I had 4 viewings today.

First time buyer, couple that have sold to a first time buyer, a first time buyer and a couple that aren't yet back on the market but they had sold and their sale had fallen through.

Anyone else had viewings today? How did they go?

House I'm interested in is on for £220k and has been on the market since August 2023.

Last 3 bed semi to sell on that road, sold for £192k in April 2023.

My top price is £200k. Can't go over that, plus it's not worth more than £195k really.

You can’t. You can only offer what the house is worth to you.

it’s quite possibly be that they’ve put the asking price higher than they would accept — or are expecting — as so many people think that the thing to do is offer 10% below asking in all circumstances.

Plus if I manage to secure the house I'm interested in, the chain would stop there as the vendor is currently living with her boyfriend and is chain free.

I'm hoping that's a massive plus point as well. I also don't need a mortgage as we're downsizing and paying our mortgage off. Another plus point.

That's got be worth something surely.

Unfortunately, it's very hard to persuade people that their house is 'massively over priced'. There are lots of deluded sellers at present who are marketing at unrealistic figures. As the other poster says, just offer 195k (assuming you like it when you view) and say that is your final offer. It's also worth speaking to the agent both to understand the seller's position and also to explain your (hopefully) strong one. They will want the house sold and may have some influence on the seller. If not, you just need to find someone more realistic.

I hope you get an offer from your interested party soon.

Anyway, before I get involved with goady posters (well, poster), thanks for support yesterday I did get a bit tired and emotional last night thankfully I'd hidden my laptop pre-viewing so I just had wine and left it for the night. As almost everyone knows on here (it being a thread for those having house viewings) selling your home is never straightforward and is often upsetting. I could tell a long story about why we have to sell, but I know a certain person would enjoy reading about my misfortune (well, anyone's misfortune is attractive to them), so I won't.

The viewer that pulled out wants me to take more time off work to re-book, apparently he can only do office hours. I asked the agent if this was a serious buyer; apparently this guy already owns one house which he is thinking he might sell or rent out, if he can get a mortgage on second house. So I reckon the answer to that question is "no". I've said if we have other viewers booked e.g., on a Saturday and this guy wants to tag a viewing onto that, then fine, but otherwise I reckon it's just a time waster and he's likely to do this again or worse - had this last year - offer on several properties then a few weeks in decide he wants something else.

The ‘goady’ post is amusing to a point and shows the narrow-mindedness and delusions of the poster - I’d agree ignore.

I’d agree with you on the viewer. If I had a house I was seriously interested in buying and couldn’t make it, I’d call (depending on whether it was an emergency or not) days if not hours before, and instantly re-book.

I’ve had in the past, quite a few of ‘curious’ individuals viewing homes, what I’d call professional viewers who have no intent to buy and just like looking around since they don’t have to provide proof they are in a position to buy anymore. Especially those that want to suddenly become or dream of being property developers/landlords.

Either way, yep get him at a time that’s booked with others or convenient to you.

Cross your fingers. You may make your max offer at exactly the time they have had enough waiting. That's when the best deals happen, but there is no planning for it. Just go out and offer on what you like - ignoring the ticket price.

You can't really persuade someone their house is overpriced though they should have realised it by now if it's been on the market at 220k since August 23.

All you can do is make the offer you think it's worth, which sounds like 195k, and have a hard line you won't go over which sounds like 200k.

Make your offer to the EA verbally or via email it doesn't matter which. I've always offered verbally which has the advantage that you hear the EAs instinctive reaction but be careful not to say too much yourself when you make the 195k offer (don't say you can go up to 200k!) Just make the offer and explain your situation so they know you are a serious buyer. The EA is probably desperate to shift this property if its been on their books since August. They won't tell you that obviously but hopefully they will work with you constructively to try to get this deal done.

Yep that's the other way of doing it. In which case the verbal approach may be best as Twiglets suggests. Then you can try and read them and do the dance of negotiation.

If you just make your best and final then you can do it at arms length and also include all the other information to make your offer most compelling.

@BG2015 yes, and I'm hoping the house can't get too filthy in three days...although with all the rain we've had and two dogs, maybe it can. they're back to back so maybe they'll see each other and feel like bidding higher...

People pull out of viewings because they feel like it all the time, it's common knowledge. To suggest its because of the price is completely obtuse and provocative; so you think someone books a viewing 10 days in advance knowing the price and then 20 minutes beforehand they suddenly go "nah too expensive"?!

So people pull out of viewings all the time, but it is never about price? Sorry but I find that a slightly strange take on things, especially in the current market, they could easily have found a better cheaper house.

One of my four viewers on Friday cancelled, but is going to reschedule. That can't be on price because mine is the cheapest of its ilk in the area.

I was thinking about the one where he attacks his car with a tree branch, but in my mental sketch he is lashing out at an over-priced new build that he can`t sell.
