Anyone else had viewings today?

I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

I had a viewing yesterday. Really positive feedback but she doesn't think she wants to move to a flat as she has a cat, so it felt like a waste of time really. I have another viewing on Saturday, and someone else who is apparently very keen to view but had to cancel last minute as his son was unwell but is yet to rearrange.

The agent is talking about changing the asking price to a price range to try to generate more interest.

I really wish I didn't have to move. The one who is apparently really keen is a cash buyer and the EA said he just wants 'a base' for when he's visiting my city. It was a bit gutting as it's my home but I can't afford to live here anymore, so the thought of someone buying it outright as an occasional second home is pretty galling. Although a cash buyer would be great to be fair.

@ShiveringMeTimbers why on earth did she waste time if she doesn’t want a flat..?🤦🏻‍♀️

Best feedback I ever got from was the couple who said they wanted somewhere less polluted.. erm it’s London.. lol..
and when I was selling my flat a few years ago a guy said it was too far from the tube .. it was a 10min walk max.. told EA to tell him to look at flats sat on the rail..

We had a viewing back in mid-January where the woman made some positive comments, asked a few questions and then ghosted the estate agents. The agents mentioned today that they're still trying to get in touch to see if she wants to make an offer. I feel bad for this woman, yes it was rude to ghost the agents but it's clear she doesn't want to proceed!

Apparently they've still had some more inquiries but not converted them into viewings. Who knows what that's about, but I'm not getting any hopes up.

I don`t believe the agents, they are just pretending that they are working for you IMO, people who are interested in a property are going to be pestering you not running away, the agent knows this.

Had a viewing today. No feedback yet but they were only in for 15 mins. Surely that's not good...

3 bed semi. Hmm, we shall see

I think 15 mins isn’t that bad. Pretty easy to go round in that time. We had viewers who came back again - each viewing took one hour and didn’t offer!!

we also had a viewing. Feedback was ‘they will have a think’. That old chestnut. It’s hard to know whether EAs feedback with truth. I sometimes wonder whether EAs know that an offer is v unlikely based on what the viewer has said. But they don’t feedback this as don’t want to hurt feelings or seem like they have failed in some way. I would rather just know the truth then live in hope and then be ghosted. I’m clearly not robust enough for this process!

My buyers were in for 15 to 30 minutes (three bed terrace). I wouldn't lose hope!

I think 15 minutes isn't necessarily bad! Depends on your priority. If you've already checked you like the floor plan and location, you can definitely make a decision quickly once there. Possibly they'll book a second viewing to be sure, but it doesn't mean they didn't like it!

I've had yet another viewer say the house is too far from the station, but it hasn't moved between the day it went on the market and they day they view! On Rightmove, for example, it's clearly shown as part of the RM regular listing. I do think people just want to say "something" to get the agent off the phone so they just pull anything out of the hat. Roof's too high, too many windows - that sort of thing.

Hopefully, EA just open the door, buyers walk around freely, doubtful any house would be so big someone miss a door/wing walking around a 3/4/5 bedrooms house. There is no better repellent than an EA breathing on buyers neck, « this is the kitchen! »

For sure
If a buyer gives flimsy excuses it’s more likely they had no intention of buying it or actually aren’t ready to buy or not in a proceedable position to
But rather they just wanted to window shop in person.

I think sometimes EAs almost force some viewers to view - just in case they get a hit but knowing it’s unlikely to meet their requirements. Sometimes people view just to get a feel for what they do and don’t like or to justify why they want to offer on something else.

both times we bought previously, we knew we were going to make an offer before we stepped through the door. Just from looking at the pictures, floor plan and location. The viewing just confirmed it.

😁Not so, as it happens. There is a separate wing— but there was also a floor plan and pictures of the garden. I feel someone could have been a bit more alert.

I'm the opposite, first time buyer and the seller of the house I was buying seemingly has no intention to actually sell it (waste 6 months on their back and forth with nothing progressing).

Put an offer on a neighboring house but they are holding off on 'accepting' our offer until after the other booked viewing (sometime today apparently) has happened.

Buying a house just seems to just be sitting around waiting forever for other people to do their parts while the umm and ahhh about everything.

no feedback from yesterday’s viewers so guess that’s another no then. Disappointed that we don’t have any viewings booked for this weekend. Was expecting more after last week’s launch but so many properties on the market now. Lots of competition.

Feedback from yesterdays viewing is that the house is quite dark and they would like more natural light. It was raining and grey. Not much we can do about that.

Now I see why Spring is the most popular time to go on the market!

I think you are right, people just say anything to get rid of the agent after they have decided it isnt the house/flat for them, price is the biggest consideration nowadays and you cant get a feel for a place looking at a floorplan/area map, in many cases people will be walking round the area and the house for the first time thinking "How much?" and mentally calculating their monthly mortgage payments. The best way to sell is to look at your target buyer and figure out how much they can afford in monthly mortgage debt payments, that is the price guide now IMO.

Use PropertyLog to undercut the competition, most buyers are using these apps now.

I think serious buyers do, and time wasters don't. I'm sure there are some middle ground people who start off not checking and then get a grip and realise they need to after a few viewings, and they are the infuriating ones!

But yeah, I think most details viewers come up with are just being pressured by the agents to say something. Essentially, I think most people "just know" when they walk through the door if a house is for them, so most of the time there probably isn't any logical reason for why they don't want it. I've definitely felt that about houses that were perfect in terms of specs and location.

@BarbaricPeach that's true. I think you just know when you go into a house tbh. People probably just say something so the EA leaves them alone. Things that they clearly would have known before viewing! Anyway, as they say, it just takes one!

I also think part of the problem is that you don't want to insult the seller. Its much easier to give feedback on empty homes shown by the EA than ones that are lived in homes shown by the seller.

The first few houses we saw where the latter, the sellers seemed like lovely people and explained all the years old love they had in the house (raising their kids etc...) and then its really hard to tell the estate agent 'sorry the rightmove ad didn't indicated it stunk to high heaven of dead damp dog (clear hidden damp issues) or that the stairs are a mount Everest mimicing death trap'.

We saw a few where clearly old people had lived there and maybe they had passed on or gone into care and the houses where sat empty. It was much easier to then tell the estate agent say 'It looks like it hasn't been updated since the 60s (likely a wiring, gas, plumbing nightmare) and why is there no space anywhere to put a fridge... who doesn't own a fridge?'

Still no viewings this weekend. Only positive is that I'm quite enjoying my house now we've done all this prep to sell. Not enough to stay but much more than I did when I put it on the market 😂
