Anyone else had viewings today?

I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

I definitely wouldn't be accommodating another viewing until they were procedable, and probably wouldn't consider an offer from them at all.

We're not procedable at the moment and I'm just grateful if people are letting us view at all! I can't imagine being selfish enough to cause additional inconvenience on top!

@TheDarkHouse i agree with everyone else. Accommodating viewings is a pain especially multiple viewings from the same individual that isn’t currently in a position to make an offer. Our house is on the market but no offer yet & we haven’t viewed anywhere & won’t until we get an offer. Partly because it’s frustrating for us knowing we can’t go ahead yet!

@TheDarkHouse Agree with others. They seem extremely unlikely to be in a position to buy your house in the near future. I think it's perfectly reasonable to say to the estate agent twice is enough, they can do a third viewing when they are proceedable.

No more viewings until they are definitely proceedable. A non proceedable offer is essentially the same as no offer so a theoretical offer from them is of no benefit to you as things stand.

We had another viewing today, I’m trying not to give it another thought or get my hopes up. I let DH show them round so I don’t cling onto things they say and over analyse 😅

@Mover2024 I wouldn't even discuss an offer from someone who is not proceedable, let alone take my house off the market for them. It's a crazy idea to stop marketing for a month to wait for buyers, there is absolutely nothing in that deal for you. All you'd be doing is wasting your time on a hope. Tell them to sell their house first and then they can make an offer.

We've had 8 viewings this weekend, had feedback from 3 so far. One keen but they haven't sold theirs yet. We only have a week until our exclusivity period is up and if we're not sold we're staying put. Forgot how stressful it is doing viewings!

We had no plans to move but then the house we have exclusivity on came up, never thought we could afford it. The house itself is perfect and ticks a lot of dream boxes eg playroom ensuite etc but we are compromising on position. Where we are now is so private and fields to the back, but the house is small.
Our "new place" has neighbours and we are overlooked from each side.

Either way we've decided if we get the right offer we will go for it and if we don't we stay put!

We're off on holiday for a week. Leaving the house viewing ready just in case but not holding my breath. Not thinking about it at all while we're away and then planning to just pretend the house isn't on the market going forward. So no more house hunting and no more stressing about it.

(Would be nice if I could manage that, wouldn't it?! 😂)

@TheDarkHouse your situation sounds very similar to ours. We dont have to move but found a place that ticks many boxes for our family. Loads of viewings, not one offer, not even a cheeky one! Most people so far that have viewed haven’t been proceedable which might explain some of it. We and the EA think it’s reasonably priced, feedback has been really positive and we can’t drop the price or our onward purchase wouldn't work. Suspect many are in the same boat. Good luck to you! Thank you. I suspect the market at our end is quite slow (we are higher end without sounding like an a hole) and borrowing is still expensive.

We’ve had loads of viewings.

DH and I have agreed no more non-proceedable viewings. I didn’t mind when it was block viewings but adhoc viewings for people that can’t even offer isn’t worth the time and effort.

@TheDarkHouse we’re also considering stopping the non-proceedable viewings as it’s such a faff for not much progress. However, we have someone returning next week who viewed a few weeks ago and is now proceedable so maybe it is worth doing? Gah, who knows :)

We've had an offer made! Not as high as we'd like as before the chain collapsed (both times) we had asking price. They've offered £295k and the house is on for £315k. Currently working in our sums to see if its doable as the market is so quiet and we know a house a few doors down is going up in the next few days.

It would be lovely to not have to have viewings anymore though and get back to sorting/decluttering...so hard.

Thanks. I think we'll counter and see if they can go up to £300k which should be doable for us. The EA isn't sure how much they will be able to increase as their mortgage is already very high.

Good luck to all! We had a full asking price offer from a majority cash buyer yesterday and had an offer accepted on our onward purchase, we have a short chain as they are going into a new build which is ready now and our buyer is in rented! We are so glad we didn't settle for the low offer last week!

Viewed a house at weekend we liked, made an offer explaining we'd had one on ours and would accept it. They accepted our offer.
Now we want back to person who made their offer on ours and they've said they'll call back to confirm. They're an investor, and can't be bothered with someone messing us around, so can already see this is a no go. What a shame.

I’ve had that done to me 2 times with investors - over exaggerate and slow the process, wasting months. Started to not stop viewings at all now until there’s signatures for investors/property developers then I’ll take off and stop it.

Yep should have known really, they viewed weeks ago and only recently randomly offered. We didn’t get our hopes up but have resigned ourselves to having lost out on this house we like now. First time ever I’m having to sell and buy at same time and it’s really not fun is it!
