I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

I had a viewing yesterday. Not sure how it went until I hear from the EA.

I had one today, first time buyers who looked at a few in my village.
They liked mine and another but the other is quite a bit more expensive than mine so I expect if they have a healthy deposit they will go for that one.
Its my fifth viewing since November. Very slow here.

@Inlimboin50s ah interesting perspective there. One of the ftbs told me that they were looking at two houses down the road from me. I looked these up and they were 100k less (no drive, mid terraced and 2 bed) so not comparable to mine at all. Just made me think that they probably can't afford mine! Hope it goes in your favour.

@XVGN ahh I'm trying not to get too bogged down with that. I originally went on the market back in October 2022. Didn't sell for 5 months and so changed EA who sold for me very quickly in May time last year but then it fell through.

@BG2015 @cloppyklip let us know if you get any feedback tomorrow!

Mine is the nicest on the street, out of five for sale and back in November I also had a couple very keen who viewed twice. But they also had healthy budget and went for one 50k more in the end.
I keeping my cool by thinking I can't be overpriced as the others in my road haven't sold eithernd I have had an offer but this person has yet to sell hers.
I'm on road parking in a terrace and as much as I love my beautiful home with all the old Victorian features, I've become a bit detached and can't wait for a little drive way.

Couple that have sold to a FTB have agreed a sale on another property. Messages left for the others but no word from them yet. Should I have heard now if it was good news?

How long did it take for you guys to get viewings? Our house went on the market on Friday, and we went with the lowest valuation as need a quick sale. However, no viewings booked so far. My neighbours all sold theirs within days for the same type of house but that was a couple of years ago so a different market. There's not been anything within the last couple of years that's similar so hard to know if we're overpriced or just impatient or my decor is offputting.

We went on the market Thursday and haven't had any viewings yet either! Next door which is same as ours (the houses were built in 2019) sold late last year and we're on for similar price. They had viewings here and there so wondering when we'll get one.

Ok sorry to hear you've not had any either but glad someone is in the same boat as I'm being met with incredulity by family who sold last year, they all had lots of viewings racked up within the first couple of days.

My house went live last Tuesday and I had a viewing on Friday and I've got another one on Thursday and he is the magical 'cash buyer'.

No feedback from my Friday viewing yet.

The house next door to me (nearly exact same layout - they've converted their garage into a sitting room) sold in October for £275k. They initially put it on in July for £295k (very over priced) they then reduced it.
Mine is on for offers in region of £275k, would ideally like £270 but willing to go to £265 but not going lower. We're downsizing so not desperate to sell if we don't get a decent price.

Had viewings back in Dec 23, but no real offer. It’s so frustrating I’ve gone with the offers in the region of which is £30k less than what I can accept. But apparently EA said it’ll get people in the door..

I think it’s a tough time to sell and very hard to measure as everyone is in the same boat when you really dig deep but you’ll have EAs telling you they are selling so many properties around you.. which is bs.

My estate agent said they have hardly any first time buyers on their books which is not something they're used to. Once they get some then the chain starts.
The person wanting mine has a buyer who has to sell.
I'm hoping I get a first time buyer and miss the chain.
Next door neighbours have just gone live too so now theres five in my road and a couple in the next.

This seems like a terrible strategy!! We're in the process of moving and I wouldn't have expected OIRO to mean 30k over that amount BlushConfused

Indeed - I wonder if i should go down the route of multiple EAs, but feel like they are all the same in London where I am. Need it sold by April as my mortgage product ends.

Same thought, I’m going to go back to my absolute minimum. Feel like I’ve gotten stuck with people who talk a good game but aren’t really thinking like buyers. I’d never offer above a price and to me says the house is hard to sell….

No need to apologise - I was the same but got myself into it thinking that maybe it was just me. But after thought i have met so many people in the same boat.

It’s a 3 bed house, 1 bath in W3, feel like the biggest reason behind this not selling is timing and quite honestly the right buyer. The houses near me that I know of have been on the same time unless they are going rock bottom prices because the place needs gutting.

Initially put it on during the Truss interest rate saga and then stopped and waited again. But feel like EAs just go ok it’s not sold in two weeks and lower the price.

Very frustrating.
