I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

We're in the NE of Scotland where the solicitors have a bit of a stranglehold on the market so we think we need to switch to one of them rather than via Rightmove.

I have been do stressed for 6 months now I'm too scared to be excited.
Knocked us down by 9 grand and negotiating at the moment.
I feel sick! X

The new build premium depends on the site, what year you bought and whether it's finished building. None of the houses on our estate have sold for less than the original owners paid, and most of them have appreciated dramatically.

Even if we knock 10% off our current valuation, we'll still be selling for more than we bought for. An identical house to ours sold in 2022 for £40k over what the original owners paid in 2020. Even the house identical to ours that sold last month, they'd made a £35k profit on the price they paid in 2020.

We're a new build estate attached to an existing desirable village with a quick train line to Manchester though, not an estate in the middle of nowhere. And there are no other new build sites being built anywhere near here or the two desirable towns people here commute to so we’re not competing with new-new builds.

@XVGN that's so bad. I mean it makes sense if people want a house that they are first in, but I bet buyers of new builds aren't warned of this drop in value.

People really need to be able to work these things out for themselves IMO, also if you bought a property when interest rates were very low there is a built-in drop in value as interest rates rise.

Feedback from our second viewing is that they liked the location and the house is a good size. It was a positive viewing but the location wasn't right for them.

Literally ridiculous as they said they liked location 😂 already over this. Wish viewers would look at the pictures, floor plan and location properly before coming to view!

I had a viewing yesterday. Really positive feedback but she doesn't think she wants to move to a flat as she has a cat, so it felt like a waste of time really. I have another viewing on Saturday, and someone else who is apparently very keen to view but had to cancel last minute as his son was unwell but is yet to rearrange.

The agent is talking about changing the asking price to a price range to try to generate more interest.

I really wish I didn't have to move. The one who is apparently really keen is a cash buyer and the EA said he just wants 'a base' for when he's visiting my city. It was a bit gutting as it's my home but I can't afford to live here anymore, so the thought of someone buying it outright as an occasional second home is pretty galling. Although a cash buyer would be great to be fair.

I completely understand frustrations with people who view but then feedback they don’t like a particular aspect which was made quite clear online / in the pics etc.

feels like a complete waste of time, energy in tidying and mental hope / space!! Not sure how much longer we can keep going with this. And in last few weeks, plenty of similar properties all coming on to the market which means all the more competitive. We have another viewing tomorrow but zero hope at the moment. It’s just a chore!

We had a viewing back in mid-January where the woman made some positive comments, asked a few questions and then ghosted the estate agents. The agents mentioned today that they're still trying to get in touch to see if she wants to make an offer. I feel bad for this woman, yes it was rude to ghost the agents but it's clear she doesn't want to proceed!

Apparently they've still had some more inquiries but not converted them into viewings. Who knows what that's about, but I'm not getting any hopes up.

I had feedback from a (former) EA saying that viewers didn’t like the fact that there wasn’t a garage and only a very small courtyard garden when they had expected more. Reader, the EA had neglected to show them around half the property.
