House has been on for sale for nearly a year with no offers. Would love some feedback and advice!

We bought our 1850s 3 bed cottage in 2021 and although we absolutely love it, we got pregnant last year trying for our second and ended up having babies 2&3 in January! We have no family too close by (my parents are an hour away) so we sadly put our house on the market in early August last year to move closer to my family for support and to have more space than what we have currently for 3 under 3. In 9 months we’ve literally had just a handful of viewings with no offers. People constantly tell us how beautiful our home is (and we honestly love it, just wish it was bigger and closer to family)! We’ve tried two EAs who have both said it’s priced right for the area and the market and we can’t afford to drop any lower anyway to avoid making a loss (we’ve done work since moving including adding a downstairs toilet). We’re honestly getting so down about it now as our babies are just getting bigger so quickly and starting to feel like we’ll be stuck here forever. Photos are poor - don’t show enough of the room.

Also, seeing as it went up by £100k in a space of four years, you may have paid too much, especially as it was during the Covid bubble. And therefore expecting £40k more than what you paid is ambitious.

No floorplan & no room sizes

No idea of where the off street parking is- is it the garage next door, or elsewhere?

The mezzanine and nursery bedroom photos seem to look like ceiling leaks

And guide price range is a rubbish way to list. Pick a price.

I also came the day a video tour would be useful. I found it hard to visualise the layout/ size.

I've just looked again and it is open plan. It's not really a 3 bed house then. It should be marketed as a 2 bed and that needs to be reflected in the house. The previous photos (from when you bought it) were also much better.

As everyone says - it needs a floorplan! Can you get a better photo of the dining area - it looks very dark. The outside area needs a bit of softening - can you add some flowers/ bays/ olive trees. This is my style of house but the mezzanine bedroom would really put me off - I don't want to be walking down stairs if I want the loo at 4pm.

As above plus the photos need better staging. Hide all the clutter / baby stuff and get lots of lights switched on. Is there a light in the chimney breast above the cooker? It looks really dingy! If not, get some of those cheap battery operated stick on ones and put them on.

Imv - ? Is there a garage,
On street so possibly not great for young kids,
not really suitable for older couple as can’t park outside, upstairs bathroom
rather bold flooring
but lovely house it will sell, be patient

I can't quite work out if bed room 3 is just a mezzanine above the office, or is that a whole separate room?

It is lovely, but feels smaller inside than outside?

You need a floor plan and some better photos. Those photos make the rooms look very small and dark!
Also the room with the double bed up against the wall would put me off. If there any room to rotate it against the other wall so you can access both side of the bed?

Change estate agent, I can't believe how crap that listing is, surely it is their job to market it properly.
As everyone has said, you need a floor plan. I wouldn't bother to request a viewing without seeing a floor plan first.
Some other good points on the thread about making it clear about parking - is that your garage? Better photos, list room sizes, etc.
The front looks a bit stark and soulless I'm afraid, could you do window boxes with flowers or something to soften it?

Photos are bad, the ceilings look very low and the rooms look dark. Like everyone else said: Floorplan!
the cover photo is weird: half the lights are on, the other half off?

At the risk of sounding like everyone else

  1. Lack of Floorplan
  2. Parking Would initially put me off if I had plenty of other places to view.

I get what you've said about the price you need to sell at but perhaps you need to revisit this.
Could you put it on with another agent instead just to see if you get any other interest?

The absence of a floor plan suggests your house has an unusual layout. No room dimensions suggest the rooms are small.

The photos are pretty crap and your beds could do with some nice throws on them.

Your house is really beautiful. I don't know your area but I think it might be the price- you bought at the peak of the market and our estate agent is telling us its a completely different situation now and prices have stagnated or decreased.

I empathise with you as we are in the same situation of wanting to move to get more support with our baby, but we are waiting to move because of how bad the market is. I hope you find a buyer.

It’s two standard bedrooms plus a third room that is being used as an office with a mezzanine that fits a double bed. I think 3 bedrooms is a fair description

It'll ultimately be the price. You bought at a peak in 2021, even with adding a downstairs toilet it’s not going to be worth more now in 2024 than you paid for it. Appreciate that that may mean you’ll make a loss, but if you really want to move you might have to swallow it, or wait until the market goes up again in a few years.

Floor plan missing means I cannot be bothered to even look at the photos or descriptions.

Plus - as a southerner who is used to pricey houses and small gardens it seems a lot of money for very little space.

Like everyone else, I think any listing without a floor plan means it has an odd layout. Looking at the EPC it looks really expensive to run and seeing you bought it 3 years ago (because you can’t list your personal circumstances in the listing) it looks like you’ve realised it’s too expensive to run.
