The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

Congrats to those who have exchanged/ completed!

Our sellers have now said that they can't complete on 20th May, they've now suggested the first week in June. Tbh with everything that's going on, I couldn't care less at the minute 😅

My latest update today doesn't give me much hope that we will complete on the 17th!

The mining report for my current property has gone to the underwriters (buyers' mortgage lender). They say that it will take a maximum of 3 working days to be approved. My EA had told me that their lender had approved the report 🤦🏻‍♀️

However, my solicitor's secretary told me that they are requesting my mortgage funds today so that they are ready if we can complete on the 17th. Surely, even if the report is approved by the underwriters early next week, my buyers won't be able to get their mortgage funds in time for Friday? 🤯

I’m distracting myself by having a massive clear out today as I can’t do anything now until the searches start to come back and the lender does the survey/valuation.

Joining! Thank you for the thread. It's such a mad and maddening system. I resolved never to sell and buy at the same time again but have to this time as locked in to a 5 year fixed mortgage.

First buyer had to be discarded when it became clear their so called chain free position was ever so complicated and had stalled weeks and weeks before.

New chain free buyers agreed on first day of re marketing so we didn't lose onwards purchase. They have worked at pace to catch up with searches, enquiries etc but only now have decided to have a survey (of a 5 year old house still under builders warranty) which is scheduled for a few weeks time which puts the option of moving in half term out of the question.

Hoping to move mid June once our sons GCSEs are completed which is crap for my husband who is a teacher with no ability to take annual leave to cover.
Will be so relieved when exchange has happened as every single house sale I've ever done (four now) has collapsed on the eve of exchange.

Best of luck to everyone it's an incredibly stressful and broken system where only the solicitors benefit from the chains breaking 🥺

We are in! It wasn't at all smooth sailing, but we are in and that is all that matters! We left our old house sparkling, wish we could say the same about this place. I only had time to quickly run some disinfectant over the floors before the removal men came in after waiting around for ages, so we have boxes everywhere so cleaning is near on impossible!

Congrats! I have spent the morning preparing some more, need to keep busy! Have removed everything from the walls and filled, sanded and painted plus scrubbed the limescale from the toilet...fun times! I bloody hope we exchange ASAP and no one pulls out now arghhhhh!!

Painting garden furniture with a hangover today! I’ll tidy the garden but no point breaking my back in the garden (it’s huge) when I’m not staying, so working on things I can take. Few more bits taken from garage but most annoying is that there’s quite a bit of furniture and garage stuff my ex is taking and sensibly he doesn’t want to get a van and take it yet until we start talking dates which sadly I suspect is at least two months away. I’m a very organised person so if I had a definite date even two months away I’d be packing! As it is I’ve packed books.

What a bummer it wasn't in the same state as you left yours in though. I hope I leave mine in a decent state, but it looks grubbier the more that is revealed as I pack stuff!
My buyers are putting g their stuff into storage for a few days so they can sand floors and fir new carpets, so have told me not to worry, but I am doing!!

We finally exchanged on Friday and are completing on the 24th. It’s been our family home for over 20 years and I’m a bit worried as to how well loved it’s looking as we get things packed up and furniture moved. It’s definitely not going to be show home condition but will be clean - it’s difficult to know what people’s expectations are.

Can I join? FTB and had offer accepted 1st May and seller came down in price for us as we are living with parents so flexible in terms of timings.

I'm constantly worrying about timelines and orders to do things. Our full mortgage application went in Wednesday night but is with Co-Op who seem to have a reputation for being slow. I'm terrified we will be declined for some reason.

Solicitor wants to make a start with searches and I keep wondering whether it's worth starting that now or waiting for the mortgage offer knowing how long that may take.

I had no idea how anxious this would make me. We have been waiting for this for so long and are miserable living with my parents. Our daughter wants her own space back.

I cannot imagine how much more stressful selling and buying at the same time would be. I am never moving again after this

Congrats! I have been a bit obsessive about things being perfect but I just realised today that when we moved in there were many holes in the walls and curtain poles ripped out. I will feel like I'm winning if we move into our purchase and we have curtain poles and no holes in the wall! I'm now of the attitude of sold as seen and they had plenty of time to poke around our house on the 3 x viewings plus a survey. I will make sure it's clean but I'm done with diy now until the next house!

Sold my flat in Jan. Found my onward purchase in Feb but wasn’t registered and deeds had been lost by a solicitor; property finally registered about 2 weeks ago so on we go. Searches back and mortgage offer in. However, recent survey (wanted to wait until title had been granted) has uncovered a few major issues so will be renegotiating my offer tomorrow.

In the meantime, my FTBs have been a massive pain. Endless enquiries about the minutiae of everything. Luckily my estate agent got stern with them last week about holding things up unnecessarily, so hopefully that’s put paid to it.

Waiting for phone call from Solicitors, they are reviewing paperwork this afternoon for parent's retirement flat purchase. Good thing it's me not sister dealing with them, already had to tell her to be patient 😂

Still hoping for completion on Friday. We're not able to exchange yet as my buyers' mortgage lender still need to approve the mining report but both solicitors have requested mortgage funds in preparation. 🤞 they approve in the next couple of days. I hate not knowing for sure and we now have pretty much everything packed!

Fingers crossed for everyone! No good news for us today one of our searches is still not back and should have been ages ago. It's been chased, however we thought we could exchange once this was back but our buyers started asking qs again so frustrating as all solicitors said they were done with qs. This process is stressing me right out!!!

We had the survey done on the house we live in today. I really hope that went well as our buyers don't have much equity and I don't have much wiggle room in our sale price. Still waiting on mortgage offers - they ask for something, we send it, then they ask for something, and we send it, and then they ask for something else. Why not do it all at once?!

Did anyone have any surveyors value for under the sale price?

Glad some of you are nearing the end, it always gives me hope.

Survey done on my purchase and results tmw. Tbh as long as it’s not falling apart, I’m going ahead regardless 😜 I’m not looking to negotiate price just making sure it’s sound ish state.
Survey was done on ours today and apparently the guy was outside for over an hour taking photos of and staring at the roof/chimney 😬 Ex said he said something about some bricks in chimney in loft need doing but he couldn’t say anything else so guess we wait nervously to see what reaction our FTB have. Is a 1930s house so they’ll be lots to flag but it’s a sound and solid house and roof is good we think. Hoping they’ll not panic and pull out or ask for massive reduction in cost as ex and I splitting equity as I’m buying solo for me and kids so I need every single penny. Hoping once these big hurdles are overcome, we can push ahead as we’ve been waiting since Feb.
Fingers crossed for all those exchanging imminently.
