I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

Ooh, good point! @Twiglets1 I hadn't even thought of that!
Have just spent an hour and a half filling in forms on a "digital onboarding portal". I wish it were all paper forms. I'm terrified I'm giving the wrong information and it asks for stupid things like completion date!

We've been back to look at the house today. My son came with us.

I absolutely love it still and we had a good 30 minutes in there. The fitted wardrobes have some drawers in them which is great, my son will be able to fit his stuff in his room. I just know it's going to be good for us all!

It will be a massive change as we're downsizing and we currently have our own en-suites but having no mortgage will be amazing.

I'm so pleased for you @BG2015. Having no mortgage will be a great relief. I also think having less space and less stuff can feel less stressful psychologically.
I have asked to have a second viewing to measure up next week, so hoping the estate agent will be able to accommodate this. I'm pretty sure my beloved sofa won't fit...

Feedback from first viewing on the weekend is that the downstairs was smaller than expected (it's a 3 storey house). The downstairs has a kitchen diner with a sofa in it, a garage, a utility and a toilet as well as two storage cupboards. The lounge is on the first floor.

I can sympathise, especially when there is a floor plan to look at in advance. The only explanation I could offer is that ceiling height can be quite distorting. A high ceiling (and glazing and orientation) can make a small footprint feel much bigger.

I say this as someone who needed 20 viewings to sell our last home. The issue for me was a north facing garden with tall trees at then end. I'm sure that this put off many viewers who wouldn't know until they were there.

@XVGN a floorplan and a 360 tour! Frustrating but I need to train myself not to get annoyed at the feedback as it's all part of the process. We aren't pressured to move but I'm worried that if it's up for ages then it looks bad and people will try and offer lower on that basis?

Already getting carried away as we haven't even been up for a week yet!

@Mover2024 that is frustrating. I spend so much time researching houses online before viewing, that I just assume everyone does.

Two floors of the cottage I'm buying have one room each. Only the top floor has one and a half bedrooms and a bathroom.

As you said, it's very early days yet!

That's like the house we're selling. Three storey with lounge and master bed in the middle.

I think people I either love or hate 3 storey houses.

@BG2015 yeah I'm just learning this! We liked the house when we bought but didn't really think about reselling in terms of desirability. Definitely now recognising that 3 storeys are less desirable it seems

We had a viewing on Friday but no feedback at all which I find so dispiriting ( and quite rude). Now considering a change of agent as we've been up several weeks with not much football. Depressing

This is a good indication of the new build premium. If you need to sell too quickly then the second buyer is not getting the home "new" and may not want to pay the premium.

@XVGN that's so bad. I mean it makes sense if people want a house that they are first in, but I bet buyers of new builds aren't warned of this drop in value.
