The interior wall would be a concern for me. Leaking radiator pipes maybe? Has she been running the heating while not living there and not noticed a persistent drip?

Exterior wall may be something like pointing or a gap in the gutter joins, hopefully a simple fix.

We've noticed a damp patch in the exterior wall of the house I'm selling after taking down pictures which obscured it. There is a previously unnoticed weed that's taken hold in the wall on the outside, so I'll be getting that bit of pointing repaired and the wall repainted before we go. Hoping your damp issues are equally straightforward for the vendor to rectify.

@BG2015 id want to get to the bottom of this too. I think you are doing the right thing. It might be an easy fix in the end but it doesn’t look like a little patch of damp.

So much for my hopeful post on Monday where we were just waiting for one outstanding query to be able to exchange. No further on. The closer I get the more neurotic I'm becoming 😂

More enquiries from buyer (no survey yet) about conservatory 🤦🏼‍♀️. Anyone know how much indemnity insurance for not having a fensa certificate is?

Then they want to know why I’ve put a July date for completion!!! I only put that because the chain was showing no signs of completing and even now with six in the chain there’s no way we’d all be able to complete in June! I will go back and say make it happen then as I’d agree to the end of June 😜🎉

We have had another proposed date. Hopefully everyone will agree. We still have outstanding enquire that one estate agent said there was none and then our solicitor has said there are outstanding enquiries. Honestly, this is so frustrating!!

Our estate agent said he would be surprised if we did not complete by the end of April. Well he is in for a suprise 🤔😬

Glad to hear of others getting closer! We got our mortgage offer today and chatted to our surveyor, he said no major things on our purchase which is such a relief but will await report! Next week is the survey on our house so we are just praying this goes well then all the major hurdles have been passed. I'm so nervous about the whole process and struggling to get motivated to do any sorting or packing yet!

I need to call the agent on Monday to chase for an exchange date but I'm scared in case there's bad news and at the moment I can live in blissful ignorance and spend my time on wallpaper websites. We are completely ready to go (bottom of chain) and there's only 2 above us both of who are pretty motivated (downsizers), and we had a head start by quite a few weeks so kind of waiting for it to catch up now. Just so worried one of them will suddenly decide they want to keep the bigger house.

Re red on the survey, yes, it can be disconcerting until you talk to the surveyor. We had a few and I thought "well that's that then". Spoke to the surveyor, who is amazingly thorough to his credit and he was like "oh, no , that'll be cheap to fix. Just highlighting it as it will be easier to do immediately before you fill the loft with stuff"

@ClematisBlue49 thanks. It’s two sets of bi folds so suspect more but I’ll just pay it though husband (mid divorce 🙄) is saying we shouldn’t! I think just pay because I’m dreading when they have the survey done (our house is about 100 years old).
Just waiting for the top of the chain to catch up with us.Im desperate for a timeline but it’s too early.
I too am browsing furniture sites but can’t really plan too much.

The long awaited and delayed exchange of contracts again didn't happen yesterday. I am fuming! I am unfortunately in a long chain, and my buyer's buyer has been a total nightmare and keeps holding everyone else up! They are first time buyers, Apparently, their solicitor was off-sick yesterday and no-one else was available to deal with the exchange. Everyone else in the chain can move next Friday, but it's a total nightmare for me, especially as I work from home, as does my husband and I can't see our broadband being transferred in 4 days!
We accepted their offer in early December 2023!

@runningmom , yes it is such a small amount in the context of a house sale that there's no point not paying it IMO.

@Bigbangtheory , I would suggest seeing if you can book the broadband transfer in now rather than wait until you are certain of a move date. I'm with Sky and I was able to delay the appointment at no cost.

Does anyone else have an EA who is a little unrealistic when it comes to setting exchange and completion dates? Our’s told us the whole chain are ready to sign contracts and aiming to exchange on or around 8th May and that our buyers are ready to complete asap. However, our solicitor has now told us that they have outstanding enquiries which we are helping to answer. I think there will be some back and forth as well, based on some of the odd questions they have asked.

With our purchase, that EA has been caught out lying to us as we were told that our vendors were further along with their onward our had than they were. I know their job is to progress the sales (to earn their commission), but why don’t the EAs just check with the solicitors before setting unrealistic timelines?

@Bigbangtheory look into getting a dongle ( mobile Wi-Fi) to tide you over. Often you can rent them from your phone provider.

@GoldieLookingBoots not exactly the same but my vendors have suggested Friday week as completion which seems a bit sudden to be honest. I’m not even sure that my buyers are ready yet. To be fair communication up chain has been poor.

I’ve spent the weekend a bit panicky because although I have decluttered a lot I’m a single parent and work full time. I don’t know how I’m going to pack up a 3 bed house, take time off etc and be a present parent and employee… 😬

mind you I’m sure it’ll be just fine in the end, most things tend to work out just fine.

Moving over from the "anyone had viewings" thread after all the checks on our accepted offer were finalised last week, which completes the chain (three parties, we're in the middle).

Still trying to rein in excitement which has been bubbling since we viewed the property we are trying to buy.

Another week where hopefully some of us will have our dreams realised and exchange or completion take place!

After nothing for yet another week with this final outstanding enquiry on our purchase, I called the sellers estate agent and asked them to chase the sellers solicitor. Heres to hoping its all done this week and we can complete at the start of may. Wont hold my breath though, purple doesn't suit me 🤣

We've started packing and have a van booked for Friday but in the back of my mind I keep thinking it might not actually happen! Anyone got any idea how quick lenders are at this stage?!

@Nosierosi im single mom too and though my ex will be there on moving day to help tidy house etc I don’t want him coming to or helping me at the new house (for me and the children) as I feel it’s my fresh start (I’m buying on my own). But I’ll pay what I need to for removals to do it. As a teacher I’m only entitled to one day to move 😩so hoping it’s close to summer holidays which could happen if the rest of the chain caught up with the bottom but since that’s going to take weeks I’ll not hold my breath either!!

Once you have exchanged, the date is set so don't stress too much.

It varies lender by lender. In reality it can be done in a couple of hours but the most will be 3-5 working days. Your mortgage paperwork will tell you how long they take.

If it's santander, I have used them previously and they were fine with simultaneous exchange and complete the same day.

My sale completed today... 😃🍾. A frantic half an hour this morning when my solicitor left a message for me and I couldn't get back to her straight away, but she was only ringing to check bank details - phew!

It feels very strange indeed. I felt emotional leaving my former home for the last time, and burst into tears when I handed the keys over, which was quite embarrassing, but my EA, who is lovely, has seen it all before, fortunately! Very glad now that I was able to move into my new place before completion, as I wouldn't have the strength to unpack everything now. Lots to do here to make the new place feel like a proper home, but it will be good to keep busy I think.

Best of luck to all of you. I hope things start to move more quickly for everyone - stay strong, you will get there in the end 🙂.

Congratulations @ClematisBlue49 that's a bit of good news, I dread to think how emotional I will be when we move as am also relocating away from the area.

My solicitor emailed on Fruday to say she would be working on my case today, so contracts would be ready soon and hopefully exchange this week too! Totally threw me as the potential dates mentioned have been end of May or June. I have a hospital appt mid May, plus the girls have dental appts - so I have asked if we can complete the w/c 20th May. Hopefully that will fit with the rest of the chain.

I met my buyers yesterday, they were here for over 2 hours, had a great chat with them and they are really excited to be moving here. I am so glad I am selling to them and not the previous ones who dropped out. I will definitely leave a bottle of something for them!

I haven't packed much of anything yet either, I have removals coming on Friday to do a quote for the packing too. I may take the plunge if it isn't too different in price to save some stress!

Congratulations @ClematisBlue49 !! That is amazing news!! I think I'll be emotional leaving this house too it's my first house, bought it on my own so feels quite strange to be moving out of it so you're definitely not alone!! Enjoy settling in!!

Hi all,

I've added to this thread previously as katval (can't for the life of me get back into that account on my new phone). Haven't commented in a while as there's been no real updates. Week 21 for us now and it would seem that our buyer's solicitor has a 3 week response rate per email! I've got my solicitor, the estate agent, the buyer and buyer's mortgage broker chasing now with no success! Theres been plenty of annoyances but the one that takes the cake is 'raising' an enquiry by just sharing a reference number to my solicitor, she's not mystic meg, she had no idea what we were even being asked to respond to. They then ignored her for the four weeks where she was asking what the enquiry was/ for he search entry extract. Finally had this through on Friday and it's about the boiler that they've had all of the docs for for 7 weeks! For the past week and a half they've ignored all emails requesting that they respond urgently with proposed dates.

Sorry for the long message, I feel better now that I've got that out 😅

Oh @TastyPastry14 I'd be livid if I was paying all that money and my solicitor was behaving like that.

The problem is it allows everyone else to rest on their laurels and just blame this shit solicitor.
