Anyone else had viewings today?

I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

I won't need a mortgage so is that relevant?

I understand you won't need a mortgage @BirthdayRainbow which makes you slightly more attractive as a buyer than someone who does need a mortgage.

But it doesn't make you a cash buyer as you don't have cash immediately available.

I would just tell the EA you won't be needing a mortgage to buy but will be needing to sell your current property. Not sure there actually is a name as such for people in your position.

But it is relevant that you won't need a mortgage as the deal will be less likely to fall through as one less hurdle.

@BirthdayRainbow we've sold our house sstc and have no mortgage. We will be buying a house with the proceeds of our sale and our estate agent classes that as a cash buyer.

Thank you @lingmerth . it's been 22 years since I bought and sold and my head is spinning with everything as I knew there will be things I don't remember I have to do. This week stress is what kind of survey to have.

@BirthdayRainbow same here! 25 years for us. Everything's changed with the internet now. Everything was by phone call or letter then. The only thing that doesn't seem to change is the amount of time everything still takes!

8 viewings for me today! One earlier this week. Really hoping it will be sold by tomorrow!

Our buyers dropped out last week while we were on holiday and we desperately want to hold onto our purchase.

The house is totally immaculate which has been a whole week of work in itself! 🤣 And I've left snacks and drinks for the estate agent as he's there so long!! 😁

We have accepted an offer. We had a total of 10 viewings (2 were second viewings) in just under four weeks. We're based in SW London and in our specific area we are noticing houses go on very high and then reducing by 75-100k before going under offer for lower again. We priced somewhat realistically but still accepted lower in the end than we would have ideally liked, but we had an offer accepted on our onward purchase conditional on us marketing/selling so needed to move quickly. We actually received three offers, went to best and final and accepted one (not the highest but one in the best position).

One thing we did find was the view of our house front didn't gain any interest, the only initial viewings were add-ons as our agent had a couple of other local properties so they showed viewers round them all. Once we rejuggled photos to show interior first we got a lot more interest.

We are now hoping for as painfree as possible conveyancing process.

8 viewings sounds very positive @Purplepepsi fingers crossed for you.

We had a second viewing on Saturday, not heard back yet but guess the longer it goes it doesn’t look good. Got another viewing booked in for next weekend so trying to focus on that.

It’s interesting what you say about price in your area @TerrierOrTerror i have no idea if our pricing is fair. So difficult to draw comparisons around us.

We have a viewing today but I’m certain it won’t come to anything as we know them.

Then another in two days - just enough time for the house to revert to carnage again 🙄😂

But that will be 5 in two and a half weeks. No bloody offers though….

Accepted an offer today, lower than hoped but will have to do! Does anyone know the answer to this - so we'd already given our agent notice and the period runs out next week. As they now need to progress the sale, do we rescind the notice, or do we roll onto a week by week contract? If this sale was to fall through either next week, week after or any time after that I wouldnt want to allow this agent to put it back on the market. So what should I do whilst the sale (hopefully) goes through?

I think the contract has run out @GoingDownLikeBHS so even without saying anything about it, it should be understood that if this sale falls through, you will be moving on to another EA. Just don’t sign a new contract.
Congratulations on accepting an offer anyway, despite it not being as high as you wanted.

Thanks @Twiglets1 - I think I should get something in writing just in case? I don't want to end up having to give notice again by some twist. Yeah an offer finally, third one we've had in the past year but hopefully this one is "real"! I'm not saying goodbye and moving into the other thread about trying to progress sales just yet!

The only thing about this is that if the existing sale falls through then any potential buyers that may contact the EA having seen the property might be lost?
Eg I'd seen a property I'd have liked to put an offer on, but it quickly went Sold STC before I was ready to offer. I still contacted the EA asking to be contacted if the original sale fell through as I would be interested in offering.

I wasn't actively looking at the time so may be have noticed if it was put on RM by a different agent.

These are very specific circumstances through!

It’s ended as your contract is ended and should you wish to terminate you don’t owe them any notice. It just continues day by day or week by week until you decide to end it. I’ve done this with all EAs, first 6 weeks they have a contract then after that it’s ongoing and can terminate at any point or can go to non-exclusive.

I’d just write an informal email, I don’t think it will hurt to not alienate them, you just never know.

That’s lazy as heck and says a lot about the actual person viewing .. if they can’t be bothered to show this person round is it someone who’s not worth it?

as @BirthdayRainbow has said - get them to do it, you pay them for this ..

We're still here.. 20 viewings... 3 offers but they all need to sell.. the annoying thing is that we have now found a place we want to buy but it is unlikely to stay on the market that long. We are averaging about 2 viewings a week - enough to have to keep the house tidy!

We still haven't had any viewings since January. Estate agent seems as baffled as we are, other than it simply being an awkward price point with rates as they are.

We've dropped the price £10k but we're not willing to sell any lower than maybe £5k under that so it's our final price drop. I'm just pretending we're not on the market and accepting we won't be moving this time.
