Morning all. Another day!

We've just told our solicitor that we'll pay for it, so long as buyers confirm exchange TODAY. Still angry, but just want it over now.

Goodness @Laughingravy- I would be going spare with that kind of delay with no comms! Feel for you.

Our Sol updated that we are aiming to exchange TODAY as well!! Suddenly gone from frustrated limbo land to anxious panic.

We are still waiting to see if our vendors will progress with the sale. Our buyers are hot to trot and want to move asap as they are in rented.

Buyers have said they won't confirm exchange until bill is paid 🫠 We are just going round in circles and they are being SO unreasonable!

@sweetpickle2, you've been very reasonable saying you'll pay it. Devil's Advocate time though: if you don't sell to them, have you got to pay it anyway? So either way you are on the hook for it?

I'd pay it, send proof and say exchange within one working day or we are automatically pulling out without further notice / chasing.

Yeah we would have to pay it either way whether the chain collapsed or not so we're going to pay.

I don't know if I have the nerve for that at this stage! This whole experience and the way the buyers have been so unpleasant has genuinely made us both unwell. Sucked absolutely all of the excitement out of it. A horrible experience.

Oh, and they're either buying it or not. I don't think a deadline is unreasonable at this point. And if they don't exchange, then they were never going to , IMO.

Hi everyone.
My house has gone on the market today, the first time selling a house. I need to get a grip, because at the moment I'm too emotional about it (it is/was my DC's first childhood home).
I've deactivated facebook so I don't see the advertisement (our EA is a prolific facebooker and shares all their houses on their facebook page and the local towns information page). I'm not doing any of the viewings, leaving that to the EA. I may be naïve but I'm hoping becoming a bit detached from the process will make it easier, emotionally.
I just need to block rightmove and zoopla now lol.

@ShittyGlitter Given their circumstances I think we can be sure it plays a part. It's a mother in her sixties and idle adult child set up. We always wondered if it could get tricky when it all got real. Unless we get access before completion we might withhold an amount to cover paying for it to be cleared.

we’re buying a house with an annexe and it would have qualified for the multiple dwelling relief that has just been abolished in todays budget. If we don’t complete by 1st June that’s a huge extra stamp duty cost!

Who normally suggests a date? We asked our solicitor today to suggest one as no one else has and we'd really like to have an aim. We've suggested 6 weeks time.

Our buyer has asked a few more questions but has long since had the searches, surveys etc back. We accepted their offer 2 months ago.

We've got our survey back, awaiting 1 search but nothing we can see to hold it up.

No finances required and the chain is a company buying ours, us, couple moving into new build show home.

Are we being realistic? Was it even for us to suggest a date?

I did off £215k on the property and the seller has accepted, however both the seller apparently and the estate agents want to keep it on the market, I am worried about being gazumped, I have asked if they will take off the market and they said no.

it's a two bedroom flat in London. Would you proceed on this basis or not? I just think it's a risk because what if someone puts a higher offer in?

Its fine to suggest one @needahouseindurham, but until everyone's ready to exchange it's a fantasy really. I've had four completion dates come and go now 😂

Fair enough to voice roughly when you'd like to be in by, but you won't set a concrete completion date until you exchange contracts.

Then in reality they haven't accepted your offer. I mean 'keep it on the market' til when exactly? Personally I'd be looking elsewhere.

They said until a mortgage offer is complete, but they want my solicitor to get in touch in the meantime. But then I don't think he meant to say that he was that you can be gazumped until completion which made me think what are you playing at?

@MotherOfRatios it's normal for estate agents to want to see proof of available funds before taking a property off the market. For FTBs that usually means showing them your agreement in principle. Is that what they are asking for?

That's normal and I sent that across, but they actually want the actual mortgage offer from the lender. Which could take quite some time no?

That's weird then. I'd be inclined to say no to that deal and look for something else. Even if you got the offer quite quickly, it doesn't leave you feeling very confident that the sellers are going to play fair.
