Anyone else had viewings today?

I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

How is everyone else feeling about their EA?

I chose based on their stats as the most sold properties in the local area, I'm not that impressed up to now (it has only been a week so maybe I'm being too impatient!)

We still don't have a physical for sale sign or a marketing video they promised and they haven't given me any feedback from viewers at the weekend as said they like to give them some time before they follow up.

How much contact and pro activity should I be expecting from them?!

Our EA just sold the house next door and are very prominent in our town.

Very professional up to now and have had 1,200 views on the video that they produced via Facebook.

Marketing is excellent - just need a sale.

Only been on a week and got our second viewing tomorrow.

Our estate agent blackmailed me by saying we wouldn't have a chance of getting the house we want (which has several interested parties all waiting to be proceedable) which they are also selling, unless we went with them. They got our house up on rightmove quickly but not much interaction other than that.

We've got two viewings booked in this weekend, one isn't proceedable. I just hope our competing purchasers are having a similar slow time of it.

Finding this process horrendous. We were on the market in the summer. After three months, finally got an offer which we accepted but then they pulled out. Now back on after a week. 4 viewings but no offers. So mentally exhausting getting the house looking perfect but all for nothing.

You're right about it being so mentally exhausting. It's been taking me a good couple of hours to have house viewer ready and the estate agent saying if I light the fire then it could entice viewers. Well, for my next viewer( none booked in) I'm going to clean bathroom and kitchen and leave the rest. Won't light a fire. May be I'll get a sale.
So fed up!

Ugh it’s infuriating isn’t it. And estate agents are just so unresponsive. I’m probably being very irritating demanding feedback but would be good to understand a little as to why we are having no offers. I can’t bear the hope you get when you have a viewing - only for the deflation to set in when you hear absolutely nothing back :(

We have three viewings booked in now, since going live last week, including a cash buyer. Trying not to get my hopes up. No doubt I'll be in the same position as you next week wondering what they thought of it.

We’ve got 6 viewings this Saturday which sounds good, so fingers crossed, but we’re not actually on the market yet. EA is going to gauge interest off market first for a couple of weeks and then if we need to, go on the market and Rightmove. Frantically trying to get the house ready for the photos tomorrow! Mines back on the market in W3.

Had viewings back in Dec 23, but no real offer. It’s so frustrating I’ve gone with the offers in the region of which is £30k less than what I can accept. But apparently EA said it’ll get people in the door..

I think it’s a tough time to sell and very hard to measure as everyone is in the same boat when you really dig deep but you’ll have EAs telling you they are selling so many properties around you.. which is bs.

I had an agent try this last time I sold. It was a good way of generating interest from people who couldn’t afford the price I actually wanted! Plus I was suspicious after that if the agents claims about x percentage of sales achieving asking price. It was like well yeah, if you undervalue then that will happen! I ended up switching agent, and achieving more than 10% above what the first agent had suggested price wise (W4 so not a million miles from you!)

Thanks great to hear, especially given the distance. I should have known better and remember my gut at the time going no way but stupidly ignored it!

I’ve taken it off and am now looking around at other EAs. I’ll be removing it from them completely once I find someone else, doubt they’ll be trying to get what I want from it.

I find it seems to be so they can then claim any reason out of thin air for not getting any biters. Or they don’t have the balls to actually ask viewers for feedback positive or negative. I get it’s a balance but find very few actually have it.

Ive asked so many and none of them have anything. They’ll be occasional unreasonable feedback .. ie .. areas is too polluted.. erm the house is in West London.. lol but nothing of substance.

Good luck to all who have more viewings booked in. We have a couple coming back for a second viewing today. So was up super early tidying everything amongst school run / work run madness.

I agree some estate agents don’t bother to follow up or ask for feedback. I guess at the end of the day it’s not going to change whether anyone offers as there is no way of knowing. But I like knowing what they thought - if only to over analyse or predict what’s going to happen. Gives me some feeling of control amongst this madness! I have noticed a lot more properties going up on Rightmove. So maybe market is picking up and more people wanting to buy/sell which has got to have a knock on effect on us surely?!

My viewing at 10.30am was cancelled today. EA was doing it but I spent ages this morning tidying up with all the usual faff.

He's rebooked for Saturday afternoon, so adult kids will have to go out for half an hour.

I'm doing this viewing and he's a cash buyer so it will sell, sell,sell!

Our second viewing from last week still hasn't got back to us, so I've mentally written them off. Was too good to be true to expect an offer the first weekend! No viewings booked for this week, which is disappointing. I'm just trying to forget we're on the market day to day rather than thinking about it.

I always give the EA my feedback and ring them back if they've left a message, as I feel it's important for the seller.

But obviously not everyone is as considerate.

Yes, it's a shame! We're pretty sure we know what will put off buyers (it's an expensive area but a first time buyer size house, our decorating isn't that neutral) but always good to hear if there's something we haven't considered!

These people did answer the phone to the estate agent on Monday and were asking positive-sounding questions (internet speed, how quickly could we move) but apparently he hadn't managed to get hold of them as of last night and heard nothing more today.

God, I only went on Rightmove on Monday and already I'm so stressed. I have two bookings for viewings, but only one is actually proceedable. It feels really poor and just not the level of interest to actually sell a house. Just hoping that weekend viewers might be waiting until Friday to book a viewing, but I'm fast losing hope.

@BarbaricPeach so unlucky to get ghosted by a second viewing. Happened to me twice when I was on the market last year. One even went up in the loft!

Ah, I misspoke there I think. They were the second viewing of the day, not people doing a second viewing. That would definitely be crushing if it happens!

I’ve been thinking about why we want feedback, because it’s true that anyone who wants to buy is going to be proactive about it — no one is sitting about waiting for the estate agent to call before making an offer. I’ve decided that it’s partly to do with client management. It’s about reassuring us, keeping us happy, and keeping us as clients for long enough for them to have a chance to sell the house and get back the investment they’ve made in time, photography, etc. They wouldn’t have to try to tie us into ridiculously long contracts if they just treated us better.
But the other bit is about being able to sell better. I’m quite proactive and have rewritten EA’s marketing materials to emphasise what viewers seem to think are the property’s strong points, and de-emphasise the ones that, it turns out, they couldn’t care less about. I also prepared a Q and A about the house to help the EA answer questions during the viewings, and we’ve added to those as we’ve gone along. It really does help if EAs can answer confidently about when the house was rewired or whether there has ever been a connection for a gas hob.

Uk Property Market Stats show has a new YT video out for this week (reviewing Crewe in detail if anyone is interested).

It's really interesting because there doesn't appear to be a significantly different market happening now compared to pre-Covid, re Listings, Sales, etc.

Having said that, we know that the post-2008 market has been about 40% down on the pre-2008 market and so in that respect the market has been broken a long time. That is one of the reasons that underpins my greater expectations of a larger house price slide over 2 years.

We've had 2 more viewings booked in for tomorrow so that's 9 in total which I think is great considering how things are at the moment. The first two took place yesterday, one has booked to view again tomorrow with her partner so that's positive. The other isn't proceedable anyway as they need to sell but it would be good to hear their feedback. There is a viewing due to take place later this afternoon which we'll be doing ourselves so hopefully that will go well.
