along are they?
We are mid enquiries, surveys next few days (held of since mid Feb as chain of six didn’t close til April 😩) and I’m trying to push my solicitor to communicate my need to move before end of august (pref July). I’m becoming a nag I know but I’ve found I don’t get updates unless I make a nuisance of myself. Wish I could ring all the other parties myself and ask them all to push!
sorry to hear the collapsed chains the last day or so. That sucks. There’s nothing you can do to control others’ actions which is the wurst part. Just believe that better things are coming.

Can I join in? Not directly me but elderly parent moving into a retirement property and selling family home.
Offered on a property in early February and then discovered they didn't have probate! Now seems to be through. Elderly parent getting anxious so trying to absorb pressure.
Have an offer on family home but trying to get them in new home first

We're about ready to sign the contract for our onward purchase! The vendors are refusing to get the boiler serviced before sale - it's 5 years old. I'm at the point where I want to just get on with it and I'll sort the servicing once we're in. I don't want any other delays, but it's only £99 with British Gas! Any experiences around this welcome...

Also, I have a mortgage condition to pay off a CC before completion, but my conveyancer doesn't expect that this will need to be proved in advance of drawing down funds. Does anyone have experience with this?

I had a call from the estate agents this evening. My buyers mortgage lender has apparently approved the mining report but there new offer hasn't come through yet. She's now worried that the 17th isn't possible because of requesting mortgage money. Anyone have any experience of this? I honestly don't know what will happen if we can't complete on the 17th 😢

Good luck all exchangers and completes today!
My solicitor says we are waiting on enquiries back from my purchase though they’ve been sorted with my buyer. However surveys are being done today so I think it will throw up things we will need to go back and forth for. If they’re ok (both surveys) and the top half of the chain catches up soon 🤞then I’m hopeful for end of July/August. Waiting since Feb 😩as chain closed in April.
Worryingly on another thread someone said land registry has a massive back log holding up all completions…is this true?!

@runningmom The backlog is only holding things up if something needs to be changed before completion. If not, the only thing to note is that it may take AGES for the rec9rds to change once you complete (we.moved in Oct, and our old house is only just showing the buyers as owners).

Sold SSTC 7 weeks ago. Buyers survey done on our house last week - no word on that as yet. Just waiting and hoping chain of 5 doesn't snap 😨

Boxes sourced but feels too early to start packing, however decluttering going well.

Have been reading all you comments for some time with a mixture of joy and horror.

Here I am on a second thread. Not surprised really as my onward purchase is behind my sale.

Property we withdrew from 2 weeks ago because of rising damp is now sold again and their solicitors have been in touch with mine to buy the searches off me. Happy to do that if it's going to make my conveyancing bill cheaper.

Hoping that we're going to exchange and complete in the next couple of weeks on my sale but have no definite dates yet. Onward purchase will be a while yet as searches have only just been started.

House is packed up and we are slowly moving everything into storage. Van booked for the bank holiday weekend from the big items.

We had an offer accepted 2.5 weeks ago, we're mid chain. Currently waiting on our mortgage offer which is being held up by the requirement of a new EPC from our vendors as the address is incorrect. We're not surveying our purchase property as it's a recent renovation. The survey on our house is being done next week and our buyers are nervous so really hoping it doesn't put them off as although our house is in good condition, it's still 150 years old. I didn't bother when I bought it so have zero survey experience! I'm hoping by the end of next week most of the nerve wracking bits are over, although the shit can hit the fan at any time, as we all know.

One of our enquiries from our buyers solicitor today is why has the property increased in value £70k over 4 years. How bizarre! 😂 our buyer has had their mortgage offer so a desktop survey was done.

Is this a usual question?! Literally going to say house prices have increased in this desirable area

@Mover2024 are they not having a homebuyers survey done? That sounds like a classic power move to get a price reduction but if they haven't bothered with a homebuyers survey then it's just odd? Maybe it's something the conveyancer takes upon themselves to ask? I'm going to start thinking of my own answers to that question now! Fortunately I've done quite a lot of work.

Hi @TiredCatLady We accepted an offer in October last year and moved end of February this year - so it took just over 4 months.
And that was with our buyer being a no-chain cash buyer with proof of funds in the bank, and us buying a vacant no-chain property with no mortgage ...
... even with a small closed chain of two it seemed to take so long.
There always seems to be something that crops up and delays things.
@runningmom we completed on our property in February but Land Registry is still not updated. We had to get a previous lease removed to buy freehold. Our sol agreed to exchange on the condition that this was expedited by the LR. I’ve checked in recently and it could still be a few weeks/months yet!!

@sugarbyebye I don't think so because it's a new build (4 years old). We'll list all the things we've done but it's literally getting a kitchen fitted, flooring done, fitted wardrobes etc. Ultimately it's a desirable area that's gone up in price!

we move in 7 days time, I am working 3 of those days and have a day where I am driving with the cat and dog to meet my mum & dad at the half way point with them. They will take my cat to a local cattery and have my dog at theirs until I am in…
I am cracking on with packing up though and catching up with friends in between that too.

my move has been 8 months so far from when we went up for sale. I lost my first buyers in Jan. I was lucky as managed to buy the property I was trying to buy before and my solicitor had done all the work already pretty much.
I went under offer at the end of Feb, so it will be just under 3 months for it to go through once I had a buyer who was keen. If my solicitor hadn’t done all the work beforehand, it would have taken longer as my new place is a leasehold and the management pack is pretty hefty.

No exchange for us today! We found out last minute that the water search has been delayed when we were told last week all searches were back! They have been saying since late Wednesday that it is imminent! As soon as that is back and ok'd we can exchange. We had our hearts set on 24th for move day due to work etc so just a nervous wait now!

Okay so I think things are about to go south for us. I've just had all the documentation through from the solicitors, and all the paperwork including the land registry info is for the neighbouring house, as the house we're buying is the converted stables of that house. So this is going to take involvement from the land registry I presume, to map out both properties? I've just emailed our conveyancer and got an out of office for two weeks message. Goddammit!
