I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

Uk Property Market Stats show has a new YT video out for this week (reviewing Crewe in detail if anyone is interested).

It's really interesting because there doesn't appear to be a significantly different market happening now compared to pre-Covid, re Listings, Sales, etc.

Having said that, we know that the post-2008 market has been about 40% down on the pre-2008 market and so in that respect the market has been broken a long time. That is one of the reasons that underpins my greater expectations of a larger house price slide over 2 years.

But re your reference to 2008, don’t you think it was a very different situation then? (I'm old enough to remember it as it happened). Lenders were a lot less stringent back then about who they would lend money to & how much. I remember my old boss asking me how much he should put down on the form about my salary. The Lenders did few checks so people were routinely exaggerating their income. Which obviously was not a smart thing to do as we found out when interest rates rose but we weren’t unusual in doing it.

These days there are more rigid checks & stress testing so fewer people should be facing urgent sales or repossessions.

You are right. That's certainly a major driver - loose (to fraudulent) credit. So perhaps "broken" is the wrong adjective. Maybe it should just be "different". I heard about it happening but never did it myself - more fool me?

But the volume of moves that were going on under that system definitely indicates the overall demand. And that demand can no longer be satisfied in the current system because prices are too high and credit too tight. So if you need to move now you need to reduce your price to match conditions?

Yes I agree that sellers have to be realistic about the current market which most people would describe as a Buyers market.

We agree about property prices reducing in most areas or staying stagnant in others. It’s just the extent of the slide that we have differing opinions on. And I personally don’t see the market as very comparable to pre/post 2008 due to more stringent lending rules keeping borrowers on the straight & narrow.

We had a viewing today, the EA did it and I left the house. It took a total of 7 minutes Confused the EA says buyers loved it it's there dream house etc etc but I'm not getting my hopes up now because I fail to understand how you can view the biggest investment of your life in 7 minutes Shock I feel like these buyers love bomb you as they don't know what else they're supposed to say 😂😂 it's a real rollercoaster to get the house all ready and then wait for feedback/offer

We have a viewing later on this afternoon. An investor. It's only weekend 2 for us and viewing number 5 but it's the only enquiry we've had all week so I'm already losing the will to live over the cleaning and tidying to insane levels.

hope everyone else’s viewings go well this weekend. @Chanel05 5 viewings is great. Any feedback on the rest?

we had a second viewing from a couple last week - it took one hour! But they are downsizing, want to do works etc and not on the market yet. So not brilliant. No viewings this weekend which seems like such a waste. I’m trying to pretend we are not on the market - it’s so stressful.

I had a viewing this afternoon. Did the viewing myself.

Couple in their 30's, cash buyers but they aren't buying for themselves, they're buying to rent to family.

They seemed to like it but as we all know it's the magic offer we need.

Cloppy. Well done! You were priced to sell. I had a bit of a ding dong with someone on another thread as I said most people aren’t being forced to move. It might be great to get more space, have a shorter commute to work but most people can wait. If you have your place on for 6 months then what is another 6 months…. Sold a parents house last year. EA was great and asked how quickly I wanted to sell it before giving a valuation. Parent was living there so at the beginning there was no rush and then when they did move out we already had a buyer well into the process.

When I sold our last place again the EA asked how quickly do you want to move. I said price it to sell but we won’t take ridiculous offers as we didn’t have a place to move to but I knew the area we were focusing on. Did some drive bys in certain areas which was very useful.

Fingers crossed for you Cloppy… do you have something to buy yourself?

Thanks All! @Chanel05 on the market for 11 days that was the third viewers. I was getting so impatient and actually thinking about dropping the price as I thought we were ever so slightly over priced so I'm gobsmacked! The buyers are FTB.

Great news @cloppyklip!

We've had three viewings. Two want to buy it but they're not yet proceedable - one has had their house on the market for 18 months so needs to sort that out. The other is now rushing to get their house on the market. The cash buyer was a total timewaster. A retired lady who just seems to be touring all the available houses in the area. Loved the house but clearly no intention of buying anything.

No further viewings booked in.

So out of our 9 viewings we had 7 that we were doing ourselves and the EA did the other 2. From our ones we had two no shows which was annoying but the rest all made it. There was a mix of FTB and people who needed to sell. We received an under asking offer from one of the FTB which we rejected. They then came back with a full asking price offer which we weren't expecting! The agent will follow up the other viewers from today for feedback tomorrow morning (they are open 7 days a week). I think there are two possible other FTB that may put forward an offer based on their reactions to the house while viewing but we'll see.

One ghosted, one went for another house, one went for a bungalow and one wasn't yet on the market but liked it a lot.

The one today was an investor. Was in and out the house within 5 minutes. I saw the exchange between him and the EA on my ring doorbell. He's offering 30k under asking price (we achieved 5k under last May but sale fell through in October). Useless EA didn't even try to tell him that we wouldn't be accepting the price (and that it isn't in keeping with the entire town to be honest) just that she'd speak to us both on Monday because she was going to head home. In my opinion that was very unprofessional. It was only 4:30. We should have been officially notified for starters and she should have been actively trying to sell the property. I'm really quite annoyed. He literally said "I can only try" when he offered the 30k under, so knows it's a lowball. I'm not bothered by the low offer, it's just the absolute laziness of the EA!

@Chanel05 wow - I’m totally with you - EA was so unprofessional not telling you straightaway. Sorry to hear your last sale fell through. Same thing happened to us last year hence the growing impatience. So sorry you were ghosted. Absolutely infuriating! The fact you are getting a steady stream of viewers should hopefully mean it’s a matter of time for you.

We have found a place and they have been patiently waiting but who knows for how long. But even if they walk away, I just want to move as can’t park this process again and restart later. Needs to be over and done with!

@winewolfhowls good luck when you get there. We are off market selling at mo but on RM soon.

@BirthdayRainbow great idea - looks like there will be lots of us! Nice to have some company. I feel despondent when another “worse” property goes under offer in our area. Wishing us all lots of luck 🤞🏼🤞🏼
