The problem is it allows everyone else to rest on their laurels and just blame this shit solicitor.

Exactly, if I was in my buyer's position I would have raised a complaint by now and escalated as high as I could! My son keeps asking when we're moving house and it's gone from 'soon' and 'in a couple of weeks' to 'I don't know' because honestly, who knows?

I think that what frustrates me the most is that as a social worker I would never dream of being so bloody incompetent not to mention the fact that I wouldn't get away with it, so I really don't know how legal professionals can!

They can get away with it as we are a captive market. You cant purchase a house without solicitors/conveyancers.

It's the same as any monopoly business. You can be shit because where else can you go. There may be free market in as far as you can pick a solicitor but it's like energy suppliers as in we all need them so they can rough-shot us on price and service.

@runningmom im in a similar position from the sounds of it, except my ex has been more than happy for me to sort through everything in the house and handle all the paperwork for the sale etc. I can’t wait to be in my own place with the kids and draw a line under the sand. I’m debating whether to see if the kids can stay with him for. Day or two or whether to involve them in the first night there etc so they feel connected. Just worried I’ll be a stressed out emotional wreck and traumatise them 😂

@TastyPastry14 I feel your pain!! Our cash buyer is a mother and son duo and it's been so stressful. The mother is meant to be moving here, but not upon completion, and apparently doesn't speak very good English. And her son is having/has just had his first baby with his partner, and couldn't care less about the move. Totally disinterested in moving things along, ignoring our suggested dates set back in March, and ignoring a message we sent two weeks ago directly asking them for a timeline (sent via EA). We had really wanted to move this month to avoid moving onto the standard variable rate mortgage on existing house.

We're being ghosted by the buyer, and by our EA who hasn't replied to my message sent 3 working days ago, asking them what the plan is now that the buyer ignored our direct message 😅 couldn't make it up!

Asked our solicitor for advice, as I'm at the stage where I want to issue an ultimatum, and possibly put our house back on the market with a new EA, so totally withdrawing from the current sale. Might seem crazy, but I can sense something isn't right and would rather pull the plug now in the hope our seller gives us one more chance to find the right buyer. What a shambles this has been.

So sorry to hear that you're sharing these frustrations, horrendous feeling like a sitting duck isn't it! We've got the buyer dragging their feet and now our seller has text my husband to say that they can't complete until 18th march which is a Saturday so that won't be happening 😅 if not, then they are on and off holidays after that. I'm very close to spitting my dummy out and staying put!

I'm now going to try and negotiate the price down of my onward purchase since we discovered the damp issues.

It's quite a sum and I don't think she will agree but I have a figure in mind and if she doesn't agree then I'm walking away.

It's going to be quite a messy and inconvenient job that affects the interior and exterior of the house.

In light of her previous attitude we have 7 properties to view over the next few days.

I'm just hoping my buyer can wait a bit longer. We could live with my parents for a while but not ideal.

We have finally exchanged contracts, late yesterday afternoon. Completion date is this Friday, which is a total logistical nightmare. We won't have any broadband connection for over two weeks and both myself and my husband WFH and I have a gaming obsessed teenager. I've just bought a 4G router which may see us through, BUT I am so happy to be finally moving. It is 15 months since we first went on the market, 24 plus viewings, three offers, only one of which was realistic. Offer accepted early December on both our house and our new home and yet, only 3 days between exchange and completion! Ye gods and little fishes, there must be a better way than this to buy and sell houses!

Im playing chase the solicitor this week so far. Mines radio silent other than admin sending me an invoice for something - it's amazing they can fire them out fast isn't it! We also have the sellers solicitor saying different things to the sellers estate agent than the seller is with regard to the purchase. I believe the seller over their solicitor based on past queries they have replied to.

The only hold up is a mysterious ongoing enquiry that all solicitors keep referring to in emails to estate agents and me but no one wants to actually tell us what this enquiry is. It's draining that they cant be open and spend an extra 10 seconds typing it into the email.

Congratulations bigbang! The survey on our house was done yesterday, I was crapping myself all weekend about it but he was such a lovely man and told us he had no major concerns, few small things but he said it wont affect anything. We had an update from our purchase estate agent and all mortgages in the chain are sorted and searches due back next week. Haven't heard a peep from our estate agent so going to chase them tomorrow, they were great up until post offer but not so much since. Tentative date to aim for from our purchase estate agent is last week of May...

Just wanted to test a question here, not sure I should move into this thread yet! Just accepted an offer but our notice period with this agent expires next week. Am I meant to do something like write to say we will continue to be their client whilst the sale goes through? Does that mean if it falls through (not feeling confident to be honest) that I would have to give a second notice period, again? Just to be clear if this sale falls through I wouldn't want to give this agent a second chance at marketing it.

I am very envious! We still have outstanding queries. It is all very draining. I have lost any excitement about moving as it doesn't seem to get any closer!

Fingers crossed for exchange soon but again I am not holding my breath. There is no way we'll move in April.

Hi @GoingDownLikeBHS you don’t need to write to them - your contract is with them until you sell.
if it all falls through you can give them notice then.
this was how it worked for us recently.

We don’t have a “till sold” contract and we’ve already given notice - it expires next week. So I think we’ll have to do something?

We didn't. We'd already given notice and the agent sold it on thereabouts the last day it was the only viewing I did rather than them!

Is there anything in the contract at all? I think we just got it sold. Thankfully it didn't fall through to know what to do in that situation.

I'm in the "hope I move on Friday" club too! Still haven't exchanged, was meant to happen Friday, sellers solicitor hadn't signed off, still hadn't this afternoon, then all of a sudden they had but were waiting on my lender to confirm they were accepting the certificate of title and releasing funds...but since they already text me last Thurs to say we are releasing funds on Thursday 25th, you'll be paying your first mortgage payment on 1st May I'm not convinced it's truthful, going to phone mortgage lender in the morning I think.

Told my solicitor I did not want to be sitting there Friday morning waiting for a simultaneous exchange and completion. Frankly not sure I trust them, didn't say that to them though!

Honestly, for a ftb with zero chain it shouldn't be this stressful...

@WimbyAce i think times are just a bit weird in terms of the house market.

we are now looking at exchanging with a completion date of next Friday. But, and I don’t know if this is right or not, I’ve only just been sent all the property information from my solicitors. The issue with them leaving it this late is that the vendors have said one thing to me at viewing and another on the form. I was told that they had the whole central heating system installed about 4 years ago. They’ve left this off and not provided any gas safe certs which I’ve pointed out and said I’m not happy with. Everything else seems about right to me. Now just waiting to see what they come back with.

@WimbyAce i agree. I had a couple of similar experiences when I was looking. One lady cancelled my viewing twice even though the estate agent was saying she wanted to sell. I didn’t bother to rearrange twice was enough for me.

Oh yay exciting!! I really hope we manage to both go ahead on Friday! I'm still waiting for the call that we're ready to exchange and am starting to panic slightly! We're packing everything up and doing a full top to bottom house clean tomorrow so I reaaaaally hope it happens so we can move on Friday. Can't believe how down to the last minute these things can be I'm glad I don't work in this industry I'd be constantly stressed haha!

No I dont trust the solicitors either! Have you heard anything yet? Wow should be easy then surely - we're only in a chain of 3 so we thought ours was easy too but apparently not!!
