I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

It's so frustrating. I had a live chat with another agent and when I asked what their fees were they said it was dependant on what the property was, where it was and how much it was valued at. I'm never going to find an agent to sell my house!

That’s so bizarre, is the agent asking for marketing price a one man shop or a nationally recognised one? That’s clearly bs. Never heard of it in all my dealings with EAs over the years. Did have someone once try to make me pay for marketing but that was a one man band that I told err no thanks.

Can I ask where abouts you are?

@Twiglets1 thank you. I am not paying for marketing. He is saying if we put the house on at 100k (not real price) we pay the percentage of that even if we sell for 50. I've never heard it before. Sounds ridiculous.

Paying for marketing is something I've never heard of. I'm just paying a fixed price + vat. It was supposed to be 1% but another agent I had to do a valuation does a fixed fee so I asked if that was possible and they agreed. It's only a few hundred pound cheaper but makes all the difference.

Lol to the garage story, and the 'gap' - all very strange people.

No news about my buyer. I did ring my EA late yesterday afternoon (as the suspense was driving me crazy). They were going to contact him, apparently he's being gifted some money by his dad and was going to see if he could talk to his dad about the figures.

They didn't get back to me so I don't know what's happening.

Keen to get it sorted and I did suggest £259k to them to put to him.

Fingers crossed I hear today.

@AshRJ it is not payment for marketing. The fee is a percentage of the marketed price. I don't know if it is a national chain but it is a sister chain to one I am using to try and buy. I'm in the SE.

I can understand that. Let's use an exaggerated example. You have a home worth £500K. If you want to try to get £600K and the agent can see little chance of getting a sale (and therefore paid) then they'll charge you 3%. On the other hand, you may be motivated to sell and offer to put it on the market at £400K, which is certain to sell, then you can agree 0.5% with the EA because they know they will be paid.

Some do, but the more business-savvy ones - especially those that are familiar with this type of market - will give serious sellers a good deal whilst levying high charges on greedy time-wasters. They know that they will only sell one in five (made-up figure) over-priced properties so the one that sells has to cover the costs of those that don't.

I have said nothing about anyones home being overpriced. I was just highlighting why some EA's may have a variable fee based on the circumstances of a property including how well it is priced.

I think that you may be getting worked up for no reason. I didn't say that anyone in particular was over-priced. I said that some are and some aren't and that an EA should charge accordingly.

Just an update. Weirdly, overnight an offer of 184 was made by the first bidder. So it went to best and final this afternoon. Both offered 185 so I had to choose between them, which I did.
I have no idea how this all happened or if it's some weird midWelsh anomaly so can't relate it to the ongoing house price "discussion" but wanted to let you all know the outcome.
Best of luck to the rest of you, hope viewings and offers come to you thick and furious from now on.

That's great news! Congratulations.
I would hazard a guess that you have priced your house realistically, probably lower than other similar ones in the area and that is why you have had a good level of interest and offers.
I hope things go to plan for you.

It's very clear what you mean @XVGN and an interesting way to look at things.
However, it may also be the estate agent taking advantage by deliberately over pricing to win custom (who doesn't want to hear that their house is more than they thought it was?!) and then taking more commission as well.
If I were an agent, I may well charge as you suggest, less for sellers who are realistic and motivated and more for people who are just 'testing the market'. In fact, an upfront fee for marketing for the latter group would be even better from an agent's perspective.

I've just offered on a property but she's pushing for a higher price.

It's been up for sale since last August. Reduced on Monday by £5k.

It's on for £215 and she wants £210.

I've offered £205 but she's refused.

We'd be in a chain of 3, she's mad. I've reduced by £10k plus accepted a figure under my asking price. 😡

The owner is probably hoping for a flurry of interest but that’s unlikely if it’s been on the market since August & she has only reduced by 5k.
