Anyone else had viewings today?

I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

We went on the market last May. Had one or two viewers every month, some hadn’t sold and some put off by sewage treatment plant - no mains sewage here in rural Lincolnshire.
In early Feb this year we had a couple who knocked on and wanted to view, they’d been to the local coast and saw the house, we showed them round, they came for a second viewing 10 days later, and a third a week or so before exchange.
We complete next Wednesday

Still here and rather demoralised

Been on for just over a month with 9 viewings. Not a single offer.

Nothing we can do about the feedback that has been offered.

No new interest for the past 2 weeks. I feel like we have to drop the drive. But equally people have been coming to see it and no one has said it’s too expensive, or put in a cheeky low offer. Which makes me think it won’t make any difference anyway?

You’ve given it a good shot at that price as it’s been on a month and 9 viewings.

However, no offers does suggest that you need to consider dropping the price. This is a good time of year for selling houses so you want to make the most of that by doing something to generate new interest. People don’t always mention the price but some may still be thinking it’s too expensive for what it offers compared to other properties.

I would think about dropping it by about 5% of it’s current price and bear in mind the Rightmove bandings, try to get it into a lower banding if possible.

There’s a house near where we’re selling that has been on the market for a year. Same agent, same price, same pictures. I’ve always thought it looked attractive but that it wasn’t priced to sell. We’ve dropped the price in that time, had lots of offers, accepted three but they’ve all fallen through. And I’ve kept looking at that house and wondered why they weren’t changing anything.
It’s just been marked SSTC.
I don’t know how much they accepted or what’s been going on behind the scenes or even if it will all go through. But I think that sometimes you might just have to wait for ‘your’ buyer.

Hi all! I abandoned this thread as nothing came of the viewings I had and I was seriously demoralised (third time on the market!). Fortunately though, I sold the week after and we're due to exchange in the next couple or weeks 🤞

This lady is for Saturday, she's a cash buyer with nothing to sell so an ideal position. And then we might have someone else so fingers crossed they book in too.

I've been on the market for 6 weeks, we have dropped our price once. We have had eight viewings, and one more lined up on Thursday. It is driving me absolutely round the twist.

One of the viewings we had last week - the buyers parents live two doors up - and he told the EA he didn't need to sell. But after looking, told the EA it needed more work than he thought, and he would have to sell his house and offer less than asking price.... he then cancelled the appt with the EA to list his house.

Some of the particulars in the description don't match up with what is actually at my house, and there is no mention of it needing work, which I find frustrating, as I live in it, and one of the main reasons I'm selling it is that I cannot afford to renovate it. We are downsizing as the house is expensive to run on one wage.

I found a house I love in the same town I am in, and they've accepted my offer but will continue to market until I am proceedable, which is fair enough. But its giving me a sense of desperation that I need mine to be gone to secure one that does actually work for me and my family.

One thing you can do is get your EA to make any changes to the marketing copy that you think are necessary.

They work for you. If you think that mentioning how much work the house needs is important (could be — as long as it’s also clear that it is priced to take this into account), then they should change the particulars to include this.

We are under offer but I am demoralised as nothing to view. Now thinking maybe we shouldn't have accepted a lower offer as we aren't in a rush now!

Our viewing pulled out, so frustrating. Said she wants a property with period features, so not sure why she bothered booking a viewing for a newbuild at all! And good luck to her finding anything like that in our price bracket round here 😂

At least we know before we bothered tidying up that she was a time waster.

We have another viewing lined up for Saturday, but the guy hasn't even put his own property on the market yet so not holding my breath.

I came off the waiting to exchange thread after my buyers pulled out on exchange day and its taken me a week to hop onto this one.

Ours went back on a week ago and we have reduced today by £10k as we have already lost just shy of £2k on fees for the failed sale and if we lose the onward purchase if it sells before we sell ours, then we lose £6k in total.

I have told the estate agent our absolute bottom line to be able to sell and that if we lose the onward purchase then we will take the house off the market. Hopefully that may jog them to be a bit more proactive.

I just hope they dont waste everyones times by having people viewing who have no intention of buying as the feedback we have had from viewings before we sold was:
A) they didnt want a 4 bed
B) the house 'was too expensive compared to what they could afford' yet they then went and looked at my neighbours house a month later which is on for even more money
C) they wanted a bungalow (we are a three storey detatched)
D) they wanted a separate dining room (despite the floor plan being clear)
E) they didnt like the drive at the back of the house (we are a corner plot and its obvious in the photos)

I am sick of this process now and will probably have a breakdown in the near future.

Our viewers have pulled out of the viewing on Thurdsay. This viewing was booked in on the 30th April, but they have offered on another property. Brilliant. We have nothing else lined up.

A bit of movement today. One couple who want to offer but can't yet have a second viewing on their house today, so fx'd that comes to something. Two more viewings tomorrow and Friday (no. 24 and 25!) but I did say no to one where they weren't even on the market yet. I explained to the estate agent that it takes 3 hours to polish the house and I'm bored of people seeing it for a bit of fun.. (said politely ofcourse!)

If they’re serious about moving they can put their own house on the market.

@Maybenexttime08 I don't blame you for saying no. Our viewer isn't on the market yet but we've had so little interest that I don't feel I can turn him down. Definitely not making any effort for him beyond a basic clean and tidy up though!

Three viewings booked for tomorrow! Hopefully we can get an offer so we can build the chain again as our seller has given us til Friday next week to sell again before it goes on the market.

We've looked at our losses if we lose this purchase and it's a staggering £6k on surveys and solicitor costs due to it getting to exchange 😵 so we re-priced to the lowest we can go and went offers over.

I don't like offers over as it sounds grabby but we can only do what we can do. The estate agent knows that if we lose the onward purchase we will come off the market as we are trying to relocate and theres nothing else in the area that meets our criteria so I'm hoping they pull through for us 🤞

I think "offers over" is obviously a bit more off putting than just a price, but at least it makes clear what you want. Ours is currently "offers over" and we have some very slight wiggle room under it but we wanted to be clear it wasn't much.

Thank you! I think it's buyers pulling out too. Our buyer pulled out at exchange and to quote the estate agent 'because they weren't feeling it anymore'

I too detest offers over and have always ignored a house with that on as it usually indicates that the buyers want substantially more. We have sold this house twice now at the higher price since November and both times its buyers pulling out. Its not even they survey as its always last minute which is what pisses me off so our offers over is at least realistic. We shall see if buyers think the same when/if offers come in.

@fromtheshires Oh yes, buyers are absolutely pulling out too. With rates and prices so high, I guess the stakes feel that much higher. Much more chance of being stuck long term in the house you pick, so people are feeling the pressure to choose well. We definitely wouldn't have bought our current house in 2019 if we'd known what would happen.

(Not excusing crappy buyers who mess too around, of course! Just thinking out loud about buying in general, I guess)

I was on this thread for while, we were on and off market for a year then a few weeks ago got two identical offers from FTB, we agreed to take "first to survey", but having lunch with a friend yesterday she said she'd got right to the day before exchange and the buyer demanded a £50k discount (house was about £700k) so that fell through. It's scary stuff. I favour the Scottish system, so many people say that.

We now have an apparently very keen 2nd viewing tomorrow. Their seller pulled out just before exchange so they are now trying to keep the chain together so they don't lose their buyer.

I was excited, but then we drove past the place we were considering buying, and have decided we don't like the street, and there is nothing else on the market we like.

I really don't want to move unless we find something that really excites us, and I'm now overthinking what we will do if we are put under pressure by our buyers to move fast. No option of moving into rental.. What will be will be I know, but I am the world's biggest worrier!

Our house is all neat and tidy for our viewing, although I'm not allowing myself to get excited. The guy isn't even on the market yet so even if he loves it I assume we'll end up having him view again in future when he is proceedable.

Good luck all. I have 5 viewings today penned in. All i need is that elusive 1 viewer to actually turn up and put an offer in and we can get the chain rebuilt!

Husband is hopeful we will get a couple of offers come through and can play them off against each other for the higher price. He was confused when I said i will take whoever offers with the best circumstances of a speedy completion.
