The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

👋 hi!

Do you mind if I join? I am a FTB and from reading this thread it is clear that I have absolutely no clue about this process or what lies ahead.

We had our offer accepted 12/5 and the solicitors received our paperwork back on 24/5. We are waiting to have our mortgage offer, but paid them the valuation fee on 14/5.

Hopeful that we will receive the mortgage offer by the end of next week or week after.

Once we have received that back, do we then get a survey done? Or what is the next step in the process?

We are renting currently, and our sellers are buying and moving into an empty bungalow that they have already found and put an offer in on.

Our solicitor needs to also write to my parents as they are gifting us a deposit, so that may slow things up a little, but we are really hoping to be into the new house before my maternity leave ends in October.

Im feeling quite overwhelmed by it all, and wish someone had taught me all of this stuff in school as I have no idea what to expect or what comes next.

@Noshadealltea irs a long complex process! But if there are only two or three of you in the chain then it can be easier. Your estate agent should be the first port of call. When the chain is complete (their offer is accepted), then you can instruct a survey. If you do some googling then you’ll find the order and process. Sadly, there’s not much you can do to influence it all except chase your EA.

@Noshadealltea just keep dealing with everything that comes your way promptly and try not to panic. Anything you're unsure of post on here, as buying houses happens so infrequently you forget the process in between doing it again, so someone who has recently been through it is usually the best source of calming nerves. Have your vendors had their offer accepted or are they still waiting on that? Are you confident you will get your mortgage offer? What condition or type of building are you buying?

Quick question - I didn't have to pay a mortgage valuation fee to NatWest. Valuation happened last week. Do most people have to pay or is this added to the mortgage somehow?

Some mortgage providers do it for free. We had both a fee-free mortgage and no valuation fee with ours.

@Noshadealltea it shouldn't slow things down at all that your solicitor has to write to your parents. They should need to sign a letter or form confirming that the money they are giving you is a gift not a loan.

I did this for my daughter when helping with her deposit and actually popped into the solicitor to sign the form (they were nearby) it was a 5 minute job.

Survey came back today which surprised me as only done Saturday and expected a delay especially with the bank holiday.

Considering we are buying a 1930s house it has come back with barely any concerns at all. Anything marked as urgent is because they didn't have service certificates for this like the boiler/gas. I have these from the solicitors already.

Now just waiting for solicitors searches due back 5th June. No chain. Vendors already moved out so hoping we will be fairly quick here on out

May the conveyancing and surveying gods look down on us with favour and smite those who try and thwart our progress with super itchy pants!

@Unexpectedbaby sounds like you've bagged a winner on that house. The one I'm buying had 13 reds and 27 ambers. Luckily I knew about 75% of the reds from the viewing. And the others are basic fixes. The surveyor still said I was getting a really good deal 😮‍💨

As I'm relocating I've been looking at business ventures to start when Ive relocated as I cant wfh. Why is starting a business so expensive and such a huge risk financially.

Joining this thread! In a 3 part chain - FTB buyer buying our house, we're buying a house (upsizing) in which the sellers are moving to a chain free - hoping for exchange in the coming days so we can complete on 7th June.

Very nervous after reading lots of stories about chains breaking just before exchange! Also especially as we have a FTB who has already wobbled once..

Love hearing about those close to exchange and completion.

Had two removal firms come round and quote so far: both reasonable and comparable.

ive but the bullet and ordered some more boxes from Amazon as I want to carry on packing non essentials (currently conservatory is acting like the back of the van 😜). I know we’ve weeks and weeks to go but as a single mom, I don’t want to do it all in a week.

Resisting the urge to email solicitor again to essentially say can you tell everyone to hurry up!!

Trying to manage my expectations and mood, while trying to hold it together for the family, is not easy. It doesn't help that the weather is a bit shite and we're not able to go out much, pinching pennies for the supposed move. Definitely in a grump today!

Oh god my anxiety is through the roof watching people pack up my house. Keeping enough back for one night with a toddler feels bizarrely overwhelming. I will be so glad when this is all over!

I'm also thinking of starting up my own business when we relocate. I'd still be able to get to my current job but will take about 2hrs both ways and be more expensive and tbh I'm over commuting to London.

I'm thinking of starting my own childminding business. There's seems to be a shortage but high demand in the new area and this would also allow me to do school pick ups for my eldest who starts primary in sept and spend more time with my 2y/o.

Big decision though.

Yes it is. Ive been playing with some figures and it looks like it would take at least a year to turn a profit.

My buyers survey has just been booked in for Monday next week so looks like they aren't messing about

Hi checking in, 3rd times a charm. Had my previous 2 chains fall through been on the Market since Oct 2022.

Think we have a chain of 4 this time fingers crossed. Paperworks with the solicitors just waiting on the mortgage valuation on our end. twiddles thumbs.

Seriously if it falls through again I think I'll have an aneurysm... 😅

@Propertyshmoperty I don't have the grit to hang on that long to move, I do feel quite on the edge of burnout already (lots of other family related stressors adding to the overall feeling, though). Fingers crossed for you and everyone else on the thread, no matter where we are in the process.

@MovingToPlan we had a 6 month break off the market after the last chain collapse, went back on with a different EA which I'm a bit happier with too.

I do think if this one falls through it'll be at least a year before we try again. The house is too small for us and I don't want to extend (as it won't add value as building is so expensive) so can't just completely leave it but don't have the "grit" to get straight back on the horse.

No updates from solicitors today (despite me knowing they’ve had the searches etc back). Someone up the chain needs to move mid June so would I be completely unreasonable to badger them?!

We were due to exchange tomorrow and our buyers have pulled out! We are shocked and devastated. They have had some changes in their work circumstances so could no longer proceed. The chain of 4 has collapsed. This is the 2nd set of buyers to pull out now, it feels like we’ll never move house. The stress has really taken its toll. EAs have left us alone since they told us earlier today, but we are just stunned into a daze and don’t know what to do.

I’d better take myself off to the Buyers Pulled Out thread again!
