my Removing costs for a 3 bed is £1500 this includes boxes, tape etc. I’m doing my own packing.
moving on the 13th and haven’t packed a thing. I have a small army of family descending over the 4 days pre move and the majority will be done over the weekend whilst the kids are at their dads. I think I’m in a bit of denial that it’s happening 😂

Just popping in to ask a question someone might know this - at what stage do you get/how long does it take to get a "bill of sale" (Memorandum of Sale)? is it just a formality after offer is accepted and solicitors are appointed, or do you have to be some way into it, survey and searches done etc., before you'd get that bit of paper or email in your hand?

Asking as I am trying to go for shared ownership and you need at least a memorandum of sale to apply. All thoughts welcome on a wet bank holiday.

We got the memo of sale the day after we accepted our buyer's offer/ got the offer accepted on our onward purchase. I suppose it may depend on how quickly everyone instructs their solicitors as solicitor's contact details for each party are usually included on the memo.

That's interesting @KatVal - I think we're still waiting as the buyer (alleged buyer!) hasn't had his mortgage offer through. But maybe that means if the mortgage is agreed this week, we can get the memo soon-ish?

Ahh yeah sometimes buyers will have a solicitor lined up but won't formally instruct until they have their mortgage offer so this may be why. It's what we were advised to do last time around. You'll get it soon enough 🙂

We got ours straight away too. Still waiting on mortgage offers, but instructed the solicitors straight away.

@sugarbyebye hmm, so if this guy has got his solicitor and then maybe we should have heard by now. Anyway I think the consensus is, it doesn't take that long. Tomorrow will be 2 weeks after we accepted his offer so I think its high time things were moving.

It's probably chicken and egg. They're waiting for you to complete the chain before sending it. But you need it to complete the chain! Ring and tell them.

It comes from the EA as they're the ones who know who's acting for whom. They pass it on to the sols.

I’ve done so more declutterring and boxed up some books but cant really pack anything else really as it’s far too early.
The lovely weather we had this weekend made me just want to be in my new house doing gardening and DIY. It’s hard to motivate yourself to garden in a house you’re selling, besides doing pots etc.
Nowhere near exchange conversations for another 6 weeks I reckon. Still hoping for end July.

Aiming to complete in the next 3 weeks on my sale.

Moving in with parents (heaven help us) in the short term. Sorted storage and aiming to move out bank holiday weekend.

Searches ordered today for my onward purchase.

Im still hopeful for completion on the 17th but not exchanged yet. Waiting on my buyers' mortgage lender to ok the mining report and my sellers' solicitor to confirm that a charge will be removed from the title deed on completion.

we have still not exchanged. My sellers purchase is behind the rest of the chain as her sellers sol has just reported to her seller. I presume it is just them to sign contracts and then we exchange…. Everyone is agreed on 17th for completion.

I packed on/off all weekend as I am mostly working in between now and the 17th. I hope we exchange tomorrow so I can actually book the removals fully. How long does it take generally after the solicitor has reported?

I'm packing myself and have a friend who is going to drive a lorry for me. I haven't booked it yet so I've sent them an email tonight to check that I can change the date if I book and then something changes. Starting to worry that we might get the go ahead and then I won't be able to find a lorry!

I've also been packing at the weekend. It's pretty impossible to get much done during the week! I had a bit of a panic yesterday that I'm not organised enough but I have done quite a lot! There's just so much stuff that we use day to day!

Yes, I found the same with kitchen stuff. Plus knowing where to put all the boxes too!
I fortunately am off Thurs/Fri this week, so will hit the kids rooms those days (plus hopefully we will have exchanged by then too, so may get my packing mojo back!)
I half wish I had said for the removals guys to pack, but it has kept me busy, which has been needed whilst this painful wait happens. Even though it feels like a mammoth task still, I am doing something positive, whilst everything else feels out of my control...

I am getting so impatient now hoping to exchange Friday but not overly confident our buyer won't come up with some more random enquiries at the last second - all solicitors are good to go. Boxed up nearly the whole house at the weekend apart from what we are using every day. Husband and I are not agreeing on removals...he wants to hire a van and I want to get removals in...I'm wearing him down slowly, there was a minor win yesterday as his mother agreed with me!

Glad to hear so many are also getting closer!
We are 7 weeks in and hoping to exchange on 24th so will be 9 weeks from offer if all goes to plan.

@Amarettispaghetti wiw! That’s quick. Keep working on your husband. I think removals will be worth every penny and your marriage too!
@TiredCatLady its so hard to say. I sold in a few days and had my offer accepted that week too (mid Feb), then it took about 5 weeks for the chain to close as everyone above had to sell before they could buy and some were outbid. Fingers crossed we are now a complete chain of six (I'm second from bottom). I’m pushing as hard as I dare, for an end of July or even August completion which will make it about six months but that’s if everything goes smoothly and everyone is as motivated and pushy as me! It really is an awful system and it’s taken over my head space completely. I feel very out of control and on edge not knowing. It’s made worse because I’m moving solo with kids so it’s very emotional and I’m a teacher so can’t take any time off on Sept/Oct.
Emailed solicitors again this morning (I do so every ten days or so) To remind them of my case!
How long is your chain?

@runningmom that sounds so stressful - everything crossed that it goes through. I believe it’s only a 3 piece chain with me at the bottom, vendors lost their first buyer so went back on.

Im week 14 in a chain of FTB-us-empty house. It should have taken 10 weeks tops 🙄.

The usual answer is between 8-12 weeks if freehold and if leasehold add a few more weeks but realistically anywhere between 8 weeks and 6 months plus.

It's been just short of 6 months for us (we have a FTB and our vendors are going into a rental/globetrotting!) but hopefully completing on 20th May 🤞

Hi @TiredCatLady We accepted an offer in October last year and moved end of February this year - so just over 4 months.
And that was with our buyer being a no-chain cash buyer with proof of funds in the bank, and us buying a vacant no-chain property with no mortgage ...
... even with a small closed chain of two it seemed to take so long.
There always seems to be something that crops up and delays things.
