The all new buyers/sellers waiting room (continued) (continued) thread!

The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

Catch up here: The all new buyers/sellers waiting room (continued) thread

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

Good luck to you, whatever stage you're at in the process.

Paid for our survey today, just waiting for them to confirm when they can do but it will be third or fourth week of July.

Our solicitor has said subject to our vendors finding somewhere, we could be moved within a couple of months as things are currently moving quite smoothly.

We'd prefer end of August for our move so our solicitor suggested exchange a month before completion. Has anyone experienced this before/doing this now and is it fine?

winewolfhowls · 28/05/2024 18:50

So sorry to hear that Goldie, what a massive disappointment. Can't believe someone would leave it til last minute. Can you find out the situation? If it's something like a redundancy the person might be able to find another job if the chain will wait.

runningmom · 28/05/2024 18:52

Of course
moving about 2 mules
from 3 bed semi to 3 bed house
packing myself- some provide boxes and some don’t
one massive lorry and 3 wardrobes dismantled and 2-3 beds the same
roughly £1250-£1600 which I think is reasonable
the most challenging will be ensuring completion happens on the day so you don’t need to change!

Mover2024 · 28/05/2024 18:54

Thanks @runningmom ! Our move is about 2 hours away so I imagine that will push the price up quite a bit

Bluebird12 · 28/05/2024 19:19

@GoldieLookingBoots such a horrible thing to have happened. Really feel for you.

MovingToPlan · 28/05/2024 19:22

So sorry to read this @GoldieLookingBoots.

@Mover2024 we are (allegedly) moving on Friday 🙈. Our movers: packing up the lorry in Thursday and Friday am then moving to new place and unpacking is £600 in Glasgow. That's with us deconstructing furniture and packing boxes ourselves.

TiredCatLady · 28/05/2024 19:57

@GoldieLookingBoots thats rubbish. I’m so sorry.

We were due to exchange tomorrow and our buyers have pulled out! We are shocked and devastated. They have had some changes in their work circumstances so could no longer proceed. The chain of 4 has collapsed. This is the 2nd set of buyers to pull out now, it feels like we’ll never move house. The stress has really taken its toll. EAs have left us alone since they told us earlier today, but we are just stunned into a daze and don’t know what to do.

I’d better take myself off to the Buyers Pulled Out thread again!

So sorry @GoldieLookingBoots that's devastating!

Your survey is not until the end of July and you booked it in May? Are you sure!

That's really good and a price I'd be happy with! Fingers crossed we can get something similar

@m00rfarm June I meant! Hoping to have the report by end of June and move end of August

Thank goodness for that - although it is still a long time to wit for a survey to be done! I would kick them a bit to get it done more quickly. Although it sounds as though the vendors are not in a hurry. Is the surveyor one recommended by the agent?

Mover2024 · 29/05/2024 00:13

@m00rfarm it is a while but both us and the vendors aren't in a huge rush. Equally I don't want them hanging around for ages!

Yeah, the surveyors were recommended by the EA. Is that problematic?

I am guessing that they are trying to slow the process. I cannot see any other reason for the survey not being done in a week or so from booking. Your sellers have not yet found a property to move to, and therefore keeping you waiting for the survey will take some pressure off the sellers.

Maybenexttime08 · 29/05/2024 07:38

I can finally join you all in the next step of this stressful journey. We accepted our offer last Monday - chain of 4 so far. We have found a place but complicated as our friend (who is a landlord) is selling but the tenants may buy it. However they won't know for sure for another couple of weeks. We've met them and they are lovely so no hostility. If they don't buy it (and we do) they won't be out till 12th October.

EA says that might be too long for the chain to wait.. what does everyone think? We haven't found anywhere else so they will be waiting anyway!

sugarbyebye · 29/05/2024 07:40

Yeah we delayed our survey on our house by a couple of weeks because we were on holiday and wanted to tidy the house up when we got back, otherwise it would’ve been booked in within days. The second survey was booked in the next day (damp). Our survey on the property carried out by our lender was also carried out within days. So yeah maybe they are stalling.

that is a good moving quote. We haven’t got to that stage yet. I think we’ll pack everything but I’d quite like someone else to move it all.

sugarbyebye · 29/05/2024 07:46

Could they be bribed to move earlier? Buying somewhere with a sitting tenant would add an extra element of risk for me. I’m saying that as someone who is buying a house with a sitting tenant, but she is in the process of buying her own house, and she started that months before us. My solicitor is flagging it up as a potential issue though as we don’t have a date for her moving out yet. I don’t know what we’d do if her house sale falls through. I’m hoping she’d rent somewhere else but it is a worry.

I think buying a place with tenants in situ may worry your buyers and others in the chain ( if they knew) because you always run the risk that tenants will refuse to leave on the agreed date, if they have been unable to find another property.

In your situation I would definitely keep looking hard for a property to buy. Maybe you will be able to find somewhere less complicated.

Buyingahouse2024 · 29/05/2024 07:51

Why is exchange and completion such a nightmare!! We were due to exchange last week and complete on the 30/5 however exchange didn't take place as our buyers and her buyers had the same solicitors so they had to change. We then moved the goal post to exchange yesterday and complete Friday. For whatever reason this hasn't happened. Hoping by some miracle we actually exchange today and still complete Friday as we've hired a van! Now I understand why people say it's stressful moving!

MovingToPlan · 29/05/2024 07:58

We've now been given 3 different reasons for exchange delays (received an email late last night from our conveyancer). Resolute silence from our vendors, who at one stage were texting us directly with frantic, pressurising messages asking us to commit to exchange over 2 weeks ago. I put the kibosh on direct texts when they were trying to arrange moving dates separate from solicitors comms, but the silence is telling I think.

We are bracing ourselves for news of the sale falling through. And frankly, we are getting sick of not being sure of anything. Either way, knowing what's happening next is the most important thing for us.

Sounds like a nightmare! I haven't read all your posts but have you spoken to your estate agents? We were told initially by our solicitors that our reason for delay was our buyer wasn't getting back to say she was happy to exchange but that was a complete lie! Our estate agents managed to sort it

MovingToPlan · 29/05/2024 08:12

The EA who "owned" the sale is on maternity leave and we're being put through to any number of EAs when we ring. Nobody knows anything! It's maddening.

I've almost gone off the idea of moving at all this morning.
