House has been on for sale for nearly a year with no offers. Would love some feedback and advice!

We bought our 1850s 3 bed cottage in 2021 and although we absolutely love it, we got pregnant last year trying for our second and ended up having babies 2&3 in January! We have no family too close by (my parents are an hour away) so we sadly put our house on the market in early August last year to move closer to my family for support and to have more space than what we have currently for 3 under 3. In 9 months we’ve literally had just a handful of viewings with no offers. People constantly tell us how beautiful our home is (and we honestly love it, just wish it was bigger and closer to family)! We’ve tried two EAs who have both said it’s priced right for the area and the market and we can’t afford to drop any lower anyway to avoid making a loss (we’ve done work since moving including adding a downstairs toilet). We’re honestly getting so down about it now as our babies are just getting bigger so quickly and starting to feel like we’ll be stuck here forever. It's probably in the wrong price bracket for right move. So people are simply not seeing it in the app search.

Change estate agent.

Ok you need better photos. All the lights in every room need to be on for the photos. And photos that show more of the rooms.

One set of wardrobes wouldn't be enough for a family tho. I don't want to fold all my dresses shirts and suits etc.

Be criminal. Anyone that wants a modern house won't buy yours so please don't ruin it. Idiotic advise.

The photos are terrible and there's no floorplan so it's impossible to get an idea of the size of layout of the house. I wouldn't even view it to be honest, the listing makes it look small and illogically laid out.

Our budget was 600-700k and we were searching on Rightmove every day. Its the wrong agent, not the wrong searching app/website.

It's still a significant price difference for a 3 bed in the same area. It has a lot of space out front and a more practical layout. Just an example, really.
If the OP's house was value for money, it would have sold.

It's a gorgeous house as everyone agrees, so this is unusual in that you can't do anything to it!
You may need to take the hit price wise, or just stay put?

It is. Picture 2 is dreadful, I'd be asking the EA to remove that. It would put me off even viewing the house.

It is a beautiful home Op. The front needs little more kerb appeal, some pots and photos taken in the sunshine. And a floor plan.

As someone relatively local, it's the price for the lack of outdoor space. There is no driveway, seemingly no storage/garage/outbuildings, and the garden doesn't look very big in the pictures.

(Do not paint the beams!)

I think you can make more of the kerb appeal, bay trees in pots would look fab on the outside.

Ok now I've seen the other listing, the previous photos are 1000 times better and the house looks beautiful.

Sack the agents, they're screwing you over!

I would get it on with new agents, get professional photos showing every room in it's best light, FLOORPLAN! get the new agents to do a proper listing details with all the relevant details about parking and set up an open house day to get all the viewing done in one go.

No floor plan is an issue but also there are at least 2 others on rightmove at £600 & £625 k which look much nicer so I’d say it’s overpriced as well

I agree that the photos in your listing don't do it justice. The order is wrong as they seem to have put a group of I would thin out the furniture to absolute minimum and then get it rephotographed.

I'd ask for evidence that the current price is right.

Totally agree - the other photos are so much better (although not sure why the early ones are of the downstairs WC in both portfolios 🤦🏼‍♀️

It's a lovely house but if I were being really picky about the photos....the first photo is not good. Green paving slabs, no kerb appeal, why are there 2 alarm boxes in random places? Is the garage yours? If so, why are the cars hanging out? Too small to park a normal sized car in?

Some of the internal pics aren't great - why is the shower door blurred - dirty or condensation? The wall in the loo looks like just plaster or badly painted. At the rear, is that green mould under the guttering?

A few improved photos would work wonders I think.

I can imagine that road is a nightmare in the morning I used to work not far from there (a long time ago) but can't remember my exact route, what is it like at school start/finish?
Also big one for me would be parking, your road looks cute but where does the car go and how do you turn into your road as not very wide and what happens if someone is coming the opposite way? Also assume it limits household to one car unless it's parked somewhere else

Its beautiful. Where did you get all your sofas from OP? The neutral ones, the velvet one and the chair. I have spent a fruitless day walking around furniture shops and your style of furniture is right up my street. Veebie86

Agreed bizarre you don't have a floor plan. Literally 1st thing I go to when looking! And get a decent agent, Express Estate Agency? Sounds dodgy.
