Anyone else had viewings today?

I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

We viewed a house without being on the market - I know!! But we offered (again, I know!)
and have been given a 2 week exclusivity period to sell ours. It's been a bit of a mad rush getting the house ready but we've managed it!
House went on on Monday, and have 5 viewings booked for tomorrow and 2 for Saturday.

Reason for viewing and offering before putting ours on the market is because we love our home, but never ever expected to find a house like the one we are hopefully buying in our location and budget!

One from an investor and one from a first time buyer, we have gone back to both to increase the offers they are clearly making us sweat now though! Our house is the nicest in the price bracket we are in and I think priced fairly but who knows. One more viewing booked for Monday too. Its hard to know how far to drop as we have had a lot of interest in the first week, need to hold our nerve!

yes you do need to hold your nerve as you've had 4 viewings and 2 offers in the first week and you think it's the nicest in that price bracket.

2 offers in the first week is amazing, definitely hold out for a while before accepting low offers.

We went online late afternoon on Wednesday and no viewings booked for this weekend unfortunately. The advert looks a million times better but we're still an expensive first time buyer house so we expect it to take a while. The agent we're with now are proactive about sending us properties we might be interested in, so we at least know they will likely be promoting our house the same way.

Thanks they have come back with a slightly higher but still too low offer, we offered to meet them in the middle which I thought was quite generous but they have said no as they think they could get a 3 bed (true but the 3 beds around this price are horrendous!) they are going to view again Monday to see if they want to increase further. We can sit tight as we haven't found anywhere we like yet.

I would just hold your nerve. Let them view some others & realise they aren’t as nice.

This week we've only had one new enquiry and they are coming to view tomorrow. Not on the market yet.

Me and DH are thinking to say to the EA that we are happy to accept the offer we have received contingent on them selling. (The offer is for 2% above asking price but they need to sell). They've advised us against that as they aren't technically proceedable, but they are on the market at least.

We were thinking we could give them a month grace period to sell? Would be grateful for some advice of seasoned buyers/sellers or people who have been in this position. Thanks

Are you using PropertyLog to see what the other sellers of similar houses are doing?

Do you mean you'd take the house off the market/block other viewings for that month? I wouldn't agree to that. For all you know, the buyers might still be keeping an eye on RightMove in case something better/cheaper comes up.

I'd just stick to saying that you'd accept that price when they do sell, but you need to stay on the market until that happens.

My friend did that and kept extending the period because they offered over asking and because my friend hated viewings and found it all stressful.

It didn’t work out as her buyers couldn’t sell so she wasted lots of time. Her house is back on the market but it looks like it’s been available to buy for months so I don’t think that’s a good look. My honest opinion is that she should have just kept accepting viewings.

Good luck to anyone with viewings this weekend. We had someone come back for a second viewing this afternoon but apparently it's a couple and one was dead against it but has been 'talked around' so I'm not the most hopeful.

@Mover2024 I wouldn't even discuss an offer from someone who is not proceedable, let alone take my house off the market for them. It's a crazy idea to stop marketing for a month to wait for buyers, there is absolutely nothing in that deal for you. All you'd be doing is wasting your time on a hope. Tell them to sell their house first and then they can make an offer.

Thanks for the advice we held firm and this morning the first time buyer upped their offer to what we wanted and viewed it again today however we also had a last minute viewer today who is a cash buyer, they are coming again tomorrow for a 2nd viewing and our EA has said all best and final offers will need to be in on Monday from the 3 interested parties for consideration!

We went on a viewing yesterday and there were four other families there at the same time! It was a small needs-work 3 bed semi with small garden so we were literally tripping over each other. Good job the house was mainly empty or we would have been unable to move room to room. So awkward! We nearly went for this estate agent for our house and so glad we didn't now. I can understand a block booking if someone lives there and there is high demand but I don't like it!

Viewing today - what’s other people’s views?

First viewing (for this couple) was a no show. It was a block viewing so no great skin off my nose that they didn’t turn up.

But they didn’t answer their phones to the agent to say they couldn’t make it and didn’t return their calls for… 5 days! Agent seemed to be of the view they were still interested. So asked to arrange a second viewing. I reluctantly agreed.

Second viewing - well they arrived but only the woman and her kids. There were there for 40mins. So a long viewing. Wife says she needs to come back bringing husband.

AIBU to think that she should have arranged a second viewing for when they could ALL make it? This viewing was arranged at their convenience?

Thirdly it transpires they’d need to sell not one, but TWO properties to purchase ours. So they’ll be many variables and they’re not going to be able to firm up an offer until they have offers on theirs. PLUS after some
digging, one house which is ran as a holiday let is owned by a company with 3 directors. I suspect it’s an inheritance so that will be a pain to sell as it’s not just her decision.

So I’ve said to DH they can come back when they’re proceedable - I’m not arranging a third viewing for her husbands benefit - thoughts?

I totally agree with your reasoning- they are treating your time like it means nothing and are a very long way indeed from being proceedable. I would not be agreeing to what would effectively be a third appointment to view until and unless they become proceedable by which time you will probably have sold anyway to someone else.

@TheDarkHouse I completely agree with you - I wouldn't show them the house again until they're ready. They have enough information from the two viewings. Even if they were proceedable it sounds like it would be a difficult chain! Fx'd for more viewings and potential offers!

I have always been accommodating with viewings also and have spent hours in parks with the kids when younger plus the dog to leave the house empty for EA viewings. But I wouldn’t be accommodating for these jokers.
