Anyone else had viewings today?

I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

Hi, maybe a silly question but just looking for some advice re putting our house up. We were FTB last time so our first time buying and selling.

All the photos and marketing has been done and it looks great. It's half term this week and we've been advised that it can be really slow, so we were going to go live on Thursday, hoping to get viewings booked in for the weekend. DH is now saying to go up tomorrow as everything is ready but I'm worried we wouldn't get much interest due to half term. It's obviously one day difference but I've read that a day can make a big difference.

The EA is saying fine either way. Any advice would be welcomed

I'd just put it on asap.

The sooner the better. People may be at home with their kids looking at Rightmove in a spare half an hour.

Not that many people go away in the February half term compared to the summer holidays. And everyone can still look on Rightmove whether at home or not.

Last offer was £257,500, I really need £260 🙈

@Mover2024 I would just get it on. One day doesn't really make any difference but if it did I'd say putting it up on Tuesday or Wednesday gives you a better chance of getting viewings booked for the weekend. People don't necessarily call/email for a viewing as soon as they spot something.

Still no viewings here. Like I've mentioned before, our next house won't be ready until summer anyway so it's actually logically better not to sell just yet but I'm a doer who can't stop dwelling haha.

Been on the market since last September, 5 viewings,no offers,reduced the price.
Never had a sale take this long and be so stressful 😫

Just had an update from the estate agent. Apparently dropping the price did get some new interest and "they're just trying to convert that to viewings". He confirmed he doesn't just mean an uptick in views on Rightmove.

Hopefully he means people used the online form over the weekend and they just haven't spoken on the phone yet. I can't understand why you'd reach out and not book a viewing otherwise. But I won't hold my breath!

I find it frustrating and think sometimes they give you false hope!

I reduced my price just over 5k last week (from 245k) and not heard a thing.
So many houses just sitting for months in my village.
I suppose if I reduced again to 225 and everyone else took the same percentage off then things would start to move but if I did and no one else did I wouldn't be able to move!

We reduced by £30,000

Has made no difference and I am struggling to cope with it

All I hear from the EA is there are no first time buyers.
But they will be here soon as interest rates are going down he says.
Which they aren't or may be by a tiny amount, still a couple percent over what they were a couple of years ago and still massive.
Then they said the parking was an issue and first time buyers now want offroad parking so that's really worried me. My road used to be so popular but I think the younger generation want more modern and not quirky Victorian features. Now I know why my road is full of middle aged divorcees like me!

Lovely to hear some have had offers. I'm wishing you all luck and also luck to the posters trying to sell too.

I had two viewings today, one was a second viewing from someone I'd been told had been dying to view our house for weeks but the estate agents kept her at bay as she was waiting for a settlement from her ex. Once she had the settlement plus an MIP offer for the rest they allowed her to view. She turned up half an hour early for the first viewing and I had to tell her that we were still working and that's why we made the appointment for the time we'd made it, so she'd have to come back at the right time. After the first viewing she immediately made another appointment for a second viewing a couple of days later so she seemed really keen. Turned up for the second viewing today and then offered nearly 15% less than the asking price as she said her ex hadn't given her as much money after all. Give me strength!

The other viewing was a bloke who said the house was immaculate but he was looking for somewhere he could have some grass. Our house clearly has a paved yard in the photographs. Hmm

Really hacked off to have two complete timewasters. We work from home and have two cats we have to organise so the whole thing's an absolute pain.

Most have asked where our garage is,(do they not read the details??)We haven't got one.

I emailed my potential agent as he sent me a valuation but not his fee or contract length. I was shocked to realise that want a percentage of the marketing price, not the sale price. I've emailed for clarification but haven't had a reply. This seems ridiculous!

Just an update. Weirdly, overnight an offer of 184 was made by the first bidder. So it went to best and final this afternoon. Both offered 185 so I had to choose between them, which I did.
I have no idea how this all happened or if it's some weird midWelsh anomaly so can't relate it to the ongoing house price "discussion" but wanted to let you all know the outcome.
Best of luck to the rest of you, hope viewings and offers come to you thick and furious from now on.

@Twiglets1 thank you. I am not paying for marketing. He is saying if we put the house on at 100k (not real price) we pay the percentage of that even if we sell for 50. I've never heard it before. Sounds ridiculous.

@Rubyreddgirl I had a couple do a second viewing. They were with me for 30 minutes, very keen, and all seemed ok until the wife was visibly shocked by something outside - "What's THAT?!!" she said! It was the garage (standard construction at the rear end of the drive). "It's a garage" I said, thinking it self explanatory. "Never heard of that!" she said.

I mean I suppose it's not a very thrilling story, but there it is. Shocked by the existence of a garage.
