House has been on for sale for nearly a year with no offers. Would love some feedback and advice!

We bought our 1850s 3 bed cottage in 2021 and although we absolutely love it, we got pregnant last year trying for our second and ended up having babies 2&3 in January! We have no family too close by (my parents are an hour away) so we sadly put our house on the market in early August last year to move closer to my family for support and to have more space than what we have currently for 3 under 3. In 9 months we’ve literally had just a handful of viewings with no offers. People constantly tell us how beautiful our home is (and we honestly love it, just wish it was bigger and closer to family)! We’ve tried two EAs who have both said it’s priced right for the area and the market and we can’t afford to drop any lower anyway to avoid making a loss (we’ve done work since moving including adding a downstairs toilet). We’re honestly getting so down about it now as our babies are just getting bigger so quickly and starting to feel like we’ll be stuck here forever. Echo everyone else - no floor plan is off-putting.

Plus parking is not obvious, and the access down a cobbled side street looks narrow and awkward.

Floor plan but I also don't like your photos. The first one shows what I presume is another building to the left which seems overbearing, the second photo is better. The photos make the rooms look small, especially the bathroom. The door with a cat flap, looks like it leads straight out onto the grass? I want somewhere to eat outside. Could you have photos of the garden staging a nice table and chair set? And hide the baby clutter. That said it's a lovely house.

The photos make it look small. The lighting washes out some of the space so you can't see how big the kitchen is. Weird height and angles of some of the photos too.

Put the floor plan on and take better photos. All the photos make the rooms look really small.

I'd be put off by the fact there's no front garden. I don't like people walking right past my window.

You need to show where the car parking is.

The photos from what I presume is the previous agent you used are so much better!
I think it’s probably over priced too. Have you dropped the price from £635k to £600k but you’re still saying offers between £600-635 which makes no sense on an house priced at £600.
in this market I’d be expecting offers under. The longer you leave it the further the price may drop.

so much wrong with the new listing and agree the older listing is better, not great, but better.

Also, where's the parking? What's that big black wall that's next to you on the left side as you look at the house. It looks big, and dark, and damp!

It's a niche, pretty expensive house, but it could be marketed loads better!

yes no floor plan nor room measurements - as already said by plenty

outside needs something, tho I guess you can't put pots out as it's the public pavement ?

some people just do not like having no frontage on a property / walking straight out onto the pavement.

is the garage with the house ?

That pine toilet seat in the downstairs loo really does not go well with the decor in the downstairs loo nor the rest of the house !

Do all 3 of your children sleep in the one cot ?

and as asked - did you buy some of the previous owner's furniture ?

I would day a floor plan too. Also, if you compare the listings the first photos are so much better. Some of yours aren't great as they are too dark and don't really have the full scope of the room. I would get them updated.
I would also paint the garden fence. If you are wanting £600k, I wouldn't be wanting to buy it and then start having to do any work to it.

The pale green paint needs to go and have photos done without the clutter in the bathroom and on surfaces.

It's a gorgeous house, but £600k for Cheadle/the North? I thought it would be more like £400k tops. But that shows how little I know!

Also the outside photo where next doors garage is open puts me off. Looks like it's next to a workshop.

It's a beautiful house and I can't believe you have three small children!
However, it's too expensive for what it is/where it is.

Definitely a floor plan
need better photos of the kitchen, it looks dark and outdated on first look.

It’s a lovely house, I don’t know about house prices in the north west but in the bit of Yorkshire I live in you’d pay £450-600k for something like that in the right market town. Lots of the north isn’t cheap anymore
Reducing the price would speed up the sale.

Another vote for needing a floor plan and better photos. I'd get rid of your agent and go for a local one, they might cost a bit more but will be worth it. However even with this the fact it's not sold for so long in a popular family area probably means the price needs to come down.

I echo everyone else — you need a floor plan and to clarify the parking. If that garage is yours, say so: if it isn’t, remove the picture in which it features. Low EPC would be off putting to many I suspect. And better photographs — I think your kitchen is lovely but the photographer just seems to have been transfixed by the range, which also may sound an alarm for some potential buyers. Heating the house and running the range look expensive. Finally, there will be people (and I’m one of them) who don’t want a house that opens directly off the street. It looks lovely inside, and I also like the wall in your garden, but these issues may make many people dismiss it.

I know the area well and £600k just seems nuts to me.
The house is lovely and I’d love to live there. Perhaps consider a price reduction if you can?

I wouldn't like to be right on the street like that, but it's actually a narrow dead end road, not a main road or busy street. But it's really not clear from the photos what the situation is.

Does the narrow single width entrance to the road cause difficulties with people driving in and out, @Veebie86 ?

TBH I think it doesn't look much from the outside but wow inside is beautiful. I guess lack of a driveway could be putting people off, I guess maybe for that price people would expect that. You must be so sad to leave it. I would consider reducing the price.

What's that dead plant (?) thing in the kitchen? Very odd.

I found it quite confusing from the pictures until I saw the previous listing. So yes, floor plan. But ultimately, the reason it's not selling is the price. If it was priced right for the area, you'd get interest despite the lack of floor plan.

Looks like one of the bedrooms is a mezzanine? Is there a door leading into the bedroom or is it completely open?

I've just seen the listing from when OP bought as well. Not only is there a floorplan, but the old pictures are much much better too; OP's ones make the place look like a rabbit warren.

In terms of the mezzanine bedroom, there is a full staircase with open banister leading up to it from the lounge (stairs missing from that floorplan!), and a door from that bedroom into the first floor hallway.

Perhaps it's this putting people off; I wouldn't want that for my main bedroom unless I was getting it for a really cheap good price. I'd feel cheated if I went to look at it and this is what I found.
