I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

Have a look. He's marmite. You'll love or hate! He does sell services. - mainly to EA's but also introduces brokers and conveyancers. You do not need to buy any of those services to get useful info from his videos.

Fair warning @AshRJ he says some decent stuff but I've watched his videos before and my god did he labour the point. Feel like I've aged 5 months after a 5 minute video Grin

Agreed. He could be more concise and less pally pally. If that interaction grates then avoid his joint videos with the Housing Stig. It gets very blokey but the housing stig does some great data analysis (he's an economist/project manager working in Pharma I think).

Been on couple of weeks, priced to sell, lots of viewings but no offers. It's taking over my.life and it's only been 2 weeks. I don't know why people aren't offering and we have seen 4 houses we want to offer on.

lol - heard worse and dealt with worse! think the challenge is - he basically tells you to go with your gut at the end. You’ll know when you’ve got the right answer.. I totally get one valid point he made and that is don’t go with three local ones.. first mistake I made.. ended up wasting too much time giving agents a chance first time round. But he’s right again.. they are all the same.

Lmao think it’s his tone, very much the dad telling off his child style. But he does have some valid points, problem is there is no magic wand, so still means the hunt for the perfect agent 😊

He has that feature where you can sign up and up to 20 local EA's will send videos promoting themselves. I think it's anonymous. I think it's free. Not sure - check it out.

Thanks - saw that and just done so - think I need to stop giving months of time to agents. Amusingly the middle ground valuation for my house is 160k more .. way OTT but just goes to show how it’s not about being waaay overpriced all the time, as EAs would have you believe.

He does also try to flog individual time with Charlie - my personal idea of a nightmare.

Plus he encourages people to “buy me a coffee “ - what is he, homeless?

We had two viewings on Saturday.

One couple who said the "interior wasn't up to their standard" and they wanted move in ready rather than spending money on "upgrading". It was weird because they said they preferred another house (same new build floorplan). The only things the owners have done there is paint it grey, but didn't have any of the things we've added that cost actual money (fitted wardrobes, landscaped garden, loft boarding, upgraded bathrooms, shed etc). I'd rather buy a house I had to spend a little bit on redecorating than thousands on the bigger jobs but oh well!

The other couple have asked some questions about internet speed and how fast we can move. So that's promising but I'm not getting my hopes up at all because I know some people are just too polite to tell an estate agent they're not interested!

Either the EA hasn’t caught up with the state of the market and is envisaging going to sealed bids to push the price back up OR they think that you won’t achieve your minimum price and have (deceitfully) priced it to meet the market where they think it’s at.

are people finding the houses they want to move into are still on the market or are they going? I am desp for an offer so I can move up and was thinking the houses I like would go but they are still there.

The house we want is still on the market - the other interested buyers are in a similar situation as me - trying to get a buyer for their properties. It's just a game of who is proceedable first.

If we don't get this house then we'll take ours off the market as we have particular requirements and this was the first house we saw in years that met them.

Another of our four have gone for a different property. They are coming from a different county, no links to the area it's just a commuter town where I am. They've gone for the shite area so more fool them 😂. I didn't get good vibes from them anyway because of the other few in the area, ours is 100k more than one they were seeing, so we were questioning their affordability between them when DH and I had a debrief after.

One couple haven't heard from or answered EA's call for feedback and one is waiting to view another property. I felt really flat yesterday but onwards and upwards. No enquiries thus far this week.

Agree - think it’s interesting to see what they’ve done here and see all the houses around my area (either requiring more work or being slightly better with decor) priced much higher ..

i will be asking them to pull it and put it back up to what is my minimum.

We've just finished renovating a house and it went on the market on Sunday. We have 7 viewings booked in over the next few days so we're pleased with that. 2 are couples that are also on the market but are yet to sell, and the others all FTBs. Keeping our fingers crossed for a good outcome.

So since registering them I’ve had 5 emails telling me I can check out the profile I’ve built.. that’s since last evening.. and the first ‘agent’ I’ve logged a call with today at 3:15pm didn’t show up for the video call..

On a positive note - told the agent to remove the board, remove the property online and we’ll market it inline with my bottom line. I feel much better, think it may reduce so-called foot traffic but at least it’s not going to be people going in with budgets that are far lower than what I can afford to sell at!! Will maybe relaunch it online after I’ve had the garden cleared and tidied up.

I will also on the meantime keep looking for EAs apart from this one. Fingers crossed 🤞🏼
