Anyone else had viewings today?

I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

I've had my first offer - 171 k. I need 180. The estate agent said it's hard to ask people to pay more than the asking price - 175. I said to be honest and explain to them that the house I wanted has gone and I can't afford to move unless I get 180. I said otherwise I will take it off the market.
My offerer is coming for a second viewing this afternoon, and the doctor who cancelled is coming for his first viewing.
Feedback has been that people can't believe how spacious and well- decorated the house is.
Anyway, it seems that pricing it low was a big mistake.

It’s nice to get a first offer @Flensburg even if it’s not one you feel you can accept. It sounds like your house is seen as competitively priced to have strong interest already & such nice feedback. I hope for your sake you get 2 offers which may be enough to get the bidding up to at least the asking price & maybe higher.
It’s a minefield knowing where to pitch the asking price, especially in a buyers market where if you pitch it too high it seems owners get no viewings at all.

We have a viewing for late this afternoon. It's half term and trying to get the house clean and keep it clean whilst working is the most stressful thing! Hope this results in an offer 🙏

I hope it turns out well for you @Flensburg. It does seem like a bizarre strategy to make the list price lower than what you need to get. In this market, it wouldn't occur to me that a seller might be expecting offers over their list price, never mind need one.

@BarbaricPeach thanks. It's because I put it on the market to sell quickly so i could buy one particular house which had been on for a year and would have accepted 165. But they suddenly sold last week.
However, the estate agent told me that she has explained the situation to today's viewers and that they were pleased we were being upfront and one is still planning to offer this evening l. So we shall see.

@Flensburg ah that makes sense! Fingers crossed you get the offer you need, it sounds like you're getting a lot of interest!

Just had my first offer!
Initially on at £275, dropped to £265 last week and he's offered

£255, I'd accept £260 but really can't go lower than that.

Now we wait..,,,

Thank you. I think the amount I need is still lower than most people are asking for.
Also, Feedback from estate agent was that she couldn't overemphasise what a positive impact my decoration and presentation of my house has made to viewers 😮 That was lovely to hear and made the hour sitting in a doorway in the rain with two dogs this afternoon very worthwhile!

He quickly upped it to £257,500 which I refused and am holding out for £260.

Office now closed so we will wait until tomorrow.

My mortgage balance £58k, so I need £200k to buy my onward property, which has been reduced today by £5 after 6 months ro £215!

Our viewers were here for a total of 5 minutes. They didn't give anything a way either way so my gut feeling is they won't offer. Oh well and onto the next one! Whenever that might be! 🤞

Good news all round!

Actually a good strategy for properties in sought after locations. 3 different properties I have put offers on this year, all 7-10k in excess of asking have gone well above what I offered.
One was so popular it went to in person sealed bids in the estate agents office and I just couldn’t match any of the excesses it went for.
So really just depends on the property tbh.
