Anyone else had viewings today?

I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

Morning all, nothing at all over Easter. A house down this road sold before Easter, very similar, so I asked our agent if they could find out the price it went for (not even sure they can do that?) but no reply. We had a viewing nearly 2 weeks ago, no feedback, nothing since.

I have a plan - tell me if you think its nuts (esp @Twiglets1 ): So my house is on for £450k down from £475k. It's a standard 1930s 3 bed semi, we're getting hardly any viewings, 3rd agent in 12 months. Our house is same size and similar condition to all the 3 bed 1930s semis for sale in this village-type area. I'd be happy to take £430k but would prefer £435k. But agent wants me to reduce to £425k to show up in the next Rightmove listing level if that makes sense - if we do that (a) we will then be on sale for the same price as terraced houses in the nearest not-very-nice town and (b) there is nowhere for us to go price wise (if I saw a house at £425k, I'd offer £400k and go from there!) His plan (he says) is to attract attention at £425k then if he gets an offer tell them we won't accept that price! If I was a buyer, I'd just walk away then so I don't see his logic. I think if he got a low offer he'd just put pressure on us to accept it - so a pretty poor outcome for us.

I want him to show our house to people coming on his books looking for something cheaper than £450k telling them that he thinks we'd take a lower offer and to view anyway. He says no, thinks that's unworkable, I think his plan is much worse! Who is right?

I’m not sure who is right - can understand his reasoning but also yours!

425k should attract new interest as he says but equally, everyone hopes for a bargain at the moment.

Maybe leave it at the current price for a bit longer then consider reducing to OIEO 425k if the lack of viewings continues?

Our viewing went well yesterday. Had an offer today which we rejected and then a further one which we have accepted 🥳

Hurrah @WimbyAce !! Good news - now you can on the thread about people completing their sales :)

We are not sure if our viewer turned up today - we went ahead with it in the end despite this person apparently not having their existing house on the market - but I think possibly they did arrive, as the agent had locked the back door, so if they'd not turned up he wouldn't even have gone into that room.

When we started with this agent they'd let us know after every viewing once they'd left the house and how it went etc. Now we never hear unless we chase and even then they're vague.

we’ve reduced the price twice to £399,950 as feedback suggests the garden is the problem although it’s well maintained.

a house in our row of terraces has sold twice (sold, back on market the sold again) for £420,000 after less than 10 viewings
they are similar in style/size so we can’t understand the problem

estate agent gives the same feedback, people love the house but find the garden less than ideal (it’s triangle in shape although around 40ft long and 22ft wide)

Not sure if it helps - but I recall seeing a house with a garden like that and not liking it.

I remember thinking if they planted trees, shrubs at the right angles places to make the garden look square/rectangle that would help. Not saying yours isn’t done like that or to spend that much on it but maybe if you haven’t put a small fence style border and stuck some plug plants in it? Or put a garden table and chairs there? Or use planters etc to cover the majority of the corner?

For me the reason for disliking it was I felt it didn’t balance, so maybe having things in the sharp corner would remove that feeling.

I feel your frustration. A house down the road had an offer and it needs gutting.. all I thought was save on having to gut and buy mine!!😂

house has been on the market for just over a week and I feel like I’ve already lost the plot.

Two viewings yesterday. One has said no as it’s ’too big’ - absolute nonsense reasoning. As if you couldn’t figure that out from right move before you viewed?!

The agent hasn’t been able to get hold of the second viewing. Which doesn’t bode well.

Another one booked for Wednesday but they’re not even on the market yet.

We’re desperate to sell. Have been guided by EA’s for pricing so have no idea if we’re competitive or not as it’s very difficult to draw any comparisons.

Grateful for any tips on surviving this 🙄😄

@Baytwelve your post has made me wish again that sellers were saying where they are. Mine will go on hopefully in May and I'll be moving about 300 miles. I'm very stressed about viewing when I've got to sort animal care.

Afternoon all. @Baytwelve you are very welcome, but I've been on the market for nearly a year. In that time we've had about 25 viewings, reduced the price 3 times, now we are on our last couple of weeks with our 3rd agent. By comparison house down the road had 25 viewings and 4 offers in their first 6 weeks and now sold. House size and condition almost identical, only different was they have a nice big garden the chap is quite elderly so its his pride and joy. But that surely doesn't explain how few viewings we've had. Feeling very worried about it all.

@BirthdayRainbow there's two of us so one walks the dog round and round and the other goes off in the car then we swop etc. We leave 15 minutes before viewers are due (agent has keys). But if you are on your own with the dog it's awkward. Very long walks?

Could it be that your neighbour's garden is south or west facing and yours is north or east? Buyers like the idea of sunny gardens.

@GoingDownLikeBHS I meant animal care in that I am viewing houses 300 miles away and can't take the dog so need to find someone to have her overnight. People viewing mine is fine as I can just take her out.

We did what the agent said, despite my misgivings, and dropped to £425 even though we can't sell at that price. We began a year ago at £475k, then £450k and are now down to "guide price" (yeah right) of £425-450k so as to hit the lower Rightmove bracket. So far that's resulted in 3 viewings booked for the coming weekend and maybe we'll get a few more later in the week. But it's depressing (we have to sell due to divorce).

@GoingDownLikeBHS I really hope you get something soon! The market is still very stagnant where we are, it's so depressing.

We've still not had any viewings since January! Considering dropping the price a little if nothing by May but we wouldn't drop enough to make a huge difference to a buyers monthly payment so not sure it would even make a difference.

We don't need to sell, and will stay put if we can't get a decent price. We're mainly moving to guarantee our son would get in a good school. It's one he would probably get into from our current house but not a sure thing, so we could stay here. I just hate being in this limbo of not doing anything to make our house nicer because we hope to move, but if we don't end up moving I'd resent not having made the changes now.

We've been on since end November and have dropped price and changed agent. Do seem to have had more viewings since we did that but still no offer - all quite depressing.

Even though we’ve been on for less than two weeks we are already talking about dropping price 😔

We are emigrating so have a deadline of when we need to be sold up by. We have given ourselves some time in case things took a while. But the market seems to be even slower than we were expecting.

Doesn’t help that it’s a relatively expensive house so we have a smaller pool of potential buyers anyway.

Eugh. Anyway, another viewing tonight from someone who’s not even on the market yet 🙄but don’t think we can afford to be choosy at the moment!

Same here - we are getting maybe one viewing a week which means keeping the house tidy.

Still 2 offers but they both still need to sell so not great but better than nothing. Anyway - nothing on the market we like so maybe best we don't have a firm offer and pushy buyers.

Think of it as a back-handed compliment. They probably thought that it would not be as good as it was and they would feel comfortable knocking a percentage off the asking price.

Hi all,
We’ve been on the market a little over a week. Had 4 viewings with a second viewing booked for Saturday.
We were on the market just before lockdown and didn’t manage to sell so stayed put. Not seen anything we like yet.
We priced at the lowest of the valuations but it’s still higher than pre covid price.
Hating all the cleaning and waiting for the phone to ring!

I'm selling and then will be a cash buyer to buy.

Do I only let people who have sold or have a mortgage in place view and do I wait to sell before I start looking ?

Personally, I would only allow viewings from people who at the very least have their own property on the market (or are cash buyers, FTBs etc). It is fairly meaningless to get an "offer" from someone not in a position to proceed and even more meaningless if they haven't even got their own property on the market.

You can start looking before you sell as can say that your own house is on the market. However, you won't be a "cash buyer" even after you sell your house subject to contract. You would only be considered a cash buyer if you had sold your house, received the money and it was sitting in a bank somewhere waiting to be spent.

I was going to be a literal cash buyer when I viewed a house last year but due to deciding not to borrow from family after all I didn't proceed. Now my position is I won't be getting a mortgage as my house is paid off so what will my position be for clarity?

You still aren't a cash buyer right now if you need to sell your own property before buying another one. Because you don't have the cash yet and it is dependent on a sale.

If you sold your property, went into rented and were then looking at properties to buy, then you would be a cash buyer.
