That's weird then. I'd be inclined to say no to that deal and look for something else. Even if you got the offer quite quickly, it doesn't leave you feeling very confident that the sellers are going to play fair.

I spoke to my mortgage broker and she couldn't speak for long, but she said some estate agents do do this a lot and increasingly because it's hard to find people to buy property at the minute. But she said to also think about it. I have chosen my solicitor and never ring me in the morning so I will also ask them in the morning if they think it's a good idea or not.

From looking on google the estate agent has a really bad reputation.

Fair enough to voice roughly when you'd like to be in by, but you won't set a concrete completion date until you exchange contracts.

I don't feel like I have a clue what I'm doing!

I'm scared to pack up and then it all fall through. We also need to sell a lot of furniture due to downsizing but can't work out when to do that as our current house will look very bare and terrible if we had to remarket for any reason.

It's such an odd process - there's no security til right at the very end.

Is it weird that our solicitor sent enquiries to our vendor's solicitor 3 weeks ago and hasn't heard back yet? She's chased today. Feel a bit worried about our sale as the market has definitely gone up since our offer, and they're selling an empty place. Just want things to hurry up!

Our buyer's enquiries came to us on Monday and they raised an issue with us breaching a restrictive Convenant. Our drive shouldn't be a drive, apparently. Now we wait to see what they want to do about it!

Offer accepted on our house: 10 Jan
Offer accepted on house: 11 Jan
Hoping to exchange in a few weeks and complete early April (doubtful at this stage given how slow things are, but we live in hope).

Such fun and games this house buying and selling lark 😄🫣

@Sc8880 yes 3 weeks is a long time with no response, do you have the vendor's contact details? Have you reached out to the EA?

You may be able to get indemnity insurance for the breach of covenant. Was it already a driveway when you bought the house or have you taken up a front garden? Or can you apply for retrospective approval?

We heard from our developers conveyancer today to say they don't understand the query as there's nothing in the searches about notices being served on them! Our sol has now gone back to buyers sol and now we wait. I hope to god the end is in sight, sick of living surrounded by boxes.

Commiserations @sweetpickle2 . Still no news here. No reply from either my solicitor or the EA so it appears that the sale has stalled with no explanation. My future home is a renovation and I will be moving either way, but I really need to know whether this buyer is serious as it affects how I will manage the property after I move out. A delay of a couple of weeks, no problem. But if I am going to have to relist it, then I will need to leave some furniture behind, get it ready for viewings again, and make regular visits to ensure it is maintained and secure. Not to mention the issue of running out of money at some point... 😕

Still waiting for land registry to register my purchase. The vendors estate agents said that they didn't think it would take much longer on the 5th February.... I got an update from them today and apparently, despite being sent lots of paperwork, land registry can't locate the property! I don't know what to do with that information! She didn't even say what was being done to resolve it!

Thanks @Jaq27 - I think it is a while off before I will be exchanging. My new buyers need to do a survey and get searches done, although I have enquired if they can buy the search results of the previous buyers (for a reduced cost) to speed up proceedings, apparently they expire after 6 months, so we are within that time frame potentially if allowed... It is worth a try!

My seller has been told the expected date for moving is towards then of May. I was hoping it would be a bit quicker than that, so who knows! She is in daily contact with the solicitor already as really wants to move ASAP too.

Unfortunately not that they mentioned. The email was sent to my solicitor too so hopefully she might have a bit more insight into what will actually happen! I also have a colleague whose husband works for land registry (though nothing to do with property registration) so he's going to find out what he can 🤷🏻‍♀️🤞

@Sc8880 I'm learning with this process 3 weeks is long to normal people like us but to the solicitors and the house-buying/selling gods it's no time at all. It's probably nothing sinister, just a bit of paperwork sitting in someone's in-tray and not being processed.

I've had the surveyor in today to do a RICS Level 3 on my place. He seemed nice enough and implied he would be reporting back all is in decent condition (although I'm sure there will be some stuff in there designed to terrify an FTB). My buyers have the draft contract and all the paperwork for 3 weeks now and no enquiries come back yet. I'm assuming they want to get the survey done first and it will all come through in a mammoth pile at some point in the next week or two. There'd definitely a few routine bits missing where we're likely to need indemnities, so they'll be hitting me with the problems at some stage. The sale is further ahead than my purchase though, so it suits me for them to take their time a bit. I'm already 5 weeks in on the sale and 3 weeks in on the purchase and really the hard stuff hasn't started yet!

Congratulations @ShittyGlitter - numbness post exchange seems very common! We move tomorrow and I am still in overwhelm. Packers arrive in 3 hours and the house is nowhere near ready.

Ex husband is being an absolute pain too - completely unhelpful and deliberately awkward. DDs staying here now through the whole thing - probably will be fun as we’ll all be there together for the move but not what had been planned.

Let's hope this backfires on your ex and you have an incredibly fun and bonding packing and moving day, remembered for years to come (for all the right reasons!)

My ex is utterly useless and rarely sees my daughters (& when he does, I supervise for a variety of reasons) it is an utter pain in the arse at times, but I always know where I stand and he is never included in plans, which probably makes life easier than being let down at the last minute.

I have chased up my solicitors and agents to attempt to find out what is outstanding and what I can do. Probably nothing much, but hopefully it means I won't get forgotten about if I keep nagging at them for updates!

Finally, an update (of sorts). The buyer's solicitor delayed responding to mine. Seems the buyer is away and has not looked at the survey yet... I suppose this is feasible if they have been away more than a week and only have access to a phone and not a laptop. They are back next week so fingers crossed.
