I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

We have a toddler and a cat and it's a real pain! Luckily now we've done the big clean and started decluttering, it's not too hard to tidy up for the viewings.

I agree, I had started decluttering just after Christmas so that’s been a help, but the mess that toddlers make in seconds is another level 😄

People are just so inconsiderate aren't they. I would never do that, just not turn up.

How did everyone’s viewings go on the weekend? We are off market selling at the moment so dependent on EA drumming up viewings. Nothing booked for this week sadly and waiting for feedback from last week. Hate chasing EA - must be v annoying but feel they are a bit useless!

@hopingforthemillion I feel your pain there. I have a 3yo, 1yo and a cat and getting everything tidy for viewings is so damn hard. 3yo constantly wants snacks/ use the toilet and 1yo constantly pulling toys out that have been packed away. 🙈 The no shows are appalling though and there's no excuse for that. I've had it several times and it's very, very frustrating.

@Chanel05 quite strong actually. Houses are selling if priced correctly.

Surrounded by great schools, two stations, one to the closest city and the other to London in just over an hour. Can walk into town from our house and also into various woodland and fields. Next to Waitrose. So it's a sought after location.

Hoping we can see quickly but will keep you updated. Will be on this thread for advice 😅

We are starting to view this weekend but DH thinks it's early as our house goes up in a couple of weeks. I think it's fine with the way the market is though!

We had three viewings at the weekend. Two want to make an offer but aren't yet proceedable. The cash buyer was a time waster. No more viewings booked in. All very anti-climatic. I'm in greater manchester. Stuff usually flies off the shelves.

My house might be priced too high but apparently the FTB bracket is way lower than my asking due to the rate changes now so I'd have to reduce a lot to tempt them in, which means I'm relying on house movers or cash buyers. If I could also get a lot off the house we're buying then I wouldn't mind taking a massive hit but it's a doer upper with several (unproceedable) bids on the table already so I expect a bidding war if we all get there eventually. We're going to have to live in it as is for years while we save to renovate it.

We're suffering similarly. Our house is definitely a first time buyer house really (3 bed townhouse) but due to the location it's an expensive one.

When I used the Rightmove calculator to predict mortgage payments, it's coming up as £1900-2000 a month with a 10% deposit. Obviously that's not necessarily accurate but gives a ballpark. That's more than we'll be spending on our new mortgage for a bigger house (with equity and moving to a cheaper area) so I can see why buyers are hesitant!

Yeah I understand their woes. It is a lot of debt to be saddled with at a young age. There are much cheaper versions of my house around that aren't in as nice or convenient a location (our village is a bit of an expensive bubble) and haven't had as much spent on them but would be liveable, so we're not going to compete with them.

Just have to hope some of the repeat buyers are proceedable soon.

Went well for me - 6 viewings over the weekend and I've accepted an offer today. If I get lucky from here and all goes smoothly, I'll have got away with only having one day of viewings.
For context, I'm in a smallish, but popular town with not a lot on the market. Mine's a classic "starting a family" type of house and I priced to sell fast.

We've accepted an asking price offer today so we're very plessed with that after just 8 days on the market. Fingers crossed we have a smooth and straightforward process to completion. We have no onward chain so it's just us and our buyers who are FTB.

No-one's offering high at the moment. You can always work up from a low offer, but you can't really work down.

@@cloppyklip sounds like they are trying to tempt people in, but won’t take less than 260k.
If there are no other offers then there’s something wrong with it or the price is off.
Has it already been reduced down to that price?

I really wouldn't assume that, some buyers will only look at the maximum they can afford bracket. Some look at it entirely differently and look for the best value from a variety of property types. That type of viewer is sometimes cash, and they have cash for a reason..

@OneForTheToad yes already reduced. I have been viewing nearby properties sold prices this morning and I do think it's still overpriced slightly.

It is very shabby looking in that it needs new internal doors, skirting boards, windows look like there is some mould and need replacing,

We have submitted an offer lower than the bottom guide price this morning so will see what happens, it leaves room for us to increase the offer if needed.

Similar with us, we have a 3 bed townhouse and price is high due to area. However we are priced the same as next door sold just last November. The market feels very dead, the onwards houses we've viewed, usually 4 beds, are sitting on the market too and none have sold. I feel everyone needs to slowly drop their prices, we don't mind if the houses we then want to upsize to also do the same.

Just had a call from the estate agents asking us to drop the price. It's been two weeks and we had two viewings the first weekend but nothing since. I've said no for now, and will review in two weeks.

Basically our price now is £25k above our minimum need, and they wanted to drop the price by £10k. It's fine, but obviously leave less wiggle room when negotiating. We're not opposed to that and it will put us in the next Rightmove bracket down to get a wider audience, but would rather wait it out a bit longer than two weeks!

We're looking at a new build which we just found out wouldn't be ready until the summer anyway, so we're not in a major hurry.

I think our house is overpriced but our hope was that people would knock us down. We can afford to drop it by £10k but then that's it, otherwise we can't pay off our mortgage and buy on.

We declined an offer yesterday of 7.5% under asking. Today they came back with 5% under asking. We've countered an extra 5k more and hoping that we can secure them as buyers.
