@CharlOctober I had a call we are now exchanged -but I have to say all down to our estate agent's chaser rattling both sets of conveyancers (and probably the seller did too when they told him what was going on). Fingers crossed for you 🍀

Congrats to those on the brink of exchange!

We're on the brink of pulling the plug, after hearing no response from our buyer to a direct message we sent two weeks ago asking for a timeline (and previous weeks of ignoring our suggested dates and not letting us know where they're at). Their solicitor is also incommunicado, and our seller's solicitor has expressed concern for the first time. We've issued an ultimatum...we want a timeline by 3 May or we're out! Feel weirdly detached from the process and our sale now, and at least our house is spotless after all the sorting and clearing out!

Hey! Currently in limbo land and wanting to rant.

Spoke to our broker who advised we can borrow a lot more than we originally anticipated. Great news!

We had a full asking price offer on our home before the house even went on the market. Accepted.

Then we offered on a house a day later and that was accepted. Well under what the broker said we could borrow (£50k under). We LOVE this house and it's a true gem in my eyes, we normally wouldn't be able to afford it but due to a few reasons, it's within our budget - or so we felt.

Call from broker today - banks have clamped down on affordability due to the last few days of instability with swap rates and he's struggling to get us a MIP. He's got a few things to try but we could lose this.

I'm absolutely gutted. There aren't any other houses on the market that we like, so if this falls through, our hopes of moving do too.

Is anyone else experiencing issues due to the last few days? ☹️☹️☹️

No point to my message tonight. I’m 10 weeks post offers and chain closed last week. So I guess I’m not going to hear serious progress for a month. I’m desperate to move in august or before. I’m a chain of 6 I just don’t know how doable this is.
The system is so so stressful and loooong!!!

ive Turned into the buyer everyone hates 🙈 was talking completion dates for next week when I finally got sent through all the property information/paperwork re purchase. I noticed that they hadn’t filled in the bit about when the heating was installed or provided and documentation that it met safety requirements etc. they installed it only a few years ago so should have it. I’ve gone back saying I want it sorted.
now if my solicitor had of shared this several weeks ago we’d probably still be completing next week!

I have a question about land registry alerts. I've set one up for the house I'm selling and buying, I just got an email through about the one I'm selling. There's a pending charge in favour of a bank (not my lender). I'm assuming this is due to my buyers getting their ducks in a row for exchange, but if anyone knows about this I'd appreciate the insight.

It's a bit silly of me to even have alerts set up since I clearly don't have a clue what they mean.

Just saw your post, @WitchyWay , I really hope your broker manages to swing it for you, that's so upsetting. We were in limbo a few weeks ago when I was suddenly made redundant and our plans were very close to going up in a puff of smoke, so I have an inkling of what you're going through. Fingers crossed.

We've accepted an offer, but waiting to see if they can get the mortgage as they are self employed. Not holding my breath. I think give them another week or so, maybe if nothing happening after the May bank holiday we'll write it off. Still taking viewings in the meantime.

In a unique position where we are staying with family while we buy our next home. (We are not FTBs).

Offer accepted on a new house.

Mortgage application completed Tuesday and put through Weds morning by our broker. Really praying it won’t be affected by the recent increases as we got a MIP a few days prior.

Heard from our broker today that the mortgage provider is now arranging for valuation…

It is agony waiting for a mortgage offer!

@MovingToPlan , you are correct - it's the buyers getting their mortgage sorted, so good news and nothing to worry about.

If you weren't in the process of selling, it would be a potential indicator of fraud, but it's highly unlikely when you are.

I'm absolutely at my limit with this whole thing! I'm so envious of those of you who are exchanging- we've literally had to start the whole process from scratch again after 3 months. Our buyer pulled out, we managed to replace them and our seller accepted us back.. only to tell us this week that she'd accepted another offer and we'd been gazumped! Now found another house we might like but our second buyer is asking to bring her dad on a third visit to the property to check a certain thing is possible (about 75% of houses on our road have one) so we're now worried we're going to lose a second buyer as shes supposed to have already offered and accepted - not sure why another visit is needed if that's the case. I can't believe we're just still at this stage. It's hell!

Well we've officially exchanged today woohoo!! Completion tomorrow.. what a bloody stress it's been haha! Pretty much packed and cleaned, ready for the van tomorrow morning. Feeling emotional to leave my first house!!

I feel your pain.

I've withdrawn my offer on my onward purchase because of quite bad rising damp issues plus the drive also needs to be changed as the water is flowing into the air brick. The vendor wasn't willing to reduce the price enough and things just weren't sitting right so we're back to scratch looking.

That's £600 gone on survey plus whatever solicitors fees there are.

Hoping my buyer can hang on a bit. He did say he would initially but we're 10 weeks on now.

I viewed a house yesterday but it's leasehold and not sure I want to go down that road, need to investigate a bit more. Such a shame because it's lovely.

Also have a further 7 houses to view over Friday & Saturday. We have had to widen our search as houses are so thin on the ground.

congrats to all exchangers…
My solicitor indicated last week that we will hopefully sign contracts this week and exchange. No completion dates have been properly spoken about yet.
It turns out there are still a couple of outstanding queries from my buyers, so I think any sort of contract signing or exchange tomorrow is ambitious.
Maybe Mon/Tuesday fingers crossed. I hope it happens soon as I can feel my anxiety levels going up. My seller sends many messages a day asking me to chase my solicitor as she isn’t responding to hers at the moment, due to the fact I lost my first buyers, I feel like I will not fully relax until it is a done deal.
I am looking forward to getting moved and relaxing in my new place without the stress of the move hanging over me.

Plucked up courage to email the EA. All still theoretically good. Chain still intact. Just waiting for the top of the chain to complete their legal stuff (new build so shouldn't be too prolonged I hope). We can't move till after summer due to new build but everyone keen to exchange early.

Our buyers not done survey yet and neither have I but enquiries going back and forth. Apparently someone near top of chain has contract ready but I don’t know what this indicates. Feel like someone needs to give us all the go ahead to order surveys but I don’t know who that is!!!

Feel like there should be someone employed by the chain to communicate with everyone!

good luck anyone near exchange/completion. Really hoping that’s me in 2-3 months time.

@noodles44 I feel exactly the same having lost my previous buyers. I just keep waiting for something to go wrong!

My mortgage offer has been extended until 23rd May. I've told my EA and solicitor today that I need to complete by the 17th. All that is outstanding is a mining report on my current house; they have done the inspection for that this week and EA is going to chase the report tomorrow. 🤞 it's possible as I don't think my lender will extend my mortgage offer again.

Hello, unexpectedly I'm joining this chat. We took our house off the market in January because we lost the house we wanted and none of our viewers were proceedable. Then I got a call from our estate agent last week saying one of them was and they were desperate to buy our house, would we reconsider moving. At the same time a house we thought would be perfect (we have unusual criteria including land) came on the market, we offered, and it was accepted, miraculously! We are a chain of three, and the ones below are a bit further ahead than us. Our mortgage application is in, the house we're buying is pretty new so no survey required. Our situation is pretty straightforward and our house and the house below us are pretty standard terraces, so hopefully it all goes ok.

I admire the strength of everyone on this thread - the process all seems like a right battle. Think I'm going to have to start doing more yoga to get me through!
