The previous thread is almost full! We've had lots of completions, exchanges, offers accepted, maddening conveyancing teams, strange requests, and worries to last a lifetime. Welcome welcome.

My update is that everything seems to be lining up and we're looking at exchange next week. 🤞 Hoping to complete a few weeks after that.

The EA who "owned" the sale is on maternity leave and we're being put through to any number of EAs when we ring. Nobody knows anything! It's maddening.

I've almost gone off the idea of moving at all this morning.

Yes, I'm suspicious of this. People can't cope with delivering bad news!

@MovingToPlan , I was where you are now. An initially keen buyer went silent for two months and I had no idea what was going on or what was causing the delay. The uncertainty is the killer. Our brains struggle to cope with not knowing what is going to happen (I think it must be a primitive stress response), and this awful moving process presses all the wrong buttons! I think you are wise to try to detach yourself from the outcome and have a back up plan in place, but if the buyers are stalling rather than pulling out, there is still hope.

Fingers crossed for a successful outcome for you, and hope you find ways to stay sane in the meantime.

So sorry to read peoples updates, the process here in the UK is just awful!

We had been told exchange early this week ready for completion on 7th June, but now it's not looking likely this week as our sellers solicitors now have queries on her onward purchase. This is despite us being told for a month now that they're ready to go!? Argh.

I have said I need a weeks notice between exchange/completion at least because of childcare/cats/packing etc so it's likely moving date will be pushed back. It's all a pain!

@m00rfarm it's the surveyors actually, when we contacted them they said they are currently booking the w/c 17th June. Must be very busy!

Sorry to hear of bad news. It's just an awful system. We were supposed to exchange yesterday and complete tomorrow. Exchange didn't happen due to buyers solicitors not answering emails and calls. We are pretty much packed and ready just in case but losing hope. If it doesn't complete tomorrow the chain collapses due to an auction in the chain.

Well the story so far from our conveyancer is that the vendor's conveyancers haven't done money laundering checks and haven't seen a bank statement showing proof of funds from the vendor (their client).

I absolutely despair. We are going to push the nuclear button and threaten to pull out if we don't exchange by the end of the week.

How could we have gotten this far into the process without them showing proof of funds to someone??

how can the system be so bad and the fees that conveyancers are paid yet you get such a bad service.

I know it's shocking. We were going to threaten to pull out as well but realised we'd still have to pay all the fees so we're just hanging on in there

Our house sold the same day we put it on the market on the 15th of April, offer accepted on our purchase the same day

our purchasers have their mortgage offer and searches back now. We’ve not even had the draft contracts to order searches! After weeks of chasing it turns out the property we want to buy isn’t registered at the land registry. After chasing the solicitors we’ve been told the deeds they need are in a deeds storage facility and they don’t have a timescale on how long it’ll take to retrieve them.
our solicitors have said they can’t conduct searches without them.

anyone come across this before? This moving business is like pulling teeth 😩

We had similar in that our purchase had been lived in since new (late 60s) and never been registered with land registry. It caused a slight hold up towards the end as deeds/proof the old mortgage was paid off needed to come from the bank our vendors held their mortgage with. I think they were in some vault somewhere as would have been before everything was computerised so took a couple of weeks. I believe on completion our solicitor arranged first registration with land registry and we had to pay a fee for this. It's really not that uncommon especially if buying a house that's been lived in a long time. Nothing to worry about.

Ffs…here’s me packing boxes and telling estate agents and solicitors to push for July completion and then I’m told my vendor hasn’t even received the draft contract for his purchase 🙄and enquiries still not answered. So then I’ve asked my agent (also his) to tell him to be more proactive with his solicitor. Honestly, I feel like I’m the only one pushing for all this.

I had this with the purchase I'm currently living in. I think they had to extract old lease information from the vault. It took a couple of weeks, if I remember correctly.

Looks like threatening to pull out has caused a flurry of action, and the vendors finally are ready to exchange.

I'll believe it when I have the key in my hand tbh!

I think it took a couple of weeks, not long at all in the grand scheme of the buyer selling malarkey!! Good luck with your purchase and enjoy your new home.

On our update we didn't exchange helpfully our buyers buyer mortgage has an 'admin error' on it. They've added her ex husbands name but apparently a typo only...they're now saying we should exchange tomorrow complete Friday but I'm not holding my breath

Can I join? Just had an offer accepted! It’s a property that needs a fair bit of work and our offer reflects that. really nervous about things going smoothly and scared we could be gazumped.
we also want to do a second viewing at some point so we can have a closer look/take photos of some of the issues to aid research and getting quotes. Worried it’s not the done thing or the buyer will think we’re getting cold feet when it’s definitely not the reason!

We were in and unpacked by 4:30, still can't believe it's ours! It's going to take some adjustment as we've gone from a busy main road to a very quiet area. Currently listening to the birds chirping away in the fields, bloody lovely!

Can I ask what is probably a dumb question as a FTB.

What's the general order of things?

Our chain closed and searches were requested last week, what happens next? Once that's all done do you exchange? What does that even mean? And then what happens between then and completion and on completion is that the day you move/responsible paying your mortgage from?
