found this property on the Rightmove Android app and wanted you to see it: www.rightmove.co.uk/properties/145090202 Oh my eyes

Edinburgh well only came on the market yesterday so no daft offers for a while

SatsumasRock · 26/02/2024 15:13

I used to live on Hillside Street (one of the streets off the crescent) as a student - I LOVED it there. Although there wasn't a flat floor in the flat - all the doors had triangular wedges stuck on them because of the movement/subsidence. Right next to Valvona & Crolla 😍and a 5 minute brisk walk to John Lewis. I'd LOVE to live there again as an adult as opposed to a skint student and actually be able to spend money in V&C instead of on two minute noodles. That flat is gorgeous.

LakeTiticaca · 26/02/2024 15:20

It a bit "busy" as my dear late mother would say, buyers would put their own stamp on it anyway. Its quite nice but I think you would need to be an Olympic standard athlete to get out of that bath!!!

How funny - I was just coming to say that I lived off of Hillside Crescent as a student and absolutely loved it (now I'm wondering if you're one of my old flatmates??) It's a cracking location and that flat is a great space for the price, plus you're no distance from the trams these days for access over to the West End. It's not 100% to my taste but it's all easily enough fixed.

And, to OP's point, the way I thought about it when I was selling my house (not especially neutral) was that either the neutralisation process would be cheap and easy to do, in which case buyers will likely be prepared to do it themselves and look past minor issues of taste, or it would be complicated and/or expensive, in which case I wasn't prepared to spend a heap of time and money removing things I liked from a house I was about to sell anyway. (House sold on the first weekend so really wasn't an issue anyway.)

EchoChamber · 26/02/2024 15:26

It’s a beautiful flat. The bath is very odd though and off putting .

SaladIsShitAndWeAllKnowIt · 26/02/2024 15:28

Nice bit of advertising, OP. YOUR flat is lush. Happy selling 🤫😉

idontlikealdi · 26/02/2024 15:33

Why would you neutralise it for sale, it's not offensive, given it's size and location it will sell regardless. I thought it would be more expensive than that tbh.

@SatsumasRock I lived in Leith when I was a student. LOVED V&C!

CatCaretaker · 26/02/2024 15:38

Thank goodness it seems I'm not the only one who hates the 50 shades of grey houses. The one above lovely, a bit of personality to it.

This, on the other hand, good god, how can people live like this:

m.independent.ie/style/celebrity/home-of-the-late-gerry-ryan-in-dublins-clontarf-sold-after-return-to-market-with-reduced-price/41812454.html#:~:text=It's%20the%20end%20of%20an,1.595m%20with%20Sherry%20Fitzgerald.

SometimesIchangemyname · 26/02/2024 15:40

I would actively choose that colour of kitchen in that flat. I love it.

Nice flat. Isn’t it expensive!

SatsumasRock · 26/02/2024 15:42

@tealweasel - that would be so funny! Or perhaps you were one of the previous tenants of the flat I stayed in that left:

  • A park bench
  • Several traffic cones
  • Other road signs
  • Shopping trolley
  • An actual bus stop

Which, given that we were top floor, was quite impressive. No so much fun trying to take it all back down. The council hung up on me when I called them to ask if they wanted their bus stop back!

thebestinterest · 26/02/2024 15:46

Neutralize by doing what? Painting everything in gray scale!? Stripping the home of its character?
I could move right into this and be happy.

User19798 · 26/02/2024 16:06

That's gorgeous, I hate a grey box and I really hate thinking I am paying for the work they have done to 'neutralise it'.

BristolBorn · 26/02/2024 16:13

I love that!
The kitchen doors are easily paintable anyway but I would definitely live with it for a while quite happily.
I actively discount all the houses on RM that have gloss grey kitchens, I definitely couldn’t live with that.

FluffyFanny · 26/02/2024 16:48

Eh? That flat if perfectly stylish! I wouldn't have chosen a red kitchen myself but it's not horrible!

doris9034 · 26/02/2024 16:49

I love it - it's got far more space and is far better laid out than my 3 bed detached house! Although, granted it does cost over twice as much!!

Agree about the bath - i'd take it out and make that a walk in shower

PuttingDownRoots · 26/02/2024 16:52

I wonder of they could fit a bath in what is currently the shower room, then have a good walk in shower in the ensuite?

RadiatorinAugust · 26/02/2024 16:54

What’s wrong with it? It’s gorgeous.

Janehasamane · 26/02/2024 16:57

No folks don’t neutralise before selling , and that’s a fairly neutral property pas the kitchen, I’m not seeing the issue.

Jl2014 · 26/02/2024 16:59

Was expecting much worse than that. Looks ok.

FailingAtEverythingAgain · 26/02/2024 17:02

I think it's beautiful. I'd change a couple of the wallpapered feature walls but would 100% keep the kitchen cabinets 😍 In fact I'm planning my kitchen renovation atm and I might just add that colour to my shortlist - thanks OP!

BlueSkyBlueLife · 26/02/2024 17:05

They have a few feature walls but all the rest is pretty neutral to me (well apart from the kitchen)

BlueSkyBlueLife · 26/02/2024 17:06

Tbh I’ve never seen the point of painting everything neutral.
It makes the rooms look bland and people will redecorate anyway!

ChanelNo19EDT · 26/02/2024 17:06

I like it. I'd paint over some of the wallpaper but I wouldn't be in a desperate rush.

CointreauVersial · 26/02/2024 17:07

I love that kitchen. Would actively put me off if it were all boring beige (or worse, grey).

sashagabadon · 26/02/2024 17:08

I like it!
