House has been on for sale for nearly a year with no offers. Would love some feedback and advice!

We bought our 1850s 3 bed cottage in 2021 and although we absolutely love it, we got pregnant last year trying for our second and ended up having babies 2&3 in January! We have no family too close by (my parents are an hour away) so we sadly put our house on the market in early August last year to move closer to my family for support and to have more space than what we have currently for 3 under 3. In 9 months we’ve literally had just a handful of viewings with no offers. People constantly tell us how beautiful our home is (and we honestly love it, just wish it was bigger and closer to family)! We’ve tried two EAs who have both said it’s priced right for the area and the market and we can’t afford to drop any lower anyway to avoid making a loss (we’ve done work since moving including adding a downstairs toilet). We’re honestly getting so down about it now as our babies are just getting bigger so quickly and starting to feel like we’ll be stuck here forever. Link below and if anyone has any tips or feedback I won’t take anything personally and would just appreciate the help!

Only partial double glazing by the looks which is off-putting, plus many people don't want to be straight onto the road like that, especially at that price. Plus no floor plan.

All of that plus rooms look really cluttered with all the furniture and makes the house look pokey. No floorplan to contradict that either.

Certain things should be very clear from the info:

  • floor plan with room sizes
  • is it fully double glazed
  • is there a central heating
  • where is parking
  • what improvements were made by sellers
  • is there anything shared e.g drive or access to the garden

Looks lovely but is being advertised appallingly. As most others have posted lack of floor plan and bare mention of parking situation make ot look.like the property has issues.

Front outside looks very gungy and slippy. I'd tart it up with some hanging baskets/ window boxes and power wash the slimy look. Also, if you get another floor plan done don't call the conservatory the orangery. Looks a bit pretentious and upselly.

Those photos are so much better!

I also appreciate when photos are properly labelled not just whatever the defeault name the site drags in . Helps get a proper sense of the house

It seems to be around 200k more expensive than slightly more modern similar sized houses in the same location

What a lovely house! All houses sell eventually. In my experience and I’ve moved a fair few times, if the price is right they get snapped up. I would suggest if you can’t afford to drop your price try and stay put until house prices move up again. It won’t be forever. Or take it off the market, wait 3 months change your estate agent and lower your price to £599000.

Photos are awful. I don't know if it's shadows, but it looks like it has damp patches on some of the ceilings. It feels very rustic, but not in a lovely warm cosy way, but in a cold, damp way. The interior brick work, just makes me think dust and cobwebs. Sorry OP I hate critiquing your home, as I'm sure it's lovely, but the photos really aren't doing it any favour. One of them (outside photo) looks like it's been photoshopped (badly) as it gives the house a weird flat look!

I love it but I don't have 600k, and I think if I did I'd want more than 3 beds. I think the market for that type of property is quite niche.

Also yes floor plan, clarification on parking and the previous listing is 100x better

The main bedroom having the bed on a mezzanine level would put me off. I'm getting older and wouldn't want that.

Your target market is probably young couples but who would have that type of money for a house which doesn't look super suitable for having babies in.

So the price would need to be reduced to get interest (and a floor plan!)

The previous pics on Rightmove sold were better, but still not great, but I realise that they are yours too from another agent.

I’d ask Rightmove to remove these pictures as it makes it seem like these are the sales pictures from 2021, & like you’ve done nothing to the house, when you say you’ve added a loo.

You need much better pictures showing the full rooms.

This looks like a listing from the same OP rather than when OP bought the place. Either that, or OP bought lots of furniture from the seller at the time!

Agree though that the house looks so much better in this listing

Front needs work. Power wash the cobbles and plant up the front with window boxes or large planters.

It’s too dark. Most people don’t like dark wood nowadays. Can you paint the beams white and just modernise it a bit? Take out dark wood furniture?

It's a period house with period features, including the beams, and some people actually do like that. All the furnishings are sympathetic to the period of the house.

Looking at the floor plan op posted it looks like there are two staircases and the main bedroom is a mezzanine? That would really put me off, it’s not really family friendly but it’s a family sized price.

This. It always comes down to the price. Knock £100k off and it will have an offer on Monday. Keep it as it is and you may wait another 12 months.

A reasonable selling price and timescale will be somewhere in between but it's clear that the price isn't right. Wanting or needing it to sell for £x makes no difference to what people will actually be happy to pay.

It is the price though. If you don't have people looking or offering then they don't want to pay what you listed it for. The market doesn't care that you "need" ro sell it for that. Plus I wouldn't view without a floor plan and I would be worried about hitting my head sitting up in bed every morning.

You need a floor plan as the rooms looks small for the price - that may just be the photos.
