They've said they 'not interested in re-opening any discussion relative to the price negotiation' which is just INFURIATING, like they get to unilaterally make that call!

Anyway its not a price negotiation, its a bill, which we've already effectively paid for? If we pay it now then we've paid twice which IS a price negotiation, as we'll have paid more towards the major works than we agreed.

So sorry @sweetpickle2 ... Buyers are so unpredictable. It sounds like they didn't understand what they had agreed to previously. It's odd that they are forcing the issue over such a (relatively) small issue. I don't blame you for holding the line though - it's effectively gazundering.

I'm chasing a response from my buyer and if the silence continues I will have to assume they are not proceeding. I'm seriously considering selling cheap to a house buying company.

Yes we've gone back and spelled it out as the above to the solicitor, so will see what happens now. We're both so furious and its really taken all the excitement out of the whole thing! We don't actually want it to all fall apart now but its really hard to not be tempted.

I'm so sorry @ClematisBlue49 - what is with all these buyers!

@sweetpickle2 that sounds so stressful, I’m sorry your buyers are being so awful, hopefully they’re just calling your bluff?

I have the survey tomorrow and have received lots of documents in the post to sign today so it’s exciting/scary. I’m hoping the survey doesn’t pick up on anything major so things can keep moving quickly. I think our seller is getting a bit fed up with us but the only hold up has been the mortgage company. Have any of you viewed the house since putting the offer in? I don’t want to annoy the seller but would love to go again

@fingerscrossedplease , I've had all 3 prospective buyers* back to view my house after I accepted their offers. I think it's quite normal. But you might want to think about what you intend to do while you are there - things to check / measure etc., so you don't end up having to make too many repeat visits.

*Typing that is painful - I can't believe it looks like I'm on my third failed attempt!

@sweetpickle2 I feel sorry for you that you have such unreasonable buyers.

It depends on how much you want to sell and move on but id tell them to forget it and it will be relisted by the end of the week if they don't exchange (and mean it). It may refocus their minds and make them realise not to mess about over a trivial amount.

@sweetpickle2 what is the EA saying/advising? It’s so hard when it’s between the solicitors as the language they use between themselves is brutal.

Do you have anything in writing regarding the agreed price reduction being to account for this work being done? I are they asking for £1000 off the sale price or asking the bill to be settled by yourselves? Can’t believe the cheek of it - so sorry for you. As a last resort I would consider meeting them halfway but then upon completion a) no fizz and b) absolutely zero goodwill regarding anything else

Yes we have all that in writing! Thats what makes it so hard to swallow- we all know what was agreed.

Its a bill which has been sent to us as we are currently still the owners- we've said we're happy to pay it and settle it so there's no outstanding bills at exchange but we need them to agree to settle it at completion so we get it back essentially. Its not even like we're expecting them to stump up £1000 in actual cash or anything!

They are calling your bluff and presumably you/them (but you are asking for what has been agreed) after this much expense and effort, noone wants it to fall through, especially for the sake of such a minor amount in the scheme of things. I hope they see sense and their solicitors can advise them appropriately that this has already been negotiated and here it is in writing to avoid the stalemate.
I agree, to say it will go back for sale and mean it too as they are banking on you caving. Really shitty behaviour.

My old buyers kept going silent on me for a week+ at a time whilst they made decisions. I found it very unnerving. My new buyers negotiated the back and forth of the price in less than an hour, this approach, I understand...

Thank you @noodles44 , yes I am the same. I reply to queries and make decisions straight away. I think it's because I've already thought things through, whereas many buyers seem to be quite flaky, and / or they are playing games. Perhaps it's par for the course in a buyer's market.

Hello all,
We are having a right mare trying to sell our house. In Oct ‘23 we were getting our house ready to sell when a neighbour knocked on asking to see our extension as they wanted to buy a house and do the same extension. We said we are selling, they jumped at the chance (we got a rough price from EA, they offered our price. They were first time buyers we thought perfect and they wanted to move asap. We found a house and got our offered accepted. Our buyers then got a survey, our house is Edwardian, first time buyers were scared off by the scaremongering of the surveyor and pulled out. We told our up chain, they were pissed but understood.
We got our house back on the market asap with an EA. Got 11 viewings booked and first one offered full asking. Amazing, all the chain back on. Then our buyers buyer wanted a massive amount off and our buyers rightly said piss off!
Both our EA and I said let’s get the house back on the market asap and leave it 1 week before telling up the chain. But my DH got all moral and wanted to keep everyone updated so did, of cause up chain massively pissed off now.
In less than a week we’ve done more viewings and got another full price offer from first time buyers. But now the house we want to buy are understandably royally pissed off and refusing to sell to us. There are no other houses anywhere in a 20 mile radius that meets our wish list. I’m so upset.
Our sale is still on but we now have to make our minds up if we want to sell and rent (with 2 under 5’s and a dog) or buyer a house we don’t really want or stay put in a house that’s too small.
Feel so defeated at the moment

Interested in a property that I have viewed I'm really like it's a two bed and it's in Thamesmead a flat in similar conditions also 2 bed sold for £220k
The property is on the market for £210-230k they rejected an offer of £213k I was thinking of offering £215k but £210-230 seems like a vast price range?
The property would need some renovation

Is there now way you can go back to them with your sale further down the line?

@MotherOfRatios I'd be thinking 215-225 depending on how much you want the place and how comfortable you are with the work.

Seems like a bit much from your vendors @blablablablablablablablabla- I get its not ideal, but starting from scratch will take longer!

DP and I have decided we will pay this bill if the buyers don't yield- still very angry (don't think I'll ever stop being angry!) but ultimately a small price to pay to get this all done. In a year from now we'll be in our lovely new house and this will be a distant memory!

It's got some quirky things like a sink in the bedroom I feel £215 is reasonable

@sweetpickle2 yes seems like they are biting their nose off. I get that they have been messed around but none of it is our doing. It’s stressful to us too but apparently they don’t want to sell to us. We aren’t increasing our offer either. So it’s a stake mate at the moment.

@ShittyGlitter Apparently they feel we have messed them around when none of it is our fault. Maybe we were naive in the beginning to think we could complete a sale without the help of an EA. We do seem to have been taken more seriously with one.

Feeling so deflated. Been on the market about 6 weeks, around 11 viewings. I’ve lost count to be honest. Not a single offer … we’ve had talk of them, but not from proceed able people ☹️
One from the weekend hasn’t given us any feedback. One today turned up 40mins early 🙄 and I had to tell them to come back … so hard getting the house ready with two kids!

I've been back to view. The vendor doesn't live there much as she's moved in with her boyfriend so it's not a big deal, just have to contact the EA.

still nothing my end, we was hoping to exchange but I’ve not heard from the solicitors this week even though I have tried to email and call to see when we can exchange as apparently all enquires have been answered and there satisfied, we have sent all contracts and documents back, just would of liked an update if we’re waiting for anyone else in the chain at all but being ignored so will try again tomorrow.

@sweetpickle2 Really feel for you. It's essentially gazundering and a horrible thing to do, but the buyers have so much power at this late stage. Similar happened to me when I was selling a flat years ago, and I had to do the same and suck it up for the sake of keeping the sale together. Totally get why you're fuming now but in the long run, as you say, you'll forget about and just be loving your new life.

@hopingforthemillion Feel for you too - the market is tough out there. I've really noticed in real life and even on forums like Mumsnet there's a lot of unproceedable people doing viewings and even making offers and not so many people actually in a position to buy. It's tough as a seller because you have to make all the effort for these viewers even though there's little point! I think 11 viewings is good though - it suggests your house looks interesting on Rightmove and price is in the right region. This whole thing is such a soul-sucking process!

Thanks @Tupster I have been thinking that myself, every cloud …. only one viewer has fed back they thought it was overpriced and they pitched the price to the EA at the same price they are selling theirs for 😅

So frustrating as they totally banked on you not wanting to break the chain and coming through with the funds for the bill in the end.

So after an interminable wait the LR finally came through a few weeks ago and I completed my sale on the 23rd Feb. Over that whole 12 weeks waiting for the LR my sellers EA called regularly saying the two sellers - buying separately - were ready to go and both their properties were chain free.

Happy days? No. In the month since I informed their EA we are a go anytime after 23rd we've had no commitment to either exchange or completion. In an effort to find out what is going on my Sol suggested arranging a visit to 'measure up' perhaps the easiest way to find out what's the hold-up. So called EA last week on Monday and got told one seller is ill. Tried again this Monday just gone and other seller is now ill. So no date to even see where they're up too, never mind buy the bloody house. The place is a do'er upper and was full of crap and I suspect it still is hence the stalling.

The ray of hope is a message from my Sol late last week that both sellers were due to sign contracts on their houses early this week. If that has happened there's no reason not to sort out dates. And woe betide they try to push it into April.
