House has been on for sale for nearly a year with no offers. Would love some feedback and advice!

We bought our 1850s 3 bed cottage in 2021 and although we absolutely love it, we got pregnant last year trying for our second and ended up having babies 2&3 in January! We have no family too close by (my parents are an hour away) so we sadly put our house on the market in early August last year to move closer to my family for support and to have more space than what we have currently for 3 under 3. In 9 months we’ve literally had just a handful of viewings with no offers. People constantly tell us how beautiful our home is (and we honestly love it, just wish it was bigger and closer to family)! We’ve tried two EAs who have both said it’s priced right for the area and the market and we can’t afford to drop any lower anyway to avoid making a loss (we’ve done work since moving including adding a downstairs toilet). We’re honestly getting so down about it now as our babies are just getting bigger so quickly and starting to feel like we’ll be stuck here forever. Yep. No floor plan means people assume that it has a really weird layout or a problem with the lay out.

I'm in London so struggle to understand if prices are reasonable anywhere else. But this is seriously my kind of house. Not helpful I know, sorry

Yup like PP floor plan is super important to get a feel for a place. Knowing the layout is super important. Your home looks beautiful btw

  1. no floor plan. 2) unclear regarding parking. It says at the very bottom of street- but where? It looks like there is a garage nextdoor? Is that your or someone else’s. 3) council tax band? 4) epc looks to be poor would expect it to be higher in such a lovely property. 5) kerbside appeal and garden is not appealing - new photos with some colourful pots and hanging baskets? 6) price.

If there's no floor plan I just assume the owners are hiding something.

The floor plan can be seen from when op bought it in 2021.

Looks like one of the bedrooms is a mezzanine? Is there a door leading into the bedroom or is it completely open?

It’s too dark. Most people don’t like dark wood nowadays. Can you paint the beams white and just modernise it a bit? Take out dark wood furniture?

Only partial double glazing by the looks which is off-putting, plus many people don't want to be straight onto the road like that, especially at that price. Plus no floor plan.

It looks like there's no parking, and the off road parking isn't mentioned till the end of the description. Presumably it's the adjoining garage? There's no description or photo of it. It looks like it might be hard to park in.

A floor plan would be helpful too.

I don't know about the price, but if it isn't selling then really it's going to be about the price when it boils down to it.

It's a beautiful house though.

I don’t want to have to visit a house to learn the only bathroom is downstairs, or the third bedroom is only accessible via bedroom two.

Get a floor plans, remove the guide price of £609-635k (why have this when marketed at £600?!). If yours is the double garage, state that as it only seems to say OSP. Get a new agent.

Without a floorplan I might just scroll past it. The EPC is a worry too, I'd think costly to put right and not tolerable as is. Lovely house though. I know nothing about pricing in the area.
